Waaa, looks like you really did your research. Good job bro faishalll! Now almost everyone is feeling hopeful smile.gif

All the best LYG in delivering the proposed concept of BTP. If LYG can make it, I think it's going to be a good foundation for LYG to start Puteri Heights since LYG credibility is proven. Right now there are still a lot of people doubting LYG's credibility due to bad BTP reputation from the past.

QUOTE(keponggangster @ Nov 21 2014, 03:04 PM)
developers' goal is to make $ through new development (big $ as compared to manage township by collecting monthly fees). hence, all developers wan to wash hands after 1 year pass the key to buyers, meaning exit to manage the respective townships.

G&G has upper hand in terms of joint management board and is safeguarded by strata title law.
F&G is free style with only RA. unless u can get >80% residents to sign DMC.

The current place im staying is F&G, many jokers dun wan to pay monthly security fees but we cant do anything.

Good luck
*
Even if you go to any condo there are people who don't want to pay as well. Those kind of people are really selfish, but as you said, we cannot do anything about them. sweat.gif

Right now all buyers can only wish that they will have a good neighbour who will pay the maintenance fee in order to make the security post actually functional. Otherwise, it will only be for show.

Yes, right now LYG is promising us a lot of stuff, including the guard post located in several places in BTP. But at the end of the day, if LYG did deliver those things they will handover to the residents and it's up to them. So go pray hard and hope there's no selfish people who want to enjoy all the privilege but don't want to pay as your neighbour la. whistling.gif

Hope not only neighboor good, the ppl forming the RA must be good n unite as well.. Therefore all residnts hv to be in meetings, cast vote, etc..

The unity in neighborhood (among all race/religion) will prosper any township, old or new.

Residents oso should make like online page (communicate), gotong royong n social activities so they know each other n feel d spirit of neighborhoodness. Tis will oso spread words n somehow urge others who dun wan to pay, fulfill their responsibilty. This d best we can do, apart from paying our own fees, i guess. Hard to do than speak for sure, but lets keep positive & just be sure to know and play our part :-)

If I'm not mistaken, the existing community in BTP has already set up an online forum. You can search it on Google. But there is not much thing posted on that forum. Maybe after new owners moved in, it will be more lively.

QUOTE(BEANCOUNTER @ Nov 23 2014, 12:48 PM)
hmm.....you guys still dun get it......

under strata title, the JMB/committee can do the following by law to ensure prompt payment:-
1. revoke parking permit/entry permit to the estate
2. remove or block water and electricity to the premises
3. advertise those default masters in the notice board...and etc......

this will ensure people pay up....and they dun have to go to court, apply permit and etc,,,,
BUT if you are on individual title with DMC.....good luck lioa....by right you dun have the power to impose the above. You can only sue the person in the court of law.....and it takes time and money which most JMB doesnt have.
*
I believe people here have already seen your point. That's why most of them already said, there's no way for them to do anything if people did not pay since it's individual title. However, looks like they still trying to stay on the positive side and hope for the best.

Rather than saying it will fail from the beginning, let's just wait and see. Once Acacia VP in two years (hopefully) and people moving in, we will see how the RA will take shape and how people participation in it. If everything goes well, I guess BTP will be one of the few community that manage to do well with just RA management icon_idea.gif

I'm not trying to condemn you or anything, I just wanted to voice out my opinion. Peace yo icon_rolleyes.gif

The same with me. I got 94.5% for CIMB including MRTA and 90% loan for RHB not including MRTA.
HONGLEONG only give 80% loan. they said due to rebate that developer offered.
interest for both bank are at -2.4. Perhaps am gonna go with RHB.
*
Looks like CIMB offers quite high loan margin for a lot of people here... Care to share why you're considering to go with RHB instead? hmm.gif

If u take mrta 10 yrs loan tenor 30yrs let say loan value 300k. Then the mrta value will reduce 30k each yr until year 10. If u oass away on year 5, the mrta will cover only 150k from your outstanding loan amount. Means if outstanding loan is about 250k, u have to add another 100k to clear the loan.
*
Banks these days usually offering MRTA with their loan right? But how about MLTA? Usually I can see people have to go out and find by themselves. Not many bank offering MLTA is it?

Hi - All Buyers, if the lawyer asked you to pay the first 10% it means that the SPA is ready for signing. Do call them up and arrange the date suitable for you. Congrats on a wise decision, property prices are already moving up, we have many buyers regretting not signing up earlier.
*
LYG, based on my understanding, the lawyers is giving 14 days from the letter date to sign S&P. What if I am not in KL and cannot sign within that 14 days?

QUOTE(leekk8 @ Dec 23 2014, 10:11 AM)
Seem like many of the phase 2 units have defects of leaking. Even in Garden Heights facebook group, many owners said there is leaking.

Really hope LYG take this seriously, as I believe these comments will definitely affect the coming buyers of Acacia phase 2 and 3, as well as the Seiring East and West. And I really hope the coming phase 3,4 and 5 will have better quality.
*
Any GH Phase 1 owner here? I want to know if they are also facing the same issue as stated here. If they do, LYG will have to replace the whole QA/QC team la because it seems to me that they don't know how to do their job.

If LYG continues to plan selling the houses in BTP, they need to step up and address this issue accordingly. Bad reputation from previous projects are not a good way to seel your future development especially nowadays people go online first to see the feedback of previous owners before buying.
