Splitting the key collection by batches is good- at least it does try to reward ppl which make the commitment and sign the SPA earlier (Thus serving interest earlier).

There are many access out into Kesas... but Kesas itself also long craw during peak hour.
For corner, i guess it will be 1.1 mill and above. Best if you go survey yourself- as the corner lot orientation, direction might be different. |

Really? Was ther yesterday. Din see any cheapo guard house.
Security is tight, access only w temporary access card issue by IjM. Generally, but built quality is good. Though material quality is so so. General comments as follow:- - plastering workmanship excellent- smooth surface. - paint used is Juton jotashield. Color code given in manual - tiles are guccero, again product code given so we may easily purchase when doing renovation. Though , the upstairs tiles look cheapo. Down stairs one much better. 2x2glossy - toilet is rather small- for upstairs and down stairs. Tiles used also not nice. - down stairs front wall- with many windows, seems to be easily tear down to extend the living area for another 4'. - too many sliding doors and windows. Every where! Toilet got extra. Master bed room has like 3 nos. - unifi fiber is already linked into the house. |

Cheap kitchen sink is normal, which every developer be it Sunway, SD etc.
This as ppl will normally reno and put in their kitchen cabinet and sink/tap of their choice. |

So for phase 1 owner.
The main sliding door at master bed room to the "Lanai"- are you fine with it? I am thinking to remove the sliding door and brick it to waist height and installed windows instead. Unlikely will walk out to lanai, and to grill up the whole sliding door is a little ugly. I might bright up at the handrail so curi like extra 1' of floor space. As for ground floor- remember the heated debate on the main wall at living area with window around? this wall could be easily knocked down and extended extra 4' of so to the roof beam. So will easly gain another 100sqft at the living area. |

Nice- excellent photo.
Din realize there is lightwell on top the stair case. I agree as well, the workmanship is pretty good. Though the grill painting could not too pleasant. Generally i would find it is too little green/grass. (only the small patch next to road curb) |

Chill guys- don't get too emotional among us.
Electric meter being installed now by TNB. Syabas meter no new yet. There is CF/CCC issued, so IJM won't wanna pay the interest or LAD. To be frank, they probably done all they could and the last bit is down to the utilities company. |
