11% discount and about 750psf before discount? How can that be? I-Suite already selling for 800psf before discount.

Is Liberty Tower all soho (studio type) or there is two bedroom unit? Tomorrow still got 11% discount? Got free parking? Stamp fee and loan legal/loan stamp fee free? If 11%, that means no need to pay upfront? Can get back the initial 5k booking fee?

Even SPA stamp duty is free? 750/sqft is after discount or before discount? How much is the 6XX sqft unit?

But even before discount is 750/sqft also cheaper.. Liberty Tower reportedly supposed to be 850/sqft..

I just went to Hartamas talk in i-City last week.. Liberty Tower supposedly 850/sqft.. coz i-suite selling at 800/sqft.. plus discount is 700++/sqft... iCity no price control one meh... I-Suites buyer should complain to Hartamas..

tmdsad, you mean those facing with 700 / sqft are those facing less favorable view? and those facing the Jewel more expensive? Because it sill doesn't make sense that later launch is cheaper than earlier launch.

I still can't get the actual pricing of all the different type of units. Will it be crowded today? Can I just go and see without buying?

Liberty Tower sales is managed by Henry Butcher and i-Suite is by Hartamas. The i-Suite B1 block just recently launched and I don't think it is fully sold yet. But what surprised me is how can the pricing of Liberty Tower is cheaper than i-Suite B1 block, even before discount. And after discount, Liberty Tower will be much more cheaper. Doesn't make sense to me, unless there are information that I never made known of. Eg. higher unit per sqft is much more expensive.

i-Suite B1 is definitely by Hartamas. I was there last week to attend the talk by Hartamas. What surprise me is still the pricing. I still can't get hold the pricing from anywhere in the internet unless i go to igallery myself.

Ok. The pricing varies. Basically, the cheaper one are the lower unit and smaller unit. I compare the 614 and 658 sqft with i-Suites. Basically per sqft is slightly more expensive than i-Suite. The lowest floor for Liberty Tower may be at 700/sqft but we normally will choose floor 15 or above, which is about 730/sqft (for 15 floor) equivalent to 24/25 floor for i-Suites.

Definitely true.. I saw the sales chart myself.. and it is average 730-750/sqft after discount.

Maybe 79X and above...

The lowest for 614 sqft is 483XXX.. Let say one floor increase by 1K, then 7th floor will be like 487XXX... divide by 614sqft, that would be like 79X / sqft

I would say the marketing and how Liberty Tower was promoted did the trick... i-Suite wasn't heavily promoted like Liberty Tower...When I first went to i-Gallery, that was because of Liberty Tower advert.. Liberty Tower had a bridge link to Central.. but i-Suite is just like right behind and the retail floor are all link between i-Sovo, i-Suite and Liberty.. That means you can just walk within building... For me, i-Suite 682 sqft will have 2 bedrooms but the 614 in Liberty is just a bedroom + study room.. As a whole, it is still an investment with a risk but the return may be very handsome... it just depends on the future development in i-city, especially the mall and the LRT stop.. and Hilton will be there as well... If there is a college in, then it looks very good.. but so far no news on that..

Yes. the mall will be operated by Central Pattana.. but bigger than Mid Valley? Your SA may be wrong. MidValley is 1.7 million square feet in lease space and the mall in i-City will be 1.5 million square feet... According to my SA, on the other side of Best Western hotel, there will be something like a Clark Quay with a lake in front... F&B will be around that lake and 24 hours F&B plus alcohol.. MSC status and rental? I am not sure. Company may open offices but only serve to store their servers and gain MSC status.. not sure whether the working crowd will be there to rent.. It would be great if it can be rent to expat working for MNC companies in i-City..
