SA told me that, the 2 show units going to open end of this month, also S&P signing will start too.
*
The developer has received APDL? Can a developer proceed with S&P signing without APDL?

Could anyonen pls confirm or validate this??
If view is blocked then the unique selling point +extra$$ charged for the golf view is meaningless.

This is a con game if they knew very well that the golf view will be blocked  yet keep on telling ppl that there will be golf course view 😠

You may see the link2 phase 2 plan here:

Type D1 can see the park/future community centre on the southern side. The design of balcony is to allow multi-angle views. For Type D, the balcony is jacked-out/floating corners to allow you to see another view of the facilities.
*
Jacked-out corner could be dangerous for children.

Refer to new HDA (Act 118), no one can collect any money before APDL, not even booking...correct me if I'm wrong. None of the stakeholder can do this..
*
Does it mean those who booked can cancel without providing any reason?

Anyone follow up on it?

Anyone has measured the emf/radiation level near that substation using a Gauss meter? Can share the readings?

Every condo has its own PPU and those with mixed dev like mall will have its own Substation.
*
The one normally found in condos is PE and not the big PPU that take in 33kV. PE is not that worrying as PPU. Correct me if it is not true.

Hearsay storage water heater will be used for shower.
You will need to preheat the water (may be around 20~30 minute) before you can take your bath.
It is a problem for those who need to take a shower early in the morning before going to work.

If you want to use the normal instant water heater, some changes to toilet might be needed as the electrical point might be hidden above plaster ceiling. you need to remove the tiles to get the wire connected to your instant water heater. You might need to repair your plaster ceiling because of this. All this will incur extra $$$.

The TV point location for the living room is different from the one shown in the brochure. The actual location is following the show unit one or the one in the brochure?

Hearsay the developer only provides basic aircon which is not inverter type. If you want to install aircon with inverter (which is very common now), you will need to change the aircon pipe. Once again you will need to hack the concrete, change the pipe to the pipe that support inverter aircon and then seal the pipe. This will incur extra $$$.

Is this layout correct? The second toilet and the yard is different from the show unit.
This might be the very draft version.

My personal feeling of this project. Not sure it is correct. For all the sifu out there, please comment me.
This property at this location no argue a really rare in town now.
For eg: those who wanted landed before due to his/her parents need some land for their own farming. Those who like nature rather than bricks around. Those who like jogging everyday. Those who like to go shopping mall often. Those who like to tracevl to city by LRT. Those who like to live nearer to CBD but do not want to the premium.
All these above are fulfilled in this project.
What are the bonus, the view surrounding the units are great too as it will not be any blocking at the moment.
I am still struggling to get my loan done hopefully. It may not success. That's the bad part of today situation.
I have selected the good unit. Not too high, not too low. At the floor of less units.
Very sayang if not able to secure this project. I have even asked the management to extend for me to get my more trial.

For waltz type a, there is no yard in the unit. While waltz type c, the master bedroom door is facing the toilet, and layout is weird.
*
type c has too many toilets.
skyluxe has too many balcony make the unit looks small.

The free fridge provided is about 260Liter only. The developer should provide at least 350Liter one especially for larger size units. They should refer to Twin Arkz that provides larger capacity fridges.

Very true.
And the cabinet above the fridge limits the fridge height. Additional hassle to remove the cabinet when ipgrading fridge
*
Hope the developer will consider this issue and upgrade the fridge size. Or else many trouble later.

Agree.
1. Fridge size issue
2. Water heater issue - either recommend brand or terus bagi free together with the fridge issue or suggest a add on package. Economies of scale probably get better rates than we purchase separately
3. Grill standardise design - something like twin Arkz la
*
I am sure there will be a guideline for main door grille design. But still, at the end, it will end up with a lot variations. Why not just make every unit come with the main door grille? I believe most of the buyers are willing to pay extra for it. A lot of hassle will be saved and get harmonized too.

I'll be write in to skyluxe for the few issues discussed :
1. Fridge to small and need to upgrade
2. Water heater type and guide
3. To standardise all main grill doors in term of colours,  design and material.
Anything wanted to add ?
*
request to clarify the concealed aircon piping can support inverter type aircon or not.
