For Eco Word, look beyond FY14 – analyst Source: kinibiz Investors should look beyond the current financial year as far as property developer Eco World Development Group Berhad is concerned, said CIMB Research today. The developer yesterday posted a sharp drop in third-quarterly earnings, citing a lack of new launches after its Saujana Glenmarie development was completed. In a regulatory filing, Eco World posted RM2.76 million in pre-tax profits from RM27.25 million revenue for the third quarter ended June 30, 2014 (3Q14), a sharp decline from RM12.5 million from RM43.96 million respectively in the previous corresponding period last year. For the nine-month period to-date (9MFY14), Eco World recorded RM7.68 million in pre-tax earnings from RM76.72 million turnover, just over a quarter of its RM25.6 million in pre-tax profits for 9MFY13, which saw RM112.34 million in revenue. “9M14 results were broadly in line with expectations as net profit made up 46% of our full-year forecast. We expect a stronger 4Q14,” said CIMB head of research Terence Wong. “Investors should also look beyond FY14 to FY15 onwards, when the contribution from the new assets will start.” Of note, Eco World acquired two land parcels in June and July, noted Wong — 493 acres in Selangor as well as one parcel in Sydney. “The combined gross development value (GDV) of the two projects is RM4.4-4.5 billion. It was also reported that Eco World has secured a RM7 billion GDV (gross development value) joint venture to redevelop the Pudu Jail land and a 470-acre parcel of land in Batu Kawan, Penang,” said Wong. “These four projects could boost group GDV by around RM20bn to nearly RM63 billion.” “This would put Eco World behind only UEM Sunrise and SP Setia in terms of GDV,” added Wong further. CIMB Research maintained its buy rating for Eco World in a note today, though revising its target price down to RM7.60 from RM8.00 set when itinitiated coverage last May. In July, EcoWorld entered into an agreement with a private landowner to acquire another 492 acres of land in Semenyih for a township project to be called EcoForest.
