anybody bought condo unit from newly launched block A? seems the sale quite slow, i guess they only managed to get less then 10 booking during the launch as i saw the booking chart..

am considering coz of the location - saw today Block A already has close to 30 reserved dots. Guess I have to decide fast.

Block A is about 5-6% higher in terms of pricing as compared to Block B and most of level 8 in block A is taken. Still some available units in Block B due to loan reject but 75% sold.
Landed already 80% sold despite several loan reject being released and then bought by other in a rather short time. Went there today for their Jom Ceria Raya and it's actually pretty windy despite scorching sun.

Yes unfortunately block A is more expensive compare to block B eventho the floor area are the same :-( not really sure bout discount n insentive they get for block B but block A seems a good bargain with 10+7+2% early bird. Downside of this condo, clubhouse design is a bit lousy..

With such low maintenance fees I am not complaining. Sejati ones is 800 per month and super nice. But is it fit for purpose? Can buy 1 car liao le

new launch block A start from 570K++ for type A 1000sqf.. type B 643k++ for type B 1191 sqf, type C is more expensive than this two type as the size is 1290sqf++ if im not mistaken.. i can be ur referral if u interested rclxms.gif thumbup.gif rclxm9.gif

It depends by progress but can safely say 40-60% disbursed by bank. How much per month depends on how much you loan la. A few hundred maybe?

When i last checked the house price for 22* 80 is around 953,000.00 before 5% discount.
Based on that and assume we take 90% loan for 35 years with 4.4% interest rate. Then monthly loan repayment will be around RM 4006.00.

If bank has disbursed 60% does that mean we have to start paying (RM 4006.00 * 60%) ~ RM 2,403.6 monthly? shocking.gif

Aik brader first time house buyer is it? You don't pay the full installment under the bank do a full release of your loan to developer. When it's still progressing normally you only pay the interest of how much the bank released that moment of time. That's why during DIBS days people buy like crazy as the progress interest during construction was borne by the developer. You still have about 2-2.5 years before you need to fork out the 4k+

in this case the house price is 953K, down-payment 10%, interest rate 4.4%, 35 years. The bank has disbursed 60% of the payment.

I don't have a definite formula. Need to either contact your banker or Google for a loan calculator. Good luck

Dear ceria residence folks...I have another issue to clarify with you all. AutoVille which is located just before the Ceria Residence is meant to be car showroom, service center, accessories shops and "workshops".

Aren't you guys concerned of having like 10-15 workshop just behind your yard? The showrooms, services centers and accessories shops shouldn’t be any issue, but workshops does trigger some concerns, because it emits quite a lot of exhaust smoke. Not to forget gas / smell from oil, sprays and other things they use in the workshop.

The air quality will be definitely compromised. If I’m not mistaken exhaust smoke are quite harmful. Can cause cancer and cardiovascular disease.
