What I mean is this is strata (landed) governed under HDA Schedule H which states that delivery of VP is 36 months from SPA signing date - standard clause.

Non-landed strata is also governed under Schedule H, with the exception if it is build-then-sell.

36 months is the standard mentioned in the SPA. But there is exceptional case too.

Voon stepping down as SP Setia CEO

SP Setia’s acting CEO (chief executive officer) and president Voon Tin Yow is resigning from his positions effective January 1, 2015, according to a filing on Bursa Malaysia today.

Voon will also step down from his position as board member in SP Setia. He will be replaced by Khor Chap Jen as acting president and CEO, with Wong Tuck Wai as acting deputy president. Both appointments will take effect January 1, 2015.

Khor is currently SP Setia’s acting deputy president and Wong is executive vice president.

“It is time for me to step down after having served the company for two decades. I believe that the management and team will continue to build on the progress has been made,” said Voon in the statement.

Yeah, I believe they will trying to do so but ensuring the best quality and prepared infra and accessibility.

I reckon once the infra was partly done, the future phases would be taken shorter than 36' mths expected.

Most of my friends also cant wait to get this VP but not others.

36 mths is standard in Schedule H unless with certain approval from the authority and insert into the agreement. But I doubt any stratified landed needs at least 42 montha to completed unless a huge number of units launch together within a precinct or multiple facilities within the perimeter.

I have seen one condo, SPA say 60 months for VP.

typical answer from beruang...flippers burn hand, market crash, many empty units ghost town, all cheap sale lelong lelong......all property investors burn hand...BBW laugh and become the next property king...

forgive this BBW...it must be seeing too many successful property investment stories from it friends...maybe few years ago when BBW friends bought the properties and BBW laugh at them stupid bought expensive properties and market will crash but now saw them all earn big bucks from property investment, BBW become no face to meet the friends anymore...so only can blow water at low yat forum and curse them...haha

I wanted him to know that his posting is only self centered, applicable and beneficial only to himself.
If he wants to see properties going south due to OPR, then he should be posting this into every property thread in LYN, or he can setup his own thread to brag about it. As this discussion leads to his own personal agenda, not towards benefiting this thread.

waht you saying? increase interest rates show country are strong.... in growth that is why OPR increase in tandem to match society needs, those who are investing might not so good, but come on mere 25 points increase... less few trip of luxury dinner will do

If condo, then a lot, being majority the service apartments.

A lot of highrises with fancy developement esp these 2 years such as few LG floors and high tower like 30-40 storey or above, required longer time for foundation ground works and piling.

Also some service apartments on top of the shopping mall might require abt 48 months and even up to 60 months.

EcoSpring and EcoSummer show village grand opening is on 20/9/2014, 5-9pm. Launching at nite, avoid sun heat I suppose.
