nowadays there are software available in market to build up a model for costing only. the software can measure in very high accuracy and it ensure that a contractor can tender for the project accurately without worry abt over pricing (not competitive price and hence cannot get the project) or underpricing (rugi when get the job)

QUOTE(jchong @ Sep 23 2016, 02:14 PM) You are talking about end financing above. nope. bank won't lend money to developer unless developer pledge their asset to bank. But aside from end financing, don't banks provide project financing to developers also? eg developer want money how? they need to charge their land or property to get the loan. bank need security to lend u money. |

QUOTE(jchong @ Sep 23 2016, 02:26 PM) Are you sure the years can be changed? I thought generally all the developers SPA must follow either Schedule G or H of the Act. amendment can be done. but at the end the buyer need to accepted the amendment also. certain project might need longer duration due to complexity or higher floors sometimes |

QUOTE(kengyan @ Sep 23 2016, 05:04 PM) Well, I'm dealing with diesel sales last time, when government refuse to pay subsidies, my company lost about 80% of sales from clay bricks factories. Maybe they have better way to cure the bricks. My uncle that doing constructions and renovations also stopped using clay bricks after that. I'm sure someone is cheating, but I'm sure it is not my previous company's sales figure and my uncle. But I got attacked from revealing this dirty fact. So I think most probably is that attacker trying to hide something. clay brick expensive due to fuel costcement sand brick cheap nowadays also have block. light weight block and no plaster require. straight away skim coat. light weight reduce the labor cost too. cost saving |

QUOTE(bqlim @ Oct 1 2016, 11:46 AM) Hi iwubpreve, hmm, what kind of cost u assess? if it is tender, u have several tenderer give u the price right? Thanks for your response. Currently I'm working for a Consultant QS firm and is checking the rates of the Tender priced submitted to see if they are fair or not. I need to know the sub-con price to work out the overall rate. e.g, material price + Sub-Con price + Profit and Attendance to the Main Con. Hope you or someone could share some info of this nature. Thanks again |

QUOTE(bqlim @ Oct 6 2016, 09:27 PM) We've to determine are the Tenderer's prices reasonable or not. If I've the sub-con price, then I could work out the fair value. e.g Ready mix cement for grade 30, material price about RM 220.00, plus sub-con labour for casting about say RM 20.00, then plus plant say RM 15.00, wastage and profit say 15%, the fair price should be around RM 300.00 per m3. As such I need helps from you or anybody to advise on the sub-con labour price for each and every element works in the building construction industry. Perhaps, in this forum, the sub-con or the supplier of any building material / work elements may post their rates here. If their prices are fair, people might contact them and might land him a business deal here. I for one will be looking at it. Tq I mean as consultant u only get 1 subcon to quote? then the price won't be competitive. also alternatively u can call the supplier give u the quotation which they will happily give it to u. for a main contractor, the price should be around 290 per m3. again when u find it cheap u will surprise that there are other can offer even cheaper. |

QUOTE(WahBiang @ Oct 7 2016, 08:46 AM) need to do prequalification first.eg. in order to tender this project u must have this xx years experience, tender project more than xx million, class x contractor etc. of course if u wanna compare again, say among those qualified contractor, there are still higher price especially japanese or US contractor. u wiling pay them 10% extra to do the job? if a contract is 200 million, u need pay 20 million extra. nobody want also. |

QUOTE(propertymart @ Oct 11 2016, 11:23 PM) hi iwubpreve, hmm, no idea. but u can use RM200/sqft as a budget for the build up area u want. why i say so because the cost is vary depend what u want. what is the cost to build a 20x70 22x70 shop? together with land conversion from argi to commercial, construction cost , land size around 1-2 acres eg. 1. u want fast, of course expensive. steel structure can be done quickly. or those prefab wall. 2. u want good material also will increase the price etc lot factor. but u can always set that as budget and then monitor it. maybe u can choose better tile that u find with cheaper price, then u reduce the cost in progress |

QUOTE(tcch @ Oct 19 2016, 11:21 PM) what would you suggest the most effective way for me if were given the two options and career path like this to becoming a contractor/sub-contractor: well all learn different thing. if u wanna be a chartered qs go for consulting qs firm. consulting qs see the thing in client perspective, help client administer contract. while main contractor is about bidding the accurate price (not too low end up losing money, not too high end up lose the tender).1.CQS->Main contractor site/2.Main contractor contract department->main contractor site? |
