KUALA LUMPUR (July 27): Kerjaya Prospek Group Bhd has clinched a RM338.8 million contract from the joint venture of Nusmetro Property Sdn Bhd and Naza TTDI Sdn Bhd (Nusmetro-Naza TTDI JV) for main building works for a proposed mixed development project in Mont Kiara here.
In a filing with Bursa Malaysia today, Kerjaya Prospek said its wholly-owned subsidiary Kerjaya Prospek (M) Sdn Bhd has accepted a letter of award from Nusmetro Property for the proposed job. This confirmed a report by theedgemarkets.com earlier today, which stated that the Nusmetro-Naza TTDI JV was set to award Kerjaya Prospek with a contract worth over RM300 million to build the Arte Mont Kiara serviced apartments. Kerjaya Prospek said construction works are scheduled to commence in September, with completion in October 2019. The main building works comprise inter-alia simplex and duplex serviced suites and serviced residences housed within three towers that range from 58-66 storey and a nine-storey podium of car park. "The contract will further increase and enhance the existing order book of the company and its group of companies," it added. In a separate statement, Kerjaya Prospek said Arte Mont Kiara is a mixed-development JV project between Nusmetro and Naza TTDI, with a gross development value of RM1.2 billion. The French-retro themed project is located within Naza TTDI's Kuala Lumpur Metropolis development, which is envisioned to be an international trade and exhibition city. With the latest win, Kerjaya Prospek has secured RM1.43 billion year-to-date, surpassing its internal orderbook replenishment target of RM600 million for 2016. This follows a RM213.75 million contruction contract it won from Yong Tai Bhd last week. The contract was for the construction of main building works of a proposed mixed development project, known as "The Apple" in Melaka. In May, BCB Bhd had also appointed Kerjaya Prospek to undertake main building works for Phase 1 of Elysia Park Residence project in Iskandar Malaysia, Johor, valued at RM312.85 million. Shares in Kerjaya Prospek closed down one sen or 0.41% in the morning session today at RM2.42, giving it a market value of RM1.23 billion, with 136,700 shares exchanging hands. |

High-rise property developer Nusmetro Group has managed to sell 1,200 units or 85% of its mixed-development project called Arte Mont Kiara (Arte MK) since its pre-launch late last year. With a gross development value (GDV) of RM1.2 billion, Arte MK is a joint-venture project between Nusmetro Property Sdn Bhd and Naza TTDI Sdn Bhd. Nusmetro ED Thomas Chan said Arte MK will be built on a 3.3-acre land within the Naza TTDI’s master plan of KL Metropolis that measures some 75.5 acres. “Nusmetro would be the first property developer to kickstart with Arte MK in KL Metropolis, which is envisioned to be the ‘International Trade and Exhibition City’. We are very happy that Naza TTDI has approached us to spearhead the KL Metropolis’ first phase development,” he told The Malaysian Reserve on the sidelines of Nusmetro’s signing ceremony with Kerjaya Prospek Group Bhd, as the main building contractor, yesterday. Kerjaya has been awarded a contract worth RM338.8 million to build the proposed project comprising simplex and duplex serviced suites and residences housed within three towers and a nine-storey podium car park. Chan added the commencement of the construction work is scheduled to be in September 2016 and the project is expected to complete in October 2019. “We are excited with the appointment of Kerjaya as the main contractor for Arte MK as this is the first of its kind building in Malaysia where the building design is wrapped around with an aluminium skin. “Arte MK is by far the most sophisticated in design in comparison to the other Arte projects due to its curvy aluminium fins that reach the height of 66 storeys,” Chan said. The initial Arte MK had 1,700 units available for sale. However, 300 units have been reserved for Nusmetro, with 200 remaining units available for sale now. The Arte MK built-up space ranges from 422 sq ft to 1,142 sq ft, with the average price starting from RM1,000 per sq ft. The company said despite the soft market this year, its sales momentum has been in a good run as it received the majority buyers coming from the local market. “We have never been very much into foreign market and we believe the demand from the local market is still strong. On another note, the location within the KL Metropolis has gives advantage on the strong sales momentum,” Chan said. Nusmetro is optimistic the high-end property take-up rate will improve this year amid the challenging market. “Generally, the sentiment is slower. However, there is still demand. It’s a survival of the strongest on who can capture the demand. It’s a very competitive environment. We have to work harder to secure the sales,” he said. Chan added the main driving force in its property business would be the unique architecture and interior designs from the in-house team for the development project. “Our main focus is the design of the project. Every time, we would try to outdo our past design by coming up with something new. For instance, the Arte MK theme is based on the French retro, where we created the theme that suits the new project,” he said. With the present combined GDV of RM3.5 billion for its ongoing project, Nusmetro said it will try to hit RM1 billion in terms of sales. The French-retro themed project is the latest addition to the Arte Series by Nusmetro, flanked by affluent neighbourhoods and notable landmarks such as Damansara Heights, Bangsar, Mont Kiara, Hartamas, KLCC and KL Sentral. |
