QUOTE(ongss @ Jun 1 2021, 12:05 AM) I happened to speak to Mr Yap several times about my project too. I did not proceed with him because he was too busy at that time. I guess his words "why so stupid" was properly just his style of talking and he did not actually mean it. I think what Mr Yap saying is correct. One point he highlighted is a lesson I learnt - don't pay deposit to a contractor upfront if you have a choice. Try to choose a contractor who is willing to accept 0% outfront and pay progressive. Higher price a bit and you may be able to manage the risks. Previously, I renovated my apartment and engaged a contractor that did this. For my current project, I paid a hefty 25% deposit before the commencement. The progress was so slow until I was worried that the contractor may not complete the task. I also suspect the contractor was using my deposit to fund other projects. Last week, he presented another big amount progressive claim for some work planned to do. If I made such a payment, it would mean I am paying 46% contract value for a 30% completion. Many contractors like to claim that the material prices go up and they need to lock the prices. I no longer buy that idea and I rejected his progressive claims. Now, I am having my own spreadsheet to control and ensure that I don't pay more than 5% - 10% ahead of the values delivered. A lot of scary contractors nowadays. In view of the full lock down and uncertainty, do be careful of the deposits paid. |

QUOTE(babybaby1988 @ Jun 9 2021, 06:15 PM) Yea should get some proof. So lan si Mr Yap.. f him lah…u are right!Anyway few years ago i also asked Yap for quotation. The first questions he asked is are u serious or not? I was like wtf, i called you of course im serious. While discussion, sometimes im late in replying whatsapp (within few hours late) and his response is - is this how slow u reply? In the end i asked an indon contractor, satisfied on quality and price AND ATTITUDE and till this day i still asked the indon to renovate my house every now and then. |

The phrase "Price is what you pay, value is what you get". It encapsulates an essential concept in business and consumer decision-making.
At its core, the quote suggests that the price you pay for a product or service may not always reflect its true value. Sometimes, a high-priced item may not provide the expected value or quality, while a lower-priced one may exceed expectations in terms of its benefits and utility. When making purchasing decisions, it's crucial to consider the value or benefits you'll receive from a product or service rather than solely focusing on the price tag. The perceived value can include factors like durability, functionality, reliability, customer support, and overall satisfaction. This principle is applicable not only to consumer goods but also to investments, business decisions, and various aspects of life. By understanding the distinction between price and value, individuals and businesses can make more informed choices and prioritize what truly matters to them. ![]() A "sincerely and hard work" contract is not a standard term or type of contract in the traditional sense. Contracts are legally binding agreements between two or more parties that outline the rights and obligations of each party regarding a specific matter. They typically have specific terms and conditions that both parties must adhere to. The importance of sincerity and hard work in a contract or business relationship, it may be more appropriate to include a clause that emphasizes the commitment to act with honesty, dedication, and diligence in fulfilling the terms of the contract. In business, sincerity and hard work are valued traits that contribute to a positive and successful working relationship. Including clauses that promote these values can help set the tone for mutual respect and cooperation between parties involved in a contract. Remember that contracts should be drafted carefully and reviewed by legal professionals to ensure they are legally enforceable and protect the interests of all parties involved.
