Cannot just look at the total number of units without considering the land size.

Chimes: 526 units on 56-acre land --> 9 units/acre
Perennia: 484 units on 42-acre land --> 12 units/acre
Periwinkle: 464 units on 51-acre land --> 9 units/acre
Wisteria: 230 units on 23.1-acre land --> 10 units/acre

Still high density?
*
Good analysis... someone actually understand the meaning of density.
And how do we find 10,000 units?

ya lorr... i'm expecting concrete imprint as well...
if we highlight to IJM...are they willing to change? 526 unit for chimes...

currently i'm questioning them about street at the end of corner lot... some tarmac finishing and some brick finishing...but location & situation is the same... beside green area...

[attachmentid=4319448]
red circle is tarred...mostly in 24x75 and blue circle is bricked...mostly in 22x75...
both... some connected with 2 road...and some not connected...

If someone doing the coordination, am sure many here will chip and and support. Larger voices is easier to be heard.
- so far the cheap fence
- car porch with cement.
Anything else? Despite it is not in SnP- am sure we can make some fuss interm of build & material quality

I've made a visit to the house today and manage to view the inside. Generally the work quality are decent.
Floor tiles are even, no holo, walls are flat and smooth, windows frame fits properly, toilet fittings are ok. The material used, are not top notch (though not sure are we suppose to expect of such). TQuite a few workers doing touch up post their internal QA/QC, so they not really handover just like tat and fix upon your complain. Will post the photo when i am free.

As for the street at end of corner lot- it could be hard to influnce IJM to do anything- as those is in public area.

They are doing the landscaping, planting many trees.
The water meter is not installed yet, so is the electrical connections. Hope they are in time for early March.
(note: Many unpleasent sight of Jalan Mati sign- am sure we can quitely remove them right?)

Backyard could be extended to be wet-kitchen, while the kitchen space in door to be dry kitchen๐Ÿ‘๐Ÿ‘๐Ÿ‘

Was at MV property fair just now. Din spot Rimbaud booth but TA is there.
They claim will only launch in March or April, and indicates 22x75 cost around 750k.

So this is lower than what we heard earlier? As counter action to Wisteria price?

Spot on but you are true.

Believe some buyers would fine with the wall facing the car porch and looks more exclusive. Outside kenot see what inside but the windows is the clue.

Hmm, I could be the more conventional one, prefer the TV wall another side but there are glass door or windows which I can see my car porch.
*
The design is sure not conventional.
But if you give it some thought... if fully walled up- for intermediate unit there will be too little natural light. For corner/end lot still fine as there side is wide open.
Still, these windows posses some issue- do you grill it up? it will be sort of ugly- i think.

If budget allow... if you realize this wall is easily knock off- as it does not part of any of the support beam. So you can change it to sliding door or what ever set up fits you. You may easily extend another 3-4" to the car porch to maximize your build up easily.

If you are spending like 10k to grill the rest of the house, then you should grill this part as well. Just a single weak link would allows burglar to enter.

Or... perhaps not to grill any at all. I am very keen on that idea, but not many could live with it.

Can put curtain, can also put tint.
If really don;t like, can also face the wall on the left or right (opposite the stair case)

Of course need to re-route the antena cable... stilll- we can't expect the developer to meet all our need. Each is different and have its preference.

Well, inside the maid room there is a small toilet. Am sure can use that to place Ur washing machine.

As for the maid room, can convert to spice room keeping all the cooking material like celebrity chef.

yeah, this are normal. 96 consider ok since the last 3 years were really with developer doing the earth work and construction.

in some cases, the developer been holding the land for a few years before the project kick off. So the remaining lease is less than 90 years.

I work in Hicom and regularly go to KK for lunch. Now a days it is jam in round about.
A few good place we go
1) Ocean Point: frog and fish poridge, roast duck, curry fish head. - this is my first pick
2) Mayflower: Old branch is more economical. New branch is more classy- dim sum is good.
3) Lan Jie fish
4) Pheng Chan duck noodle.
5) Bao Xiang BKT (standard franchise lo)
6) Soon Heng Chicken rice( also standard lo)

there is also ampang yong toufu and another famous BKt at bukit rimau.

Sorry, mostly not halal..
