Oh due to upwards movements of my economics, I may be moving to Setia Ecoglades. But that won't happen at least in the next 2 years and provided I get to let go the Serenia unit at a good price. I am not a believer in property investments, so if I do not get to sell the Serenia unit I would be happy to host the movie nights, potlucks, gatherings for my agency, staff, and neighbours on a monthly basis.

Both Setia Eco Glades abd Serenia are good cities with likely great people in them. SEG is a little more expensive like-for-like due to its location that is close and have easy access to Elite, LDP, and MEX

But if I fail to sell the Serenia unit in the next 2 years, I will move in, renovate, and settle down - I dislike moving too much, so I will see what will unfold in the next 2 years

If buying for own stay... Any where also is good location as long as you like it and can adapt well with the environment...
For Serenia City, it can be considered as a good investment opportunity since still at very early stage and location is good... And going to be prime within 10 years.. Once the city is built up and population is growing

What is the expected good price for your Serenia? 🤔

If Serenia prices appreciate tremendously, do you think SEG prices will be up around the same percentage?

If SEG prices up by a lot, do you still want to buy?

SEG price already stagnant for years... When your property price reached million... The room of appreciation is very little... For Serenia, 20 % up still achievable

i would be happy with:

1. Net selling price from SD
2. Plus interests
3. Plus RPGT that I would have to pay (if any, due to the difference between the SPA and you know what)
4. Plus a return of about 8% p.a

Willing buyer willing seller, I am not in a rush, and this is just plan B, but its good for me to put it out there

Plenty of semiD owners cannot sell theirs. On paper they have a 2M property, but who would buy them? I plan to nego-down the shit out of them, we will see. Who knows there might be a fire sale from old owners that are retiring and cant afford the installments and RM2k/m maintenance

I always thought Serenia's prosperity depends on Cyberjaya because without it, Serenia is in the middle of no where

I dont see much improvement brought by IOIP or Sunsuria at Kota Warisan

First improvement would be the flyover at the hell junction there laugh.gif Hopefully will be ready this year as Amani VP is in April.

this i agree, our neighbour's more complicated (curved) flyover at Gamuda Cove started after and completed before "our" flyover. What's up with government projects and their slow progress? Can't criticize too much leh, a lot of our neighbours work in Putrajaya

But seriously, why are government projects so slow. Private employees are more efficient? Someone come explain

private projects are profit oriented. thus the speed of completion. and most probably all of their resources are pooled at that site.

Government is the opposite...lotsa other projects to deal with also.

That's a fair assessment. That explains why our government services... Errr... As you said, they are not profit-oriented

Even though I got my passport in a day (which was a vast improvement compared to decades ago) I believe it could have been faster if their KPI were tied to the profitability of the agency

Sadly we dont have any benchmarks. Perhaps banks, where everything is prodessed almost immediately (like opening a bank account), but these are not direct comparisons

If the government sector can follow trend in private... Who cannot perform well will be terminated... Sure, majority of government servants will work efficiently...
