I think 600 p/sqft is after rebate.

Rebate is 10% from SPA price if not wrong

I'm focused more on comparing maintenance fees between the projects, but if you look at the below compilation (inclusive of sinking funds):
RM 0.35/sf - SkyMeridien (780 units @ 2 Blocks)
RM 0.32/sf - Duta Park Residences (1,300 units @ 3 blocks)
RM 0.30/sf - The Era @ Duta North (2,913 units @ 6 blocks)

You can see that the amount doesn't vary by a lot despite the increase in density for the latter 2 projects. If one were to prefer a project that is below 1,000 units and did such a comparison, then I'm not surprised why they will choose SkyMeridien over the other 2.

A member here in another thread once posted that for the facilities to be properly maintained, the project needs to be around 500 - 600 or more units for that to be possible. Of course, it also boils down on how responsible the unit owners, JMB and management team are regardless of the density of the project.

Nice, I opted for the bigger 4 bedroom Unit. When did you buy? Mine was 585 PSF. I purchased Jul 2018. Can consider early bird. Now gone up d .I think next year we can start forming WA and FB group d...

Block B less units, wonder if they will use it as a point to increase the price over the usual 5-15% New block launch pricejump.

I bought mine Jan/Feb 2019. Initially already wanted to purchase June/July of 18 as well, but I just switched jobs to one that is partially commission based. So bank requires 6 months pay slip. So delayed until 2019 to finalise purchase.

During that 6 months, still gatal look around for diff places. Final 3 were :

SkyMeridien (the winner in the end)

Savio Riana Dutamas (fiance loves the road and highway accessibility) I was 50/50 on KTM connectivity.

Tuan Residency (cuz low density and freehold, Road connectivity was ok) but public transport... Have to walk/cycle a bit to get to the new MRT.

Usually when I book the hotel close to beachside more costly, higher floor cheaper...Sentul Malaysia sekarang sudah kalah Sentul Indon, Sentul Indon ada IKEA...ada AEON....

Yes this is the first property i buying for own stay. Previously only have experience for investment and its very different when you buy for own stay because got constant battle between heart and mind haha. My final 3 for consideration were.

Hamilton Residence WM: felt a bit overpriced for the units that were left. Condo density also starting to get high in that area. Also not very confident of the dev.

Fennel: Nice to see from outside, actual unit finishing etc quite so so tbh

SkyMeridien: Had the best balance of location, Price, Facility and most importantly, gf and I loved it equally and that is a rare occurrenc because we are opposites haha

One thing to note is despite this project slow sales, Skyworld has been reluctant to offer more rebates to push units like other dev. When asked My SA why he said they not in a rush to sell because they know it will eventually sell out because of location, facility etc even if the price a bit steep. Looks like he's being proven right.

Well said. We live in a time where projects below 1000 units are considered a 'luxury' already so to have those rates still consider ok. Almost all new decently priced projects are 1000 units and above nowadays.

I'm surprised that you would even consider Fennel. Won't it already cost so much more than other undercon projects.
