Looks like DBKL is pretty desperate for funds if they need to sell public land like the playground and the football field to a developer.

I always thought that abandoned school nearby is the location of this condo, but if it is not for SkyVogue, which developer bought that plot of land? hmm.gif

Football field make more sense, or both this and the playground combined, but wouldn't there be complaints/protests from the Taman Desa residents that there are no public spaces for recreational activities and sports if that were to happen? hmm.gif

Yeah, that's the great advantage of being close to the commercial lots which is just across the road. But pity it's near the htc, tho. And judging by the artist impression and description over at the Skyworld website of 4 units per floor, I'll bet that the unit sizes will be pretty big and it will command roughly 1 mil min in the price itself.

Not sure if there will be many buyers at that income level willing to pay top dollar with the nearby htc in mind, but then again, there seems to be decent take up for Sunway Mont Residences at Mont Kiara which is built 150m away from the htc. hmm.gif

Can't answer that question coz like you, I'm just an average Joe looking around as well and have no idea what the layout looks like either. laugh.gif

The info I gave is based on what I saw at Skyworld's website and as far as I know, there is no sales gallery as of yet. Best you give them a call and enquire. Don't know if they'll know much either as there's not much news about this project, tho.

Just checked at the website. Apparently they changed the details dy. Last week (or was it the week before?) it mentioned that it will be 4 units per floor plus only mentioning huge layouts. hmm.gif

That's true. So the best bet for any potential buyer is to choose projects (new launch/subsale) in a mature area with a low chance of the surroundings being developed into high-rises and avoid those with nearby empty plot of lands.

There is an empty plot of land near my condo at Seputeh which have yet to be developed (can be viewed from my unit), but if the construction works ever start, then there's a possibility that we'll loose the KL city view. Just lucky for us, that developer wasn't able to secure any buyers coz the prices they were offering were too high (maybe around RM 1,000 - RM 1,500/sqft, I guess), so no construction as of yet from the time my sister moved in 6-7 years ago until now. hmm.gif

We happen to be at the Faber Towers when we popped by this project's booth 2 weeks ago. All manned by Skyworld staff. The staff attending to me mentioned that the htc will be below the facilities floor (8th floor, if I recall). At least it may allay fears of potential buyers that the htc is too close to the units facing in that direction (but can still be seen if the unit owner/tenant looks downwards tongue.gif). But still, the lower floor unit buyers should take note of this.

As for the masterplan, it seem to corroborate what is shown in the render.

I have dy given my contact details to the staff stationed there. Will wait for further news from him. biggrin.gif

Best would be to buy units at the block facing towards Tmn Desa and the other block facing towards OKR/Bangsar South.

Doesn't mean the developer cannot proceed to market and request for unit bookings first while waiting for the APDL. The good thing is that any cheque collected from potential buyers will not be banked in. Only after they receive the APDL then they have the right to bank-in the cheque.

This was done for Parc 3 and The Address.

I have a feeling that the facilities floor will definitely be quite crammed. Just have to wait and see the final design and floor plan once they got the APDL.

But those Armada Villa ppl who raised an issue about this should also include Residensi Desamas, to be fair. Just because the latter is a DBKL initiative for affordable housing doesn't mean that no one can raise an objection about the impact it'll have on the neighbourhood.

I agree here. The land is already bought by Skyworld. If the current condo doesn't materialise, they can just change the design from 3 blocks to 1 block to take advantage of the small size and raise the psf price in the process just to reduce the no. of persons per sqft in that neighbourhood itself.

I'm sure those uncles and aunties staying there should be aware of this, especially when these people are at a certain income level to invest in 1 or more properties. And they should also know that the holding costs that will be incurred on undeveloped plots of land being held by developers. Sooner or later, they'll have to develop it into a condo/serviced residence/mixed-development.

Last time when I checked Skyworld's website, there weren't any details on it (only a picture of a piano at that time) and I also read a post from one of the members here where he mentioned that the cheques are refunded/returned after the special preview event. Only now did I see the changes, which one can assume that they are moving forward with it.

I recall asking one of the sales staff at the SkyMeridien sales gallery back in July/August and she mentioned that this project is currently being re-planned and will submit the amended plans to DBKL once that is done. hmm.gif

A number of old condos there plus a more recent addition called Desa Papillon, which is aimed at higher-income buyers. As for those currently under-con, it's The Address 1 & 2, 2 rumahw1ps (Desa Satumas and Residensi Desamas) plus Aset Kayamas' private projects within the ex-Desa Waterpark land.

Price-wise for this particular project, I recall that the launch price was at RM 6xx/sf (tentative).

As for demographic, it's mostly Chinese just like the rest of the tamans along OKR, with a handful of Indians and Malays among them.

Been quite a while since a new launch project's small size is at 1,xxx sf and above. Seen many of them are either 5xx sf, 6xx sf, 7xx sf, 8xx sf and 9xx sf.

Now I'm just waiting for the 'Save Tmn Desa' folks to start protesting overdevelopment. Get the popcorn ready.

I am confident that this project will turn out well just like their previous projects such as their SkyArena master development and SkyMeridien.

Never did support those folks who were protesting overdevelopment and their pipe dream of getting these projects cancelled from the start.

Abbreviation for High-Tension Cable.

It's really close to this project, but according to the sales staff at its booth in Faber Towers last year, it will be 1 floor below the facilities floor, so you won't directly see it, unless you look down from there or from the units facing that direction.

From the closest tip of this project, it's around 30m if you measure via GMaps.

If I recall correctly, there are about 7-8 floors of carparks, so the htc will be somewhere below the 8th floor. You won't be able to see it from the facilities floor and the subsequent units facing that direction unless you look below, putting aside perceptions for the htc.

Normal lah. Most developers do this for their advertisements and brochures.

It boils down to you as the buyer to do proper research and do a site visit before getting a unit in this project.
