I have a subsales client wanted to sell.....infront of the makan gouse....but d 5 months no enquiry ........wonder shuold I fish buyer with 800psf condo jusco mall to be built here.

But this conlay is in PJ and Emira in Shah Alam only. 800 psf in the area is cheap lor.. shah alam no pork, no alcohol.. U so many props in Shah Alam right? why didn't buy emira?

not surprised, location good. old money section 16/17. pricing ok. layouts par on course ie smaller units.
retiree may grab, investor may grab, also younger generation who want a small place their own.
nearby mrt but not too near.
this biji can buy one. rental sini brapa luit psf?

whatever it is, this location s17 i feel is still ok. i think rental of aat least 1200rm is quite doable for studio here, it could even be higher up till 1700-1800rm. it won't be expats, though.

correction on your perception, i dislike apartment too close to MRT for own stay and if the MRT is overhead, underground MRT is OK for me.
for rental the MRT isn't an issue as i won't be staying. most important then will be rentability and yield or CoCR.

i got the feeling s17 is a different kind of crowd, upper middle class, a lot of locals with a handful of expats. and they are long term old fashioned families there, furthermore there is not much more land for new development in this neighbourhood. my 2c only.

s 17 project has met resistance from local residents , reported in the star. must be the biji...

PETALING Jaya Utara MCA division chairman Tan Gim Tuan has called on the state government and Petaling Jaya City Council (MBPJ) to issue stop-work order against a development project in Section 17.

The project is bordered by Jalan 17/44, Jalan 17/27, Jalan 17/38 and Jalan 17/29.

Once completed, there will be serviced apartments and commercial units where the Sentosa Cinema once stood.

“How can the council approve this project, which comprises more than 400 units, go through in such a congested area.

“The roads here are narrow and will be choked with traffic,” he said.

Tan said the state should stop the project immediately and instruct the developers to draw up a new building plan, which should be limited to four storeys high.

He said many residents had complained about the project, saying it was causing problems such as traffic and noise pollution while also affecting the structure of their houses.

Traders and shopowners are suffering losses because of the traffic congestion and lack of parking, he said.

No la. Dont think walk is a good idea haha. Get a motorcycle easier ma. or a bicycle.
Traffic yeah could be an issue but since road widening there it could be ok
But after rebates less than 800psf and freehold... dont think will be not good looking at Sek 13 the neighbor is looking at more than 850psf onwards which is leasehold somemore. Traffic will be same as in Sek 17 as so many project coming in there

They are giving Merbau Timber Flooring in all rooms with Cengal wood door frame
And the kitchen cabinet with hob & hood also using ceramic hob which is faster than induction and can use pot as well.

Dun need to ask here...just consult anka google.

Induction heat up compatible pot faster, hence save more electricity.

Ceremic slower to heat up and it also heated up the surface as well...make it less safe.

induction hob direct heating the cookware, the heating speed is far more faster than ceramic hob

From what d SA said, cuz before was only open to developer's close associates. Now only open to public.

no one entertain me and my friend. they just standing at the desk area and won't bother us at all even though they saw us. only uncles and aunts got served

small units all taken and left only 1k+sf at high floor. around 800-900k

4pm i still busy serving customer. Stand at desk ppl should be admin or banker , most of the agent already left show room after balloting section. Many ppl in in out out , the leftover agent here 2 or 3 only .

But anywhere , apologize for your bad experience .

I'm also a purchaser one of the studio unit. Have you all encountered that the lawyer asked you to sign a "CONSENT FORM" during the signing of SPA / Loan agreement? It is a consent stated that you "permit the developer to change/ deviates part of or ALL COMMON PROPERTY in the building set out in First and Fourth Schedules of the SPA that as may be required from time to time...etc.. etc.. " WITHOUT any statement on compensation if all common property have to be altered or failed to deliver..
Meaning to say.. you allow them to move your car park from lowest floor to highest floor or make the swimming pool half the size smaller due to "authority" restriction or when they "think" it is necessary.

I find it so wrong and refused to sign it, the lawyer didn't give much problem as they said it is requested by the dev. They allowed me to bring a copy back and ask me write into the developer to find out what is it all about.

But at the meanwhile, PLEASE DO NOT SIGN it until you are very sure what is it about.

‘MBPJ can cancel development order‘

PETALING JAYA mayor Datuk Mohd Azizi Mohd Zain has no qualms cancelling the development order given for a project in Section 17 should the developer continue to flout Petaling Jaya City Council (MBPJ) regulations.

Mohd Azizi said he did not believe the developer would deliberately disobey MBPJ, especially upon receiving a stop-work order on Dec 24 following a second mishap affecting members of the public at the site.

However, StarMetro was informed that construction work had resumed on Thursday despite the stop-work order.

Section 17 morning market chairman Low Chun Foo said he was surprised to find that construction had resumed although the necessary safety features had yet to be set up.

When StarMetro approached the mayor to ask if MBPJ had authorised the resumption, Mohd Azizi appeared surprised but said he preferred to think of the developers in a positive light.

“They may have resumed work because they have complied with all our conditions. We will give them the benefit of doubt, but I will check on this claim.

“However, if they have gone ahead without our approval, the penalty will be twice as bad and I will not hesitate to cancel their development order,” he said.


Mohd Azizi also said MBPJ officers had been monitoring the situation at the market regularly.

He was speaking at the launch of the Sustainable Community Award 2016 and PJKita in Damansara.

The Star Online had on Dec 24, 2016 highlighted the latest incident in the story “Second stop-work order issued for Section 17 project”.

In the incident, cement had rained down on the morning market traders along Jalan 17/29 through a roof built by the developer to shield the market.

A trader and her fresh food stall, a car, van and several shops were covered in wet cement as customers ran away screaming.

Traders have said they fear losing customers because of these incidents.

According to them, the developers had earlier agreed to start construction on the market side only in the afternoon after the market had closed, every day.

This is not the first time a stop-work order had been issued on the project.

The first was issued in April last year after part of the fixtures almost came tumbling down but were stopped by the safety nets.

Just went there this morning for retail shop and Max value grand opening. Surprisingly full house and heard those aeon staff chit chat there say more crowd compare with bangsar south branch. Quite convinient for ppl stay around there. Behind the main entrance is wet morning market and night time become famous food stall with lot nice food like tong sui stall that i use to go 🙊🙊

the problem is with investors.

many investors got few Vped in a year, and they all wanted to fast turn around their vped property into cash.

I highly doubt that many investors will bring their mercury ruler when getting their keys to make sure alignment are done perfectly.

rental is painfully low for new condo + PJ. Expect prices to dip further as not much meat for investment. Only good for ownstay after more drop.

Why would anyone want to live above a wet market?

Like most PJ condos this is not an investment grade property and don’t see it as own stay grade too.

I went there this morning to see the 550 sq ft unit. The wardrobe is badly done. Gaps here and there. The hood and hob is OK. But wardrobe is bad.

Surrounding area is quite crowded. Mall has only two floors. Nothing much to eat. Atria is much better. Market is an eyesore.

I'll only consider if this drops to 400k. But very unlikely haha.

seventeen mall is dying bro.... the tenants that signed up during VP... more than 50% closed down already... now left the japanese restaurant aeon max value and some unknown shops... traffic in the mall is also pathetic... just went like two weekends ago only...

My unit is okay, not many defects (all fixed by now), the wardrobe is done well also.

In terms of eateries:
- There are many food options from restaurants in the shopping mall to the night stalls downstairs and also the kopitiams / mamak around the mall (there are at least 4 kopitiams surrounding the building, if you walk a bit further there is even more)
- Open from early morning to midnight, otherwise can eat at 24H mamak opposite or buy groceries from the 24H mart beside
- Can cook yourself, can easily go down to pasar pagi or aeon value to buy

In terms of the shopping mall:
- Restaurants are not so crowded because too many food options around but the lucky mala restaurant is very crowded nowdays, probably after some youtuber promoting it on youtube
- AEON value always got people, senior citizens living nearby like to flock to this place to buy groceries
- Always have events happening, not really dead; like CNY like the choi san ya and recently even have free zumba class

Real downside of this condo, mainly affected by the morning / night market:
- Very busy roads, especially in the morning -> You can hear cars honking / car alarms if you stay at a lower floor so it tends to be noisy
- People like to double park / triple park near the market so the road is very congested in the morning
- Night market causing cockroaches at the condo / foul smell in the sewage

Let me give my 2P after staying here for more than 1.5 years. At first I rent the studio units facing Ryan and Miho. Nice view. The studio is OK lah. My landlady did some cosmetic work on the unit - electrics in bathroom and dining table and extra pipe in shower.

Now I have moved to a corner unit facing the Malay graveyard which is a 1+1 unit. For some people it's no biggie for me I pantang as I can see it from my bedroom and living room.

As mentioned the bad things are the noise. I am at the top floor and I can still hear the traffic in the morning rush hour. The other bad things that makes me not wanting to buy here is

A) The kitchen cabinets and wardrobe are bad cheap quality. For example the units are made with cheap matt finished and once you get oil stains on them you cant get rid of it.
B) The floor tiles in the living room is also the cheap non glossy type. I have this stains/watermark that just keeps appearing and it won't come off.
C) My unit is constantly dusty and need to sweep or hoover at least once a day
D) There are no ATM in the mall or nearby. Closest is Shell
E) The water rates is commercial so it's fixed at 30 a month regardless of how much you use
F) Cockraches in flats as there is no ventilation in the refuse room
G) Slow response from management and not very helpful at times
H) Residents parking is a nightmare, one has to drive round and round to reach the parking as they are located at the higher floors

E) The water rates is commercial so it's fixed at 30 a month regardless of how much you use
F) Cockraches in flats as there is no ventilation in the refuse room
G) Slow response from management and not very helpful at times
H) Residents parking is a nightmare, one has to drive round and round to reach the parking as they are located at the higher floors

I am so agree with you ,the so so so bad sound proof system. I had complaint to the management and talk to my owner, but they said is my problem, and they said nobody heard any sound, why i can heard, after i show proof to owner and agent, no respond at all from them and the word from their mouth make me feel like i am crazy only i can heard the noise. So unhealthy environment and the rental keep increasing.

The refuse chamber is a definitely night mare and with a lot of stinky smell.

the service lift without cleaning and a lot of white worm inside.

and also , the floor to ceiling didnt do anti vibration. when my upper unit phone put on the floor and set alarm early in the morning , i can feel it too... so annoying.

The most horrible thing, need to wait until ur upper neighbor stop walking in the midnight 2/3pm only can sleep, and will be wake by upper neighbor early in the morning about 7/8am.
