Depends on how proactive this project's buyers are, not so much on the construction progress. I've seen projects where some forumers will announce the whatsapp group and there are projects where the buyers just remain silent throughout its construction period.

As for Block B, I received a whatsapp message on the middle of April from one of the sales staff that it was launched. Not sure how good the sales is, though. hmm.gif

If I recall correctly, when I visited last year when Block A was the only block available for sale, they only provided 2 air-conds. One for the master bedroom (1.0hp) and the other for the living room (2.0hp). As for the water heater, it's just electrical points. The rest are bare. Juliet windows at the balcony is provided, though.

Shouldn't be a major issue as it can be solved by paying a fine to DBKL and adhere to the requirements to do the construction only during the normal working hours.

It happened to the Holmes 2 and Avara Seputeh, but after doing the above, its business as usual.

Wonder what they're going to do with the current residents/tenants of the Sri Negeri Sembilan flats.

Temporary house them in one of their SkyAwani affordable condos while the affordable/replacement block are under-con and once that's complete, they can move back in? hmm.gif

When I first paid a visit at around early last year, the sales staff who attended to me didn't mention anything about MRT3. She only mentioned the Sentul Timur LRT station and was promoting on how close it is by 300m. Furthermore, a covered walkway to it was also touted at that time.

But bear in mind that I visited a few months after it was launched late in 2017, so the marketing folks could've changed their angle during that time.

True, but for my case, it's because there are many choices of new launches around KL and the Klang Valley itself. Takes a while to decide which project to go for. laugh.gif

Dy started my hunt since my first post in this section in 2017 and only managed to secure my desired unit in March this year.

Not so much on rushing to the point of compromising quality but they also have a deadline to meet, which is 48 months from the time the project was launched 2 years back. If the project is completed much later at around 2022, for sure they'll have to pay LAD to those early buyers in Block A.

It looks like it only reached the 2nd floor. Really slow progress from late 2017 until now.

If you want to compare it with the Birch, they've already gone past a few floors dy even though its construction started sometime late last year or early this year.

Try asking that same question to the early buyers of EkoCheras and Vivo @ 9 Seputeh. They managed to get a pretty fat LAD payout from the respective developers.

Wouldn't be surprised if the same case happened in this project if the completion is past their 2021 deadline.

Not many developers nowadays offer the hot water tank system and Juliet windows for the units..

It's up to you how you want to see it.

If you're in no hurry to move in or wanting to rent out the unit upon completion, then the LAD is a bonus.

If you're in a hurry to do the above, then yes, it's a pain to wait until it's completed. You can complain on how slow it is, yada yada yada, but at the end of the day, just be glad that the project is able to be completed (plus getting that LAD) than abandoned. That's the worse case scenario that no buyer would want to go through. I've heard many sad stories from people who bought such projects and how much they regret it.

I believe that is one of the highlights to attract buyers to this project to make it worth the price they paid, coupled with the lower density of 780 units compared to other projects offering a similar level of facilities but the density is over 1,000 units.

I'm focused more on comparing maintenance fees between the projects, but if you look at the below compilation (inclusive of sinking funds):
RM 0.35/sf - SkyMeridien (780 units @ 2 Blocks)
RM 0.32/sf - Duta Park Residences (1,300 units @ 3 blocks)
RM 0.30/sf - The Era @ Duta North (2,913 units @ 6 blocks)

You can see that the amount doesn't vary by a lot despite the increase in density for the latter 2 projects. If one were to prefer a project that is below 1,000 units and did such a comparison, then I'm not surprised why they will choose SkyMeridien over the other 2.

A member here in another thread once posted that for the facilities to be properly maintained, the project needs to be around 500 - 600 or more units for that to be possible. Of course, it also boils down on how responsible the unit owners, JMB and management team are regardless of the density of the project.

KL Mayor: Stop work order issued to developer and contractor over crawler crane incident

City mayor Datuk Nor Hisham Ahmad Dahlan said that Kuala Lumpur City Hall (DBKL) had taken immediate action following the incident on Friday (Dec 13) night.

“The stop work order will be in effect until DOSH issues a complete report of the incident, ” he said.

He added that a notice under Section 70B (5)(a) of the Road, Drainage and Building Act 1974 was also issued for failure to maintain safety or public property while carrying out construction work.

The fallen crawler crane at a nearby construction site caused injuries to three people, including a three-month-old infant and damaged a squatter house and two shops on Jalan 2/48A in Bandar Baru Sentul.

Well, they are not a small time developer anymore since they have a few completed projects under their belt like such as their SkyAwani Rumahwip, Ascenda and Bennington in their SkyArena masterplan. Not to mention those that are still under-con such as this project, SkyAwanis 2 & 3, SkyLuxe @ Bukit Jalil and The Valley @ Setiawangsa.

So, yes, one can say they are reputable, but not yet on the same level as the big boys such as Tropicana, IGB, MRCB, Sunway, BRDB and the likes.

Not so much older people, but not everyone like to live in areas such as this one. My parents also find it a turn off too, unfortunately.

I believe that once the surrounding areas are developed, such as the DBKL flats at the bottom and the land across the road inhabited by squatters, the outlook will improve significantly.

As for SkyLuxe in Bukit Jalil, I didn't consider it as I didn't find many interesting amenities there. Found it quite far from the city and more like a quiet area if you ask me. Will get more interesting once Pavilion Bukit Jalil and its surrounding areas are completed but still wouldn't consider it due to the distance.

Find that odd because none of Ekovests projects were targetted by the PH govt after the 64 and 97 plot saga case surfaced.

The strange thing is that none of their highway projects are affected and its still work as usual, so some members here suspect that politics had a hand in the suspension of the EkoTitiwangsa + KL River City project.

Then again, it could also be that their management decided to put them on hold due to the poor market sentiment or for other reasons only known to them. hmm.gif
