this is what you say one... i only compare to ulu Semenyih projects, best projects? for own stay maybe..

dont be so sure, I encounter 2 developers opening room for negotiations for discounts for their unsold units.. but small scale developers building units less than 50..

invest? not my cup of tea.. ownstay.. add another point to the list... race polarization and income groups, this affect property price a lot.. investment actually a hard topic for me... every level/groups has their own market.. one factor i will look in for investment (if any) is the price entry and likelihood of it hitting your expects profit..

concept wise , every developers are making identical trends, like introduction of transparent blue or white glass barriers, colors, tiles big size ones, toilet designs and etc...

location is something that can never be cured... but project like goodview, the feel of house living community, and with priced like 728k will sure to attract middle class neighbors, more rational, talk able, in many issue involving community like guards, fencing, and etc..

The list u show above actually not bad in pricing but I abit wonder the location as I not familiar with that place

Anyway with that price tag for goodview , don't think can complain much- location aside as I not sure the exact location yet

these are matured areas... has a lot of shops and new shops.. if i am not mistaken there are 5 banks, at elast 150 shops opened majority chinese and Jusco and upcoming mahkota mall just next ot the 3 storeys..

not to mention, those shops are 2 and 3 storey with full occupancy , take a look you be shocked to see so many shops opened, like puchong areas, kuchai lama (more shops than kuchai lama), 2 Jusco within 10 km surroundings..

all i can say 90% CHinese area.. adjacent is sg long

Bbw may be doesnt want to marry thus delay buying the house lor. After marry got to spend on wedding. Then buy house another big commitment. After that babies ll suck a lot of money away....guess bbw worried he ll be repo-ed later n he knows how cruel to be repo-ed. Am I right???

So 2 possibilities:
1. Bbw cant afford to buy house and no moni to spend on wedding
2. Bbw delaying buying house becoz dun wan to marry his gf

Love n marriage is measured by money? by trying to save that 100-200k waiting house price to come down? What if next year suddenly gst impact is not just increase 3% but more than 10%? It is a gamble as no one will really know how's the price movement ll be. But one thing I do know, your gf could have bought a house at her own since your gf is a professional n her salary may not be lesser than u. Later ll u feel malu if have to move in your gf house? How your in laws sees u? Dont be suprised that as time passed, your gf might be fed up with you keep waiting but while friends around have made tons of money from properties n she might have laughed by her colleagues "u tunggu apa lagi". u no need to worry, by next year property not going anywhere... neither price is going anywhere, the GST effect has no bearing on sub sales properties.. GST excluded.. increase it see got ppl buy or not

new launches like good view 730k, GST already included, developers think like you really doh.gif , they factor in early di...

and one may have many agents friends to temporarily increase the price on certain areas by posting higher price, it was 600k when zuiko post, now it has gone down 560k ... cant maintain it forever.. posting are charged..

People are riding on the opportunity. If like that those old house in pj should sell at 1970s price. Why increase so much as they were built at the cost in 1970s.

Bro bear previously u claimed to buy by Q4 2015, which means due date is 31.9.15. But u oso changed the date claiming Q4 without the BY. So due is 31.12.15.

Anyhow, with a gd deal coming by, u dun hav to wait so long liao. I blif price wont drop even after another hike in opr and implementation of gst.

Yes maybe some auction props ll pop up. But r those units ur desired loc and preferance???

I support u to buy now if the loan is sap sap water to both u n gf. Just do it and wait no more for own stay.

then please ride , subsales price are tallying with developers price or ven near to it it will have problem, valuation cant get, have to fork out for legal fees and stamp duties..

and btw property price aint going up any higher margin by 2015 after gst, investors final due is to sell and profit... holding it longer will means more payout expenses , this does not seem like and investors thinking mind, more like fail investment, you properties in Sepang another ulu place.. kota warisan?
