If price to high no point buying unless for your own stay coz don't expect price to continue to appreciate like before the past 2-3 years. Further more in 2015 there will be a lot of condo ready by than maybe u can even choose some with better location & lower pricing in the sub sale market.

No offense. if the price is below RM500 psf, i think it will finish in split second. Location is next to RM3mil+ bungalow and it is Taman Desa.

That's what i want to say. We might say it is close to HTC, smelly... but if the price is affordable, it will finish fast.

i hope they price it below RM1K psf.

By looking at skyluxe pricing... this proj i dont think it will be cheap. Skyworld is getting greedy. I dont see why they can demand premium from their proj... zero trqck record... none have been delivered. U never what u will get from them as of now. How la price Skyluxe BJ at 1kpsf. Madbess.

The smell is horrible..why would anyone live in that location? Even at 300psqft i wont love there unless the relocate sewage

Cant compared with Armada Villa, thats a landed and this is a condo, there are plenty of options at this pricing. Honestly location wise not the best, I would prefer The Address over this. Both are leasehold and The Address is @ RM590psf.

Yeah dont forget in front of this u see rumawip desamas and then behind is htc or desa valley rumawip..
For Armada Villa feel sorry for them, this was developed years ago and many are putting up for sale now..

Totally agreed!! Try building thousand units of Rumahwip in Bangsar or Damansara Heights.........will one way or another affect the super duper prices over there!

As far as im concern, rumawip has ceiling price when they sell it in future. And talking about rental, it is different market segment. Yes rumawip you can rent it cheaply, but who are these people that going to rent? And if you rent skyvogue, also different market. At the end, its depends on the tenant what kind of environment they want to live in. Eg. Bangsar South. Surrounded by low ans medium cost apartment. Is it really affect uoa developed bangsar south rental market?

My 2 cents though.

I think this project looks good, however I have 3 concerns here:

1) Too near to HTC & oxidation pond. Basically within 100 meter??
2) Small build up land. 1.4 acres of land!
3) Few more pieces of empty land nearby, if reserved for future development then too bad. Blocked all possible view?

Comparing this project to The Address, which one is more suitable for own stay?

As said earlier I'd prefer The Address over this.. both lands are pretty small and The Address is just opposite a school and the road going to the place is rather narrow.. all depends on your own preference..

To be fair, both have their own pro and con.
SV near to HTC and oxi pond, but near to commercial area. If for own living, good because walking distance can find food and do grocery. Im living in Desa Green now, everytime wanna eat have to drive out. Yes, now got delivery service, but sometimes prefer to go out eat and settle evrything at outside.

Meanwhile the address, no htc and oxi pond, but too near to schools and no commercial nearby. Imagine school days, with that width of road, it is going to be crazy to go in and out.

My 2 cents.

Based on what I saw when I drove by and Google Maps images, it looks like a children's playground there. Doesn't look like a big space to fit a condo there, unless it also includes the football field?

Looks like DBKL is pretty desperate for funds if they need to sell public land like the playground and the football field to a developer.

I always thought that abandoned school nearby is the location of this condo, but if it is not for SkyVogue, which developer bought that plot of land? hmm.gif

And judging by the artist impression and description over at the Skyworld website of 4 units per floor, I'll bet that the unit sizes will be pretty big and it will command roughly 1 mil min in the price itself.

Not sure if there will be many buyers at that income level willing to pay top dollar with the nearby htc in mind, but then again, there seems to be decent take up for Sunway Mont Residences at Mont Kiara which is built 150m away from the htc. hmm.gif

Can't answer that question coz like you, I'm just an average Joe looking around as well and have no idea what the layout looks like either. laugh.gif

The info I gave is based on what I saw at Skyworld's website and as far as I know, there is no sales gallery as of yet. Best you give them a call and enquire. Don't know if they'll know much either as there's not much news about this project, tho.

From my understanding the smallest size is 1050sqft for 2+1 rooms. Price from 600psf.
My concern is the HTC and oxidation pond, as well as the land is too small for my liking.
Besides, there's huge plot of empty land behind, which I suspect DBKL will not let it go to waste. In that case, any possible view is gone.

The info I gave is based on what I saw at Skyworld's website and as far as I know, there is no sales gallery as of yet. Best you give them a call and enquire. Don't know if they'll know much either as there's not much news about this project, tho.

Just checked at the website. Apparently they changed the details dy. Last week (or was it the week before?) it mentioned that it will be 4 units per floor plus only mentioning huge layouts. hmm.gif

Sad but true.
I think moving forward, we will be surrounded by all RUMAWIP projects. Either we like it or not.
It is a good initiative by the govt, but too bad there is no proper planning in terms of infrastructure and density wise.

That's true. So the best bet for any potential buyer is to choose projects (new launch/subsale) in a mature area with a low chance of the surroundings being developed into high-rises and avoid those with nearby empty plot of lands.

There is an empty plot of land near my condo at Seputeh which have yet to be developed (can be viewed from my unit), but if the construction works ever start, then there's a possibility that we'll loose the KL city view. Just lucky for us, that developer wasn't able to secure any buyers coz the prices they were offering were too high (maybe around RM 1,000 - RM 1,500/sqft, I guess), so no construction as of yet from the time my sister moved in 6-7 years ago until now. hmm.gif

actually for those rumawip or high end , mid end condo , or any properties , also got own market value.
rumawip have limit price, if for investment , i don think is a good consider ..

We happen to be at the Faber Towers when we popped by this project's booth 2 weeks ago. All manned by Skyworld staff. The staff attending to me mentioned that the htc will be below the facilities floor (8th floor, if I recall). At least it may allay fears of potential buyers that the htc is too close to the units facing in that direction (but can still be seen if the unit owner/tenant looks downwards tongue.gif). But still, the lower floor unit buyers should take note of this.

As for the masterplan, it seem to corroborate what is shown in the render.

I have dy given my contact details to the staff stationed there. Will wait for further news from him. biggrin.gif

Not to mention the STP which is across the road. Almost forgot about that. Future buyers had better take note of these two factors.

Best would be to buy units at the block facing towards Tmn Desa and the other block facing towards OKR/Bangsar South.

Doesn't mean the developer cannot proceed to market and request for unit bookings first while waiting for the APDL. The good thing is that any cheque collected from potential buyers will not be banked in. Only after they receive the APDL then they have the right to bank-in the cheque.

This was done for Parc 3 and The Address.

The Address, Taman Desa is the one having 4 units per floor & also big layouts only

Similar to SkyVogue, The Address unit size would be 1k++ to 2k++ w/o HTC & Tandem carpark

Price starting from 570psf only which I think is quite a good buy as well

The disputed land, Lot 54838, is located at one end of the development. The playground, which includes a jogging track, was built by the developer as part of their project for the benefit of surrounding residents.

DBKL work wonders, especially with this Tengku on board!

Yep, must be a challenge for the architech to design a condo in such a tight space. laugh.gif

I have a feeling that the facilities floor will definitely be quite crammed. Just have to wait and see the final design and floor plan once they got the APDL.

The land is so small, I really wonder how are they going to build a condo there. Pity those armada villa units that sit next to it. Accross the road is Residensi Desamas (323 units RUMAWIP). Tiny lands also can squeeze in.. Haha.

But those Armada Villa ppl who raised an issue about this should also include Residensi Desamas, to be fair. Just because the latter is a DBKL initiative for affordable housing doesn't mean that no one can raise an objection about the impact it'll have on the neighbourhood.

I agree here. The land is already bought by Skyworld. If the current condo doesn't materialise, they can just change the design from 3 blocks to 1 block to take advantage of the small size and raise the psf price in the process just to reduce the no. of persons per sqft in that neighbourhood itself.

I'm sure those uncles and aunties staying there should be aware of this, especially when these people are at a certain income level to invest in 1 or more properties. And they should also know that the holding costs that will be incurred on undeveloped plots of land being held by developers. Sooner or later, they'll have to develop it into a condo/serviced residence/mixed-development.

Last time when I checked Skyworld's website, there weren't any details on it (only a picture of a piano at that time) and I also read a post from one of the members here where he mentioned that the cheques are refunded/returned after the special preview event. Only now did I see the changes, which one can assume that they are moving forward with it.

I recall asking one of the sales staff at the SkyMeridien sales gallery back in July/August and she mentioned that this project is currently being re-planned and will submit the amended plans to DBKL once that is done. hmm.gif

Not sure what new DBKL officer gonna say and do for this land and high rise development.

Previously it was on hold due to BN and kuna* afraid losing votes due to many complains of the over d3velopment.

This piece of land is really small for high rise....which you don't even get side by side car park.

how is this property compared to the other high rises around Taman Desa area? what do you guys think?

i think they are probably launching at about 600 to 700 psf. but taman desa seems a bit overcrowded at the moment.

Taman desa area mostly dominated by what kind of ethnicity ah? does any one have a brief demographic of the area?

Not too sure atm. Last time I checked with one of their sales staff a year ago, its undergoing some replanning at their end.

A number of old condos there plus a more recent addition called Desa Papillon, which is aimed at higher-income buyers. As for those currently under-con, it's The Address 1 & 2, 2 rumahw1ps (Desa Satumas and Residensi Desamas) plus Aset Kayamas' private projects within the ex-Desa Waterpark land.

Price-wise for this particular project, I recall that the launch price was at RM 6xx/sf (tentative).

As for demographic, it's mostly Chinese just like the rest of the tamans along OKR, with a handful of Indians and Malays among them.

I am confident that this project will turn out well just like their previous projects such as their SkyArena master development and SkyMeridien.

Never did support those folks who were protesting overdevelopment and their pipe dream of getting these projects cancelled from the start.

I'm not sure what's the big lake at the side? if its sewage plant then it's a really big one...

drop by to have a look last month... in the end decided to forgo this project. nice building and facilities but still felt its overpriced due to the location + leasehold only. the HTC and oxidation pond are 2 huge factors

congratez on the "relaunch" of this project, when it was introduced last time i did a thorough survey and if nt mistaken there was a plan to cover up the oxidation pond like the one in OKR, but the HTC and abandoned school will still be there

The selling price is just solely riding on the taman desa address, althought its not at the "atas" part

They arranged the floor plan in a way that the smallest and cheapest layout is facing the oxidation pond side. If you want KL view you have to get the biggest and most exp unit... which at that price and considering the factors above, tough sell

And also if i rmb correctly, smallest unit you only get tendem parking. There is also no speedram for the parking and I recall looking at the model and spotting mezzanine floors in the parking

Really quite a shame because i thought the building and facilities provided are quite nice... skyworld agent showed me the internal design concepts. In the end everything is let down by the location and price

that's not true.

This STP is serving southern parts of KL and there's no way this can be closed or relocated in order to supply treated water back to these areas.

and DBKL 2020 plan did not mention this too.

Abbreviation for High-Tension Cable.

It's really close to this project, but according to the sales staff at its booth in Faber Towers last year, it will be 1 floor below the facilities floor, so you won't directly see it, unless you look down from there or from the units facing that direction.

in fact there is no empirical evidence for this. Different experts are arguing for and against this and their arguments are on the extreme end for both sides.

however, valuation also very much dependent on how the market perceives. and there's a fact that any property near to HTC will fetch a lower price than its homogeneous comparison.

This could only be changed if the market started to think otherwise. Else, market perception will always prevails the facts.

From the closest tip of this project, it's around 30m if you measure via GMaps.

If I recall correctly, there are about 7-8 floors of carparks, so the htc will be somewhere below the 8th floor. You won't be able to see it from the facilities floor and the subsequent units facing that direction unless you look below, putting aside perceptions for the htc.

Normal lah. Most developers do this for their advertisements and brochures.

It boils down to you as the buyer to do proper research and do a site visit before getting a unit in this project.

But what the above Prima Villa (and other Tmn Desa protesters) seem to ignore, conveniently or otherwise, was the closure of that playground prior to that announcement. I may not be a resident there, but I live nearby and do go there often for meals and noticed this closed-off playground. I only see the football field next to it in use, but the former was fenced up with a gate and was left locked and unused for quite a long time.

Maybe no one knows wat going to be built there prior to the protest. A few landed units vs hundred of condo units to be constructed is a huge difference and impact to the residents beside

True, but still, people in the neighbourhood will surely use that playground when Prima Villa was completed 7 years back along with the latter. And if it was suddenly fenced up prior to 2017 and left locked for a long time, somebody would've complained to DBKL by then.

I'm just surprised nobody made any noise when that happened until the day this project was announced to be constructed there. I've even searched Google for past articles about this playground but couldn't find anything on it prior to that. Reeks of hypocrisy on the part of the Prima Villa residents when they protest about it much later and not when the park was fenced up and locked.

Based on the above two posts, it's more of a training institute than a boarding house, and I don't see anything wrong with that. After all, homelessness has been a problem for a long time. How is this an issue in the first place?

And even if it does both (training and accommodation), why should we regard this as a negative? If this keeps people off the streets, I'm all for it.

based on past completed projects of skyworld, can see the dedication they put in each of their project, sometimes the pricing might be benchmark against what they provide to the market.. ultimately, depends on what buyers one, wan cheap, hipster is there waiting for you to buy..

Outside of AK's project, this part of Tmn Desa seems fine whenever I go there for meals and other activities.

In terms of rampant parking, I'll expect Residensi Desamas to have this issue, not this project since the former only allows 1 carpark for all units, whereas the minimum for the latter is 2 since the smallest unit is 1,085sf.

gov wanna let the developer to earn some proper margin by selling second car park.. but in reality how many really afford if its not included in the loan.. we are talking about lower medium income here not the upper echelon

I have few inquiries these days, overall is good in term of pricing, concept and layout but most of the concern is on the sewage pond to be honest, but developer has mentioned it will be upgrade become something like Pantai 2 sewage treatment plant under DBKL project.

It depends if you encounter the burden to fork out the downpayment then u can consider on their maybank campaign.
Otherwise normal housing loan will be good.

Hi, potential buyer here - giving my opinion based on my own research & experience with Taman Desa area:

Pros
1. Size and Layout - i really like the layouts for type B and C. I'm buying for own stay and a lot of what's being offered in the market today are 3 bedroom sub-1000 sqft units. Personally i want something that is a little bigger hence Skyvogue's size and layout are big plus points for me.

2. Location - I have some attachments to this location as i used to go to school here, for me it's really a right mix of convenience (good food, amenities, public parks, nice neighbourhood grocer(DeMarket) and easy access to highways) while being relatively peaceful/serene (if compared to places like sri petaling/bukit jalil which are a little busier) It's also next to Kuchai Lama, Old Klang Road, OUG, Bangsar, Seputeh (Mid Valley), Sri Petaling & Bukit Jalil which are all areas that i frequent for food/to hang out.

3. Price - I might get some hate for this but i actually think the price is quite reasonable (~RM560 psf) for the location and quality the buyers are supposedly getting (it's supposed to be the same series/quality as Skyluxe @bukit jalil). If you compare the price with Hipster then cannot compare lah but different quality lo.

4. Design & facilities - really like the facade design and concept (the lobby, lounge, sky deck, etc). Facilities seem to be well thought out/designed as well (but artist impression lah, end product don't know). However, this is a personal preference because not everyone will like the design.


Cons
1. Immediate density of the surrounding with Hipster (900 units) + Sentralmas (298 units), Satumas (1346 units) + Desamas (326 units) = 2870 units - this is my primary concern as i am worried the current infrastructure of Taman Desa is not ready for the sudden influx of residents. If you've visited the site, you'll notice alot of cars parked at the roadside, mainly desamas residents as i believe only 1 carpark is provided. The good news is that Hipster, Sentralmas and Satumas doesn't share the same road with Skyvogue main entrance, only Desamas shares the same road.

2. Parking & parking design - there are 10 levels of parking with 1a 1b kind of design. If your parking is at level 8 for example, you would need to go through 16 mini ramps to reach your level (even though technically it's still 8 full 360 degree turns). Agent mentioned this is for safety reasons but personally not a big fan.

3. HTC - personally am not too concerned as there are regulations relating to safe distance between HTCs and residential areas. Skyvogue's nearest unit is about 70m away (TNB's guideline is a minimum distance of 20m for 132kv HTC), if you are really worried then just choose units that are further away.

4. STP - an eyesore. However, choosing type B or C will solve this problem as only Type A faces the STP. If you're worried about the smell, as others here have mentioned, it is not a problem (speaking as a person who frequents the area as well). I have friends who live in the condos nearby, they have confirmed that there is no noticeable smell as well. However, if you are still concerned, can visit the site again to confirm for yourself.

In terms of your concern on traffic, with all the new surrounding developments VP-ing this year end/next year, i think more or less there will be some build up of traffic. Overall I like the project and also the fact that the facilities offered are pretty complete given that land size is only 1.34 acres, but still have concerns as mentioned above. As with every project, there are pros and cons, just depends on which cons you can live with.

Just my 2 cents as someone who is looking for own stay. Would also love to hear from other owners or sifus. Cheers.

Yup, land size is only 1.34 acres, but it looks super small from the front cuz the land is "V" shaped, presumably you passed by the front entrance at Jalan 1/109F (same row as Desamas) which I circled in blue.

I see maybe that is why then. I can't really see the entire land shape as I passed by from the front. The site is quite near to the shops though..and traffic isn't quite bad

Yup, it's a ~2-minute walk from the site to the Coffea Coffee/Sushi Mentai row of shops. Traffic for now still ok, but will have to wait for Hipster/Satumas/Sentralmas to VP to tell, am hoping that with the re-opening of the Jalan Desa exit after completion of MRT, at least some traffic will be partially diverted there.

Visited the show room yesterday, really like the horizontal layout and the location is very convenient with that price. Unfortunately there is not much rebate and promotion package which comes with aircond only. Another concerns is the poo pond nearby . I have been passing through NPE on daily while travelling to work and some time the smell is noticeable inside the car.

Struggling between 8th & Stellar and this project for looking rent out for time being and future own stay.

Yeah you're right, due to market conditions and all sometime hard to believe cause we don't know what's happening internally...guess I'll give another visit this weekend to see what they tell me haha

Care to elaborate more on the banks KIV on the project? Last I heard mostly maybank and public Bank are the main panels

And he say no smell.. ya maybe no smell at that point of time only..

Wait till the day is super hot and wind blowing to your balcony, then u can smell it day and night la..
Or during big rain pouring.. the smell lagi kao..

Beside highway pass by also smell so chocking ad..

When they smell shit everyday, they will get used to the smell but they are still smelling shit. Their brain just tell them to ignore it.

Good for them la everyday get smell of shit.

Read up on febreeze and how it almost closed down in the 90s. Science yo.

I'm not from around Taman Desa, but seeing such a huge Sewage Oxidation pond, wouldn't the authorities perform some treatment for the smell?
Any residence from that area can verify?

I call before indah water to complain smell busuk.

For small one, they will check, and inject more oxygen for the bacteria to do work

For big one like this, i dunno got inject oxygen for bacteria to work more effectively or not.

But anyhow, sewerage oxidation pond confirm will release ammonia and h2s one la.. cannot run one la this 2 gas.
