Intelligent buyers nowadays, do some survey on what agent say especially on price and rental then you will know its fact or myths. Discount abit on agents's say. Anyhow, no perfect properties just how you make it perfect.

Im trying to understand arte's buyer better.
For Arte, 1700 ppl paid 900++psf+6%gst+ unfavorable progress billings due to NON schedule H which is maybe an extra 5% interest and beside HTC. As its a soxo, subsales will be harder to appreciate n u will need to compete with 1.7k other units or rental n subsale.

I think MET1 may be a better bet if one is interested in owning a piece of KL Metropolis. But i fear d access roads for metropolis n dutamas, development progress as things have been SLOW, MRT3 may only be ready in 2025 and the supply of Arte will flood the market.

I heard its 40% now

they have a booth in the curve, some one bed unit (517 sq ft)going for 57x k and two bedder (595sq ft) going for 62x k

discount as high as 19% from listed price.

Always like this when got unethical agents around promoting it. In a few weeks when met1 by naza is open for sale, this will be MUCH harder to sell the leftovers.

Already 40% progress billing but looks like 10% only if its svc apartment. Long way of paying additional interest coming owners way icon_idea.gif

need update bit bit on this after i study snp long time ago

1) forget le n re-read

2) normally those kind of freebies under warranty instead of defect liability

3) applied to all commercial prop. 1% before get strata title. but x worry la coz u will get strata during handover also.

4) payment schedule accordin to commercial schedule as usual. developer got enuf money, project run lagi smooth kan?

I bought Tower 3,Level 3A. Until now,I have yet to get back my 5% .
Progress billing keep on coming.

I called to Mont Kiara sales office in Sept 16,and being told to wait until 2017. Last week I called, being told to call developer directly.

Who to chase actually?
