Alam Damai hv alot residential somemore PR1m also be built there. We may hv bulk varity supply - do we such tenant to rent out ?also there new double story which could offer same range rental vs condominium. Ct competitor along SILK highway - which more nearby to MALL.
3) investment for flip or steady rental income(flip - sell within VP 1-5 yrsubject RPGT; rental - made sure the rental able to cover loan installment + maintenance fee + other exp);
4) Road access to highway + mall + hospital + MRT will be plus sign - but note other residential vs CT; which are nearer to it etc)
do some homework -
1) ask yourself can you able to hold more than 5year before dispose.Selling within 1-5year subject to RGPT.
2) Can rent out 1-5year; with +ve cash flow.(loan installment from rm2.5k rental must be more than rm2.5k)
