BTP title will be master title however will convert to individual title once the whole phase complete (e.g whole acacia park or garden heights). After developer complete the whole phase for acacia park or garden heights, then developer will submit few documentation to land office. Once converted to individual title then your lease period start. If developer not convert to individual title, we may hv problem if anythg happen to us. That the cons. If your decided to sell with master title, new buyer will hv problem to get loan except from cimb bank. You try refer to product brochure of your acacia park or garden heights. Lease period is short not 99 years bcos it still under lyg master title.

Strata title is like condo/apartment. You cannot renovate your house. That mean all house must be same the exterior. Beside that you need to pay maintenace fees every month. Normally good gated and guarded community will be strata title because easy to maintenace by developer

Strata title is similar to land grants it basically gives you the right to occupy a piece of land. Its important because once you have your title you have certain rights and privilage.

Garden heights and acacia park is part of btp township. It a residential neighbourhood at btp. Garden heights, seiring residence located at BTP 4, however acacia park and future another project semi d located at btp5.

Garden heights also have perimeter fencing and security guard post. Additional from GH, AP have cctv surveillance. Both are individual title. Residence will form the residence association to manage the neighbourhood with minimum payment. Not related to LYG anymore.

Club house is pay per use. This club house is for whole township. Guarded security fees will decide by Resident Associate (RA) of Garden Heights. It may be around RM50 per month

The reserve ktmb land which now is alternative road to kundang will be widen to 50m with BET (buss express transit) line. This is what i know.

Is anyone request loan from Alliance Bank. For my GH P3, i proceed with Alliance Bank and reject offer from CIMB, HSBC, UOB and Bank Islam. The reason why because of full flexi loan, flexibility to choose the insurance cause i buy MLTA from AIA not MRTA from bank. Better interest rate.

MLTA can transfer if you decide to sell your house and you may get some return at the end of period. Based on your budget and how much you want to cover, all customized.

DO PM me and I can recommend the banker to you.

If TM, the largest telco company thinking have risk in investing in BTP, LYG must identify this issue quickly. It must be TM feel not secure investing in btp due to lack of infrastucture, road connectivity and etc.

Luckly we have kundang exit now from LAtar, however if u guys use that road on night...u we feel like u in the town that hv no electricity. Really scared n dangerous if u enter to btp near btp 1b.

LYG must invest on their own for fibre connectivity in this township. Otherwise LYG must convince TM as soon as possible. I think the btp interchange will make the big impact for this township. Once that interchange complete than we can hv some 'light' in this township...eg. major bank, hypermarket, fast food and etc.

Good to hear that LYG will install street light at the said location. Is that include road widening since the road leads to kundang exit very narrow.

Can i know when the works will start?

How the guard post at strategic location and club house that promise by LYG will start construction.

HI LYG Admin,
I am buyer of Phase 3 Garden Heights. Last week I have visit BTP township and I find out there is been road upgrading from Jalan Tasik Puteri connecting to the road near newly open Petronas petrol station (highlighted in yellow). This road will definitely benefit all BTP residents and can I know when is expected to complete this upgrading work.

Besides that, I want to about the status from previous comment by LYG about few things as mention below. Suppose all this point stated below already start works. Please provide when this works will start and expected complete date (not how many month)

1. Construction of BTP Club house at BTP2
2. Construction of guard post at selected location
3. Upgrading works at Puteri Central Park

Other than that, I also have few points that I intend to know and need further explanation.
1. When will be road as shown in picture below will be commence (highlighted in pink)

2. Is that any plan to do entrance statement (same as our main grand entrance) at the area round in blue. I will be easier for visitor and resident as well from each direction.

3. When the road (highlighted in green) will be upgraded to four lane dual carrier as per others road upgrade in this township.

4. Is that any plan or project awarded for landscaping upgrade at this whole township especially along Jalan Tasik Puteri, Jalan Lembah Hijau and Persiaran Tan Sri Low Yow Chuan. The oil palm trees are not suitable along this mention road. Better if this road has same types of trees and landscaping. I will improve this township standard (check Emerald main road landscape)

5. Is LYG having any plan to improve the BTP Golf and Country Club entrance statement and complete with light at the entrance for easy accessibility?

6. Why LYG doesn’t want to upgrade the whole township signboard and only focus for new project. If visitor want to go to BTP 15, 17, 18, 27, 28 29 how? No clear signboard and no clear entrance statement. LYG must follow same standard for all block in BTP (as per sample attached)

7. Does LYG know about any plan by local council (MPS) for road upgrade Jalan BTP-Kundang from 2 lanes to 50meter road? What are the exact name of this road and no road signboard of this road?

8. Regarding the issue of Unifi at this township, previously LYG admin suggest us to send request to TM, when it will be done. According to TM, they will bring us Unifi service if they have more than xx request for that particular area. Can I know how many users TM expected from BTP to make sure Unifi service available for this township?

9. Can I know the land between Jalan BTP-Kundang and BTP border is belong to whom? Currently been used for agriculture purpose. What is the security measurement at all BTP border since anyone can access even if you not using transport.

10. Before the entrance to BTP show gallery, have private access road belong to LYG and have small signboard shown memorial garden. Can I know what exactly this location is?

11. The commercial land along Jalan Tasik Puteri will be heart of this township. Few investor already plan to expand their business at BTP. As i know it will be
- Caltex Petrol Station (with KFC drive thru)
- Shell Petrol Station
- Showroom (can we know what showroom eg car, furniture)
- Private School (Waldorf International School) - why MOE reject their request
- Shopping mall (why LYG not build their own shopping mall and lease it, LYG have experience managing mall)

12. Heard from sales agent, their will be Chinese school in this township, where is the location?

Regarding LATAR BTP Interchange, we can call this number for further clarification. Please update if someone make a call - Surati Sujor di 013 2660207/Nur Azwa 019- 2780714
