Loan Amount : 953K - 10% downpayment ~ 857K
Bank has released 60%, that means 857k * 60% ~ 514K
Have to pay interest for 514k * 4.4% ~ RM 1,884.00

Its not like what i thought earlier.

Dear all , booked a unit today , 3rd floor @ 561k before disc . Will await loan application phase this coming few weeks. Is it a good buy , was a hasty move for me. The sales chart has around 60-70 units booked or sold. ( stickers ) in case of any one wondering .

Is their workmanship reliable and selected management? I like it cause it's 3b2r , I will probably start a family this coming two years time. This is my first property as well.

Maintenance wise because is not as fancy as a lot other project , is quite affordable ( rm 220 ) for a 1000sqft condo. Plus residential title rates electricity n water ultilities.

Currently working as commercial kitchens contractor & projects , office in Cheras.

Hope my actions will somehow land me a surprise path than a unfortunate one since it almost a instant buy without hesitation.

I like it a lot but I can't imagine staying in a condo without a balcony, that's one of the reasons that holds me back from buying it.

Do you mind sharing the benefit you're getting from them?

I prefer the yard for drying than the balcony , as it prevents the front view of the block ingested with clothes or ugly scenery with weird hang ups or lanterns tongue.gif that's my perspective however.

Gotten a 10% dp reduction and 2% rebate. Trying loan application at 495k . However I am doing this alone without parents help ( as they unable to ) and I am quite young ( 24 ) . Pray for me smile.gif

I was told by the agent 10% + 2% early bird rebate, which will expire when units hit 50. Based on what you said, it seems like early bird rebate is still on even at 60-70 sold.

Yes that was the deal , however the sa did mention to me that they can still allocate some of that discount quota from tower A , since some of the unit loan got rejected. The sa i got is quite friendly. Adrian

The SA I got quite friendly too... but the impression I get from this developer is they are not pushing sales, minimal advertising. Since they have been the master developer for CBJ for so many years and not much development has been done, I don't get confident enough with them if they don't do something.
Ceria condo is a good option, but too many uncertainties make me give up on it.

Heard they going to raise up the price for landed unit (leftover units). Also, there is no more rebate/ discount given for these units. Anyone can confirm?

30k price increased. Got few units less for landed, i think less than 5 units.
This developer still thinking to make more money even the left units almost out.

Does anyone know where is the exact location of the hospital going to be in Cyberjaya ? As per this news article it says near Autoville. Means it will be near Ceria ?

Cyberjaya will have government hospital by 2018

There's still a few landed still available at Lake Point Residence nearby. Priced slightly higher than Ceria, but build-up much larger

the front has space to park another 2 cars before reaching the road and back lane also quite wide but the developer is associated with mkland, not sure the workmanship good or not, last week still got some loan reject unit, dont know now still available or not
