I interested into Scarlet too, but I couldnt buy it now until year end due to loan issue.

I like Scarlet due to my preferred size of 24x70 for width, my ideal size since I know I not willing to pay more to stay into spacious size of 24x85 or 26x80 unless RM 800k, lol.

Actually 22x70 is my very min requirement due to only 2 of us plus my bro is staying and as long as, can park 2 cars side by side comfortably. In this case, Damai Residence by Paramount, haha.

Is Scarlet also non Fencing like Chimes?

Perhaps Phase 5 and Tropicana Aman, both below RM 900k and proper G&G suit me well because I know I not afford get Eco Sanctuary for luxury living.
*
I believe Chime will be fence up, follow by Perennia, Periwinkle and Scarlet.

I saw the virtual Chime RA interaction in the facebook, they already cant wait for VP to plan for fencing!
Also Perennia unit owner, Steve seems is the SME on GnG, FnG.
With all these, very positively we will have FnG. thumbup.gif

Very attractive price with up to 5% rebate!
Even is cheaper than scarlet, I bought at 870k, 8k rebate only.
I will go for it if not of live long high maintainance fee and restriction on gng rules.

Type b is better facade.
The type c bit weird, living hall at the back and side by side with wet kitchen?
Living hall become smaller.....
And wet kitchen even smaller too...

hmm in fact i like the type c more... not so conventional.... living hall facing the garden... if you think of it in another way its like car porch is at the back... living room, garden and kitchen in front... room and toilet at the back biggrin.gif but living room facing garden is like semi-d feeling biggrin.gif
*
Agree that is different ..hmmm
I have to change my mindset to accept it.
So, it is everyday I go in and out from house using the back door...grrr..and blur....hahaha

The living hall facing a very big garden..... it is so grand  biggrin.gif

Unless you had a very big house, nowadays most people main living area facing your own car.  ...... plus like me seldom wash my car, I can see all the dirt and mud on top of my car.....  tongue.gif  blush.gif

With your living hall facing the garden, it will make you very relax smile.gif

Think of it differently will make you happy.  Ha ha.....
*
Ya, I wish to have a living hall with wide grass door, can view the green carpet glass in garden, so nice...
Good thing is gng is we don't need to put grill, will make the house even nicer...

But I see the drawback in type c, kitchen and living hall are my most concern area when buying house.
Type c, wet kitchen and living hall share the width 23...

Can anyone advise i am entitled for 90% loan under below conds?

First house: loan and spa are joint with my wife
Second condo: loan under myself, spa is joint with wife

I plan to apply 3rd house loan joint with wife. In this case can we get 90%?

Thx in adv.
*
What I know is as long as you are still servicing 2 house loan, you are not entitled 90% on 3rd home loan.

The 1% is for repeat buyer.

SPA and loan agreement legal fees all by developer, except MOT ( target 3 years later only pay -strata title ). Construction period is 3 years.
*
Meaning MOT pay 3 years later?
Wow!! Really very low entry wo...

Consider for 1M condition, you need only 50K for the down payment.  MOT at least 3-5 years later.......

For individual title, the same 1M you need to fork out 100K + MOT (another 30-40K)....... that's is a very attractive package.  Too bad I won't be able to buy another house with my existing commitment..... blush.gif

Good point yes 3 years progressive interest.
*
Progressive interest...actually m not quite understand it.
Say flexi loan, is there any difference if I started early to pay more than interest under construction period 2 and 3 years?
What I understand is, if we want to save interest, then inject as much as possible fund into loan acct.
doesn't matter 2 or 3 years construction period.
Of coz except if we want to move in or sell the house soon..2 and 3 years is big gap

Huh, ur Scarlet at RM 870k and only rebates RM 8k? What size u bought?

Actually Scarlet phase total how many units?

If balance units all increase to almost RM 780-800k, ( similar size with ) Wisteria then 23x80, G&G only 230 units with RM 880k and 4% rebates could be excellent buy.

I asking my friend to try luck on Wisteria tomolo, although the price tag scared him off a bit but I told him 23x75 would not a lot cheaper compare to 23x80 bcz 5" length not much diff, unless 2" width.
*
Mine 24x75, facing south and bit premium location near entrance.
Scarlet is small, only 110 units in total. Worrying maintanance fee shared will be higher. Haha

5" length extra for scarlet just an extra empty land.
For strata, developer will maximize gao gao the build up. Worth the money what.
