Periwinkle layout is not (*edited) that great. the living room is rather small and the rear of the house is the maid room/toilet/wet kitchen. Concept is you may look her out of your house- yet providing her with toilet and food.

This make the living room feel like a 70X20 house. The pro is a 10" side garden.

I would take Wisteria anytime. The back linear garden, despite a public will be much nicer.

This actually concerns me.
Phase 1 with lower entry price attracts a lot of flippers. - as we may see many for sale banners already.
If they couldn't sell out soon (slumpy market) - definitely they will rent it out. Though- as understand near by Bandar Saujana Putra has lot of units with should be much cheaper- hopefully those renting in phase 1 will be of better crowd.

@meeToo, thanks for the comprehensive update.
Hope you could do a good evaluation and make a right decision, be it in Rimbayu, KK or anywhere else

yes, 7 km is quite a distant for daily commute. I din realized this at first, but after going a few more time upon VP- it is a long travel. Though, once it form a nice mature town ship then it wouldnt matter so much.

As for the bunglo lot. I really puzzle on what economic reason such is built. The land is very valuable but unfortunately the it is not optimized. i would thought its better to be build up to 2 or 2.5 storey, to get an 7000sqft built up!

We are living in Malaysia and this is the normal way of life. Of course it does affect some people more than others- so, just proceed to check out on units which are further away.

It is a never ending topic and we not see this going anywhere.

They "Claim" owners are targeting 730-750k for 22x75 and 820-840k for 24x75

Sounds good ya. New launch has better specs, larger BU, and pay later.
Though it is like 200k more ( 30% leh).

Though 660-570 = 90k gross gain.
MOT, lawyer fee, bank penalty (early settlement) =30k?
Interest cost another 20k?

this means 40k before RPGT, left 30k.
not really a good yield by flipper, though he might wanna cash out early due to current glut.

Have i miss any points?

Yup, thats my point. Some dont wanna hold and try to reduce burden.
Many flippers buy many and get loan max kau kau in the good time.
Now ...as more of the properties are VP... there is sure pressure to release.

TA is definately cheaper and value buy compare to Rimbayu phase 2, 3, 4, 5.

What i think.... a typical marketing gimmick by TA, to give a view that respond is over-whelming. Sold out in 3 days!

If an unit available, definately have a go and grap it if it fit ur criteria. I agree it is nicely priced, decent product.
4500 sqft land is not good enough?
Mine only like 3400sqft land, and costing me slightly over 1 mill.
