Yah, s13 looks like its gonna be more central than pjnewtown ctr .. college, hospital, uni, damansara, ss2 all near here. If more factories follow the example & shift, the impact would be tremendous, nearly 100 acres of industrial land ready for redevelopment.

I think about 900-1000psf.. Because pacific star also selling at about 800psf.. Nowadays new development will go higher than other developer current selling price... Another huge development and don't know got so much investor to sustain the sales or not... I think sure will have big discount... Haha...

They are starting plans to demolish the factory. The project is delayed due to resident protest.

But F&N was quoted in AGM as saying it will start this year.

Demolishment works at the site of former Premier Milk factories (F&N Dairies) have started.

Project will be F&N City. A joint venture between related companies of ThaiBev's Fraser & Neave subsidiaries - F&N Malaysia and associate company Singapore-based Fraser Centrepoint Ltd. Development plan are as follows:

Phase 1:
3 blocks of serviced apartments 32-storeys (900 units) above a 8-storey podium

Phase 2:

DIBS increases even more speculations.. And those investors that have more $$$$ flips even more... Even no $$ investors also can flip properties due to easy entry to the market..

yeap, they'll probably let DIBS come back out for first time home buyers.
like the way they allow first and second homes to be able to go for 90% loan and can get money out of EPF for it.

How about F&N city? I am thinking to buy property at pj 13, but worry about he whole pj 13 will be very high density with high rise apartment in the future.The view will be blocked by each other. It will become not a good area gor own stay....aiiiii

My head become big thinking of this....pj 13 at the centre either I working in pj, subang, puchong or kl area....but ioi , paramount , quil.....so many developers.All will fully use their piece of land . F&N will have three 32storey service apartment, 15 storey office, soho, hotel, corporate office , and mall below....can enjoy the mall facilities but bit dense...aiii ..I dont think can have unblocked view unit...if buy 3-4room unit later want to move , will it easy to sell.if buy 2 room unit scare not enough space. Pening pening....how?

Sakit hati....I like unit have yard , so can put washing machine and hang washed cloth.save energy.. but I dont understand why some building claimed is green building but not design their unit with yard or a space for this . Must fully use the solar energy.it is free..rather than ask all the owners to buy dryer. Aiiiiiiiii

who are the potential tenant there ? the rent need to fetch around 2 to 2.5k for a typical 900built up unit...if selling at around 800k per unit...
understand possiblity the HUKM student only..

F&N mall?? hundreds of malls sprouting up all over town.. heard even Jaya shopping centre not doing too well.. how this mall gonna succeed?

This place is considered High Income lah.... considering how many pharmaceutical and MNC companies are based here.

Just look at the dining crowd and valet cars at Jaya33 will tell you there are quality spenders here. And do you know why Rolls Royce set up their showroom here?

Besides that many universities around the vicinity, with the largest UM very nearby as well.

Just hi tea with 1 of a developer's director today who currently develope a project in PJ sec 13. He said The project in PJ sec 13 nowadays won't be less than 800 or 850psf due to the land cost and the land conversion fees is expensive.

Yes, 850psf is fair. Try to imagine, some of others area is running at 7xxpsf already. 850psf in PJ sec 13 is reasonable and it's a matured township..I still don't see any over supply condo there...

Sec 13 also gains better access ma, plenty of access to everywhere. TO me it doesn't matter whether it is freehold or leasehold in PJ. RM 1k psf is really doable in Sec 13 cool2.gif

Haahaaa! No, my career has nothing to do with property development. Anyway, now almost everywhere is trying to sell RM 700-800 psf, so I personally find that this FnN city should start the price from RM 950 psf onwards since they have good brand name and good location.

Actually I am thinking to buy. Anyhow see the price first. BLR will increase again in sept. If too expensive, very hard. I want to buy for ownstay , the rooms unit will be good.but only affort to take two room unit. Hope the layout design is good for small family.if the whole project take 8-10 years to complete..must suffer some noise too during phase two contruction.

Good brand name in beverage...but in property development...hmmm...cannot recall any good development by them....F&N BUssinese park at Jalan Loke Yew...???? is not success actually....very rundown..F&N need out source to setup their property development team...their internal team no so strong compared others developers....

the location is superb...hope F&N will not waste this gem...

They are doing this project in partnership with Frasers Centrepoint, a sister company within F&N Group (Thai owner).

Frasers Centrepoint is a major property developer and owner in Singapore.

FRASER & Neave Holdings Bhd (F&N) will be launching the first phase of its integrated property development, dubbed “Fraser Square”, in April next year.

The property would comprise three high-end condominium towers to be developed on 5.14ha at Section 13, right at the heart of the Petaling Jaya, Selangor.

Its non-independent and non-executive director Datuk Ng Jui Sia said the project was expected to be completed in six years and would diversify the company’s portfolio.

The first phase will see the launch of an initial 300 units and the next phase will depend on market response.

“Despite some of the cooling measures currently in place, we are hoping that with the Fraser branding, consumers in Malaysia will have the confidence in purchasing the units.

We foresee the second phase to be launched in the second half of next year. Although the show house is under construction, our sales gallery will be open soon.”

Ng added that F&N has landbank remaining in Johor, Kota Kinabalu (Sabah), Butterworth (Penang) and Kajang (Selangor).

On the impact of Goods and Services Tax (GST), Ng said since it is a national tax policy, F&N will be affected as it is part of the value chain.

“We will have no choice but to pass on the GST to consumers. But we will do our best to cushion the impact.

“If we have to absorb some of the taxes, we will. You never know, some retailers may even decide to absorb it, but we will have to see how it turns out.”

The Fraser Square project will have a total gross development value of RM1.7 billion.


The units in Phase 1 will be priced at between RM750 and RM1,000 per sq ft.

Meanwhile, its property general manager Cheah Hong Chong said F&N is expecting mixed responses for the project as it is located in the prime area of Petaling Jaya.

“We have units of various types and sizes to meet purchasers’ needs, including families, individuals or businesses.


“Due to the GST implementation, we expect property price hike of only three to four per cent, which is minimal as properties are exempted,” said Cheah.

Didn't know u guys like Hospital so much. Not pantang meh??

For Business... u guys selling medical related things? or coffin (good biz eh) others sure bad. Never know some 1 likes to hear bee-boo-bee-boo-bee-boo so much.

For residential, dun complain if any bad lucks rendered.

Anyway, i never see any biz or place that booms next, or close to Hospital unless biz is related to medical, services related to it.

How much and how many units u invest in property???? just talk without any concrete fact...

i got 4 properties which a near to hospital (government n private)..let me tell you... 2 of these properties appreaciate about 100%....so...what wan to say???? n my luck very good....every year still can collect a least one property...

He should understand the concept of integrated developments. Hospitals bring convenience to potential tenants (maybe retirees/families with kids) & also potential tenants can be doctors/hospital staff..

hospital and medical centre is a neccesity for a township..
i would definitely prefer to hv one in the vicinity of my neighbourhood
those who do not know the benefits of being near to a hospital, obviously would go on talking insensible things
like pantang etc...
there are times, you would wish u have one in the vicinity..

Far too many near there, now even jaya ... ( formally jaya supermkt) couldn't get high tenancy.

Fraser sg besi is so dead despite colleges around.

Can this place pull crowd further into here n make the commercials worth investing?

i give ur commie/retail advice.. im 100% sure if this one got mall/too many retail sure fail as the jaya shopping center is doing badly n many tenants are asking for lower rental/ nt even paying existing rental.. Too many malls d n btr if jus a few restuarant with alfresco style for PJ folks..

I dnt forsee any big commie project in this part of PJ to do well as MV is nearby.. small size n 850psf here is doable..how is the tenancy for those nearby apartment?

Tx. Those are malls commercials.

How about those shop lots type of commercials or the jaya one type which I think this dev will have.

2 years back I was rather sure the commercials every on this land would do well.

Now not sure.... If buy the returns lower than bank rates, why stress so much n just look elsewhere

I doubt atrias capability with its horrible location but its tenant list is VERY impressive but FnB is ezy to attract la.. paradigm doing well..

Also got mahsing's Iconic City mall.. I think glo wnt do well while sterling will do ok only given too many malls in the area.. how u think Empire city ah?

Atria was a neighbourhood mall back then before it was refurbished. Then most of its fnb tenants either move out temporarily to those shoplots in DJ like Esquire Kitchen, Nandos etc.. but a lot of them closed down. It was once the iconic neighbourhood mall.

The mall managers are smart. They offered better and lower rental to all the fnb players. Then these fnb player start shutting down their biz and move to malls. A good example is paparich or texas chicken in uptown which is moving to atria. The rental in uptown was 20k a month.

I think the success of a mall highly depends on the ones who manage it. Just my 2 cents.

Yes the strategy of low rent but maintain good tenant is needed in this mall oversupply era.. u see sunwai putra asking RM40psf for ground floor prime rental when clearly PWTZ next door is coming apart.. No one will know atria low rent but they will shop/dine there cos the mall has good tenants.. with its tenant list, im very confident tht they will do OK.. icon_rolleyes.gif icon_rolleyes.gif not fail like those encor, ss2, jaya 1, jaya shopping etc..

Yeah.. I am really shocked with their tenants also. But the mall mangers are seriously damn good. Respect.

I quite sure all the malls will fail including this fraser mall.. easy to build mall, hard to fill up.. Best to avoid buying apartments above potential failed/struggling malls like the one here.. jaya is dying n this area just doesn't need another mall...

1 apartment that will struggle cos failed mall below will be encor strend residences in KD..

if you understand n know about the whole liveable concept n design of this project.....mayb ur perspective will change...

ya...i agree actually mall is easy to built but difficult to manage... like previous projects many come with street retails (boulevard) concept....mostly are failed.... n mall concept is much much difficult to manage compared street retails...

Actually I aiming this project quite some time already, neck getting longer. Postponed to 2016.

I got one friend like to stay this kind of living style, die die wanna stay in pj also.
Just bought park resi bk jalil for own stay, this also for own stay, I don't know how big is her family, buy so much for own stay whenever I ask buy for what purpose, lol

Seems like RM1k PSF would be happened soon. Current Market rate mostly already hit around RM700 to RM800 over PSF, thus after six years schedule completion which mean minimum 5% appreciation value of property PSF will be RM800 + 5% each year = RM1,021 PSF (estimation). Yet Six years time..will you go for it or not to? why?

Any property investor Experts can further up?

well according to the star, it's suppose to launch in April but delay due to weak market.

It's been delayed for quite a few time and no official notice has been released yet on the new launching date.

Heard some "rumour" that the showroom is available by this weekend and the whole project to be completed by 2019/2020.

Rumour source from those property agents.
