Too bad the student wait and wait, now cannot afford to buy back the same type property. Last time he bought RM200k, sold RM400k. But now cost RM600k. If he buy back, he got to fork out RM200k more tongue.gif

The longer he wait, the more his money sit in bank depreciate

I think he regretted big time to be a DDD who time the market cry.gif

Ya what. Investment we go by % instead of absolute amount

When I invested in a condo in mid 2000, it was RM200k. Now about RM500k. Increase 150%. Absolute amount profit RM300k. 10 years "only" RM300k ! But I am happy with >10% pa (straight divide by 10)

By your logic, if I invest RM10m and get RM300k in 3 years, will you say it is a lot ? But yearly only 1%. I am not happy

That's why I say property will be more and more expensive in the future. Don't time the market

As you all know, i dont buy new property to flip, but buy for renting. Last weekend, 3 of my tenant sms and whatapps me to give notice of termination. They say they dont want to rent anymore. They tell me they just bought some cheap dead chicken. 1 30% below market price, 2 move to Pr1ma house. Today another 2 tenant called and terminate. HWAA....how to tahan like that I faster call agent to look for tenant he told me now so many new condo vp very difficult to rent out unlessi cut rent by 30%. Die lah like that, i still got 90% loan not yet pay. Monthly instalment keep adding to the cost of house. I must offload quick quick. Latok latok here pls buy from me cheap cheap at fire sale price. Cannot tahan the monthly instalment, if still dont sell now market go down further in 2016. And 2017 market will be worse because student say property crash take a few years to bottom, so bearbear should wait until 2017 at that time my cheras DSL now worth RM1.2m sure fire sale at 500k only. BMW at proton price.

Crash started already so tai kah poh zhong, ok ?

yalah, if 30% rent reduction cannot, I try your method rent 1 month free 3 months. Market is very bad...got to sell a few to cut down my loan...

I regret. Should listen to mr accountant and student. If I off loan last year, then everything siu liao. Now too late. Market already bad, and it will get worse next 2 years and bottom in 2017. bearbear should not buy next year. should wait until 2017...

Wait till 2017 drop to 625k, then bottom only buy. Student say property will take a few years to bottom. He is absolutely right notworthy.gif

More tightening measure of financial institution coming...

Die liao die liao.....BNM asking for feedback because they want tighten the lending to SME and micro business....just like the tightening of housing loan. When SME difficult to get loan, the business will collapse. Then more unemployment coming....

bearbear, wait for 2017. Our student say property will take years to reach bottom. Don't buy so soon....Green Terrain will drop to RM350k....

Of course bearbear. Not moving ? Those price "call" by agent only. They secretly ask the seller to reduce price dy. Transacted price is now about -5% liao...

Listen to our student. His lecturer professor teach him property crash takes years to reach bottom. Next year you buy only -10%. Wait till 2017. It will be -30%. About RM200k below current price. Your BMW is coming your way at Camry price !
