when the petrol subject to GST or price more than RM3.00 per liter, the MRT still no news to be built to Semenyih....n ur working place at KL or more than 40km away per trip....dunno you still can smile everyday or not?
*
Lol, if petrol more than RM 3 per liter and subject to gst, you think those stay let say 10-20km from the KL city will smile ah?

As I say many times already, jam always consume much much more petrol than smooth drive. Try compare the petrol consumption driving 1 km jam jam jam with another route 3km but smooth driving.

Kajang have 3 MRT stations and all within 10 minutes driving from Semenyih. Semenyih resident do have a choice. As a matter of fact, kajang are terminal station and passenger normally have seats, if those staying 10-20km, be prepared to stand till reaching your station during morning or evening time..

By the way, if petrol reach RM 3 per liter, I am not sure what's the rate of property will hike up... brows.gif brows.gif

Just get a better paying job with petrol card thrown in wink.gif

Anyway, based on my calculations...my journey, yes it may seems longer but my fuel mileage is much better (10 to 20%) than my previous home to my office. Semenyih distance different is around approx 5 km between my old house in ampang to my office in pj and usj depends on which route I take. It may be shorter if I go usj from semenyih.

I believe everyone should be prepared that one day, our petrol may no longer be subsidised and thus, rm3 may happen. Till then, inflation would have gone up and folks may just need to re look at their budgeting.

Can consider for this 22x75, the price even cheaper than Rawang Anggun 3 22x70!!! Anggun 3 22x70 last year already sell up to 730k, now only left bumi unit.

Tomorrow will know the final pricing for all. If the information is correct then 673k will be north facing unit. South facing will have a small premium of usually 3k or 5k.

Why facing south is slightly more expansive?

Dunno, I am not expert. Many people always say south is better than north but what I see currently north is more expensive than south. Link Villas Fields of Gold and The Rise Guocoland selling up to 2.0mil above now..there is a Ho Chin Soon presentation at Fields of Gold near Emerald West today and tomorrow

Anggun properties shot up thanks to Aeon which bring some vibrancy to the property. I agree the property price have shot up a lot over there.

No need to be sorry. biggrin.gif
You are just a more conservative investor. Or you mostly venture into commercial property rather than residential property as your investment.
