Sungai Buloh & Rawang still a lot cheaper compare other place, 550-600k only can get 1 sty 60-70yrs left leasehold in Kepong, 650-800k can get 2 DSL 60-70yrs left leasehold in Selayang Jalan Ipoh

South better mah, follow taikor mah..more flat freehold land, close to cibehfarjaya, close to factory in bangi, bullet train somemore..less supply in these area

Build houses with a nice taman with Gated guarded concept and sell at almost PJ/KL prices. Sorry but for me I wont even bait an eyelid on such properties. Travelling cost everyday to kl and and time and effort involved would take its toll on anybody no matter how cheap the property is (which is not in this case).

My company Gamuda........also noticed the high supply in Semenyih Lekas area......decided to drop Palm Oil farm land offer here and focus on Rawang and Putra Height/Puchong area.

This Semenyih will definitely need 10 to 15 years to be seen as another Setia Alam. The difference in between Setia Alam and Eco Hill or Majestic is about the high income job opportunities. SA is situated closer to the large MNCs in Shah Alam and PJ. Smenyih??

Developer buys palm oil land cheap cheap, then make nice lanscaping with swan lakes, linear or non-linear garden (don't know what is that suppose to mean), make G&G, red paved bridge and slap high2 price. Developer knows that if they make it a normal township people wobt buy cos very far from KL. I for sure will not buy cos i will always work in KL and petrol prices will never go down. lol last time this unker troll cyberjaya damn bad...now u see CJ already have a mall opened thr not to mention IOI City Mall opening, ppl familiar in CJ suddenly shift mentalit say this place not bad very good more strategic than Semenyih....before the mal open they say semenyih potential better than CJ....what a joke...
