just went to showhouse, take up rate impressive but I think most people did not know that commercial title water charges is RM36 min charges monthly. It means if you take delivery and leave the unit vacant for six months you have to fork out RM216 for nothing. Only plus point is it is neat lrt station

Can apply 2 convert 2 resi title right bro? If resi title electricity bill pay min rm3 if nt staying there.

How far 2 lrt stn?

Only TNB allows to convert.
Water and all those taxes is not possible to convert to residential rate unless you are able to convert the land title from commercial to residential (which is impossible).

Technically main entrance to LRT Station is like Sunway Putra Mall to KFC Raja Laut. It is considered near. Amaya Maluri Cheras is further away from AEON MRT Station.

Yes, regretfully only TNB can change to residential rate.

In addition to the above, the balance leasehold is 67 years and it seems it will not be stated in SPA that the lease will be extended to 99 years. The only confirmation that buyer will get is from the sales agent.

We went there last week and that was the same answer the developer staff gave to us. The only way we'll find out is when the project VP, I guess.

The closest example I can think of is the case of Shamelin Star, which is also a leasehold project. The management tried to apply for a renewal for the whole project, but the application got rejected and the reason given is that the individual unit owners have to renew it themselves. Not a big deal, but quite troublesome for the owners to go to the land office and apply it themselves.

If I'm not mistaken, only a handful of small units left. Still have quite a number of 982sf units and above sizes, but even so, there are quite a lot of takers dy.

You can still wait for the launch of Block B after the election, but the staff informed me that the price will increase from there on out.

Is not come with 300 metwr link bridge to LRT station? Saw in the ads available. Or is just "proposed"?

Anyway very big possibility LRT Sentul Timur will integrate with MRT3 circle line. Below 600 psf should be a worthy buy with direct link bridge + MRT3.

The developer staff informed us that it will be a covered walkway from this project to the LRT station, not a linked bridge.

And in the future, once the project is completed with the JMB formed, they might propose to build a door at the side gate/wall to shorten the traveling distance from this project to the LRT station.

I'll say it's roughly around RM 550/sf onwards, but it's best that you pay a visit to the sales gallery to enquire for more details. Just take note that the small units are facing south towards KL city but the larger units from 982sf onwards are all facing north towards Batu Caves and the mountains. And for the latter units, do take note of the premium pricing if you buy those 2 or 3 floors above the podium.

Still considering between this project and Duta Park atm, though. laugh.gif

But it is cheaper compare to those YTL projects there.

wa... from cheras shamelin star etc... now u buying closer to city center already... laugh.gif laugh.gif so leasehold freehold not your main concern eh... but still i cant see the attractiveness of duta park.... laugh.gif laugh.gif

LH/FH not really a top priority for me. I'm more concerned about the actual project details, location and surroundings. biggrin.gif

I actually didn't realise that Sentul is that close to the city. Thought that Duta Park is the closest dy at a more reasonable price. laugh.gif

Heard from the sales staff that the developer will redevelop the low-cost flats but as for the squatters on the top, that area falls under the purview of DBKL, so have to wait for further updates from their side on what to do with them.
