Other countries theory doesn't apply here in Malaysia.

This is because we have very unequal distribution of wealth, we have small percentage of very rich control the entire market movement, those who buy properties don't mind keeping it vacant, even ro rent it out they also don't care if rental collection is low.

I seen 480K property rent out for RM 900 & owner don't even bother if it is vacant for 1 year till next tenant, when people offer to buy he ask for sky high price, take it or leave it, reason been he only pay 150K for the property, so mortage is like 500 only, so don't bother to rent nor wanna sell unless can get 3-4 folds profit.

Now ice cream Boy you will never see this in other countries you finalised particularly in western countries where income is more equally distribute. Therefore our rental never reflects property price.

This week Ah Bear very angry bird, anger starts from Sunday till Wednesday, today less fire, anticipate tomorrow his stress lever going up again, his time running out, year end lot's of wedding invitations, Many Chi Mui of GF got married & invite her, she see all her chi mui got better BF/Hubby then her, all have house before married, she look at her own GF, she got up sad & frustrated, she kena Ah Bear kao2, give his ultimatum, Ah bear getting desperate, he die 2 need a nice house, but can only afford if 20% discount, problem is nobody offering him, he come to let go his fruss, he threat us as representative of flipper who refuse to lower price till his ability to let him sapu.. Now you all know why Ah Bear so angry bird.

Many project line up to launch big time, just that you are not aware.

Property now moved toward North Side rather than concentrated on South like last few years.

I can see Developer still launch like no tomorrow & Investor buy like no tomorrow.

Developers are focusing on 400-600K smaller unit mega project with thousands of unit in each phase.

Property price depends on 3 main factor.

1.) External Factor - namely general economy & property market demand & supply.

2.) Internal Factor - Buyer & owner/developer whether they wanna sell & sell at what price, buyer preferred location, particular unit, building, deco, feng shui & etc.

3.) Personal Factor - This is one criteria ignore by many people (including BBW & Ice Cream Boy, in fact many DDD Campers) -

Question like -

How fast do you need a house ?
How fast do people living with you need a house ?
How fast the people surrounding you & surrounding the people living live with you need you to get a house, ?

This is where GF, Wife, 2nd Milk tongue.gif , PAMA, sibling, auntie, uncle, mother in law, father in law, sister/brother in law, GF/Wife relative, good friends, chi mui, heng tai, co worker, colleague, play an important role.

Traditionally Chinese In law prefer their future son in law to at least able to provide a house for their daughter before married, moreover nowadays people give birth to less children & their daughter are like precious gem, how to let their daughter still renting low cost apartment after married, offcoz if you are marrying a ulu kampung girl earning RM 800/mth then they may be OK, but you are marrying a lawyer & her father consider quite well to do, how can no reasonable house ?

Someone already mentioned 1 of the key factor China have high demand for house is because, China in law insist future son in law can afford a house & can afford to take care of them, this is mainly cause by 1 children policy & higher ratio of male population, so son in law is their only hope if they only have 1 daughter.

Back to Malaysia especially Chinese family have similar concept & our Male Vs Female population too show more male then female, so the trend is moving toward the same direction.

Ah Bear you ask you self, if not because of marrying next year, why you can't wait till 2017 which could be bottom price since you said 2015 is DDD year ? Why can't you just buy a 4 years project like Seasons Garden with zero entry & wait till end of 2018 ?

Now you see this "personal factor" aka GF & PAMA in law play the biggest role in property price surge like no tomorrow, offcoz if you are single then this factor doesn't affect you.

If you think we are in a property bubble then it's best to wait for the property bubble to burst and it may be cheaper to buy properties after the property bubble bursts. Then you will be clapping your hands with joy for waiting and getting it cheap. When will it occur? 2011? 2012? 2013? 2014? 2015? 2020? 2030? By 2030 I would have gone, would you be still waiting? What happens if the property bubble doesn't burst? You waited and waited and the property prices went up some more!

I set my target at Q3 this year to buy no matter price going up or down, I post it in one of the previous version, which I keep that promise, I too had admit my mistake for not buying a landed which I can easily afford back in 2012, but now the price jumped 150% though I can still afford but nobody is letting go, also I admit paying 10% more for a unit high rise if only I bought it in Q2.

One must put a cut off date for whatever plan they made be it investment or personal life, once it reach the date furfill the plan, if one keep on waiting they will continue waiting then forever waiting, if what we want become unaffordable by the target date just reduced the target to what we can afford, don't wait till the target become what we can afford then is call dreaming.

Just like Bear2 insist he want Green Terrain till the price is beyond his reach still he is waiting for miracle to happend, if I were him I will buy what I can afford now, if my GF@future wife can't accept that then maybe we are not meant for each other, tell her I can only afford this, I will work harder in future to improve our life, but for now this is what I can give you, if she can accept then Ok , if not she can search for what she wanted in her life elsewhere.

Simple as that Ah Bear in life we need to make a stand, if not how both of you can continue the long journey of marriage ? Buy till over stretch ? Later stay at that house & makan roti kosong minum air suam ? Lol...
