I think it's really a personal preference la..
But if you really want to compare the pros and cons, below are my 2 cents:
Pros:
1. Easy accessible to Silk Highway
2. Low entry cost (developer offers rebates)
3. Freehold + low density
4. 1.5 acre of reserve jungle trail (suitable for family)
5. Peaceful environment
6. Less traffic jam compared to BMC and Sg.Long due to the traffic light issue (seems like the MPKJ is doing something)
7. Proposed EKVE, few kilometer away from Sutera Pines (discussion starts in 2014, but still pending green light from Selangor Gov)
8. Mid/long term capital appreciation as Sunway Land, Ecoworld and SP Setia (big players) are developing semenyih - they called it spill effect
Cons:
1. Fresh new developer in the market (Smart Niche - joint venture of Imaxland & Rivertree Group)
2. High maintenance cost @ 0.30 per sqft
3. Secluded area, less convenient as there is not much of commercial area
4. Pay RM1.00 to Silk Highway, everytime you want to go city area
Pros or Cons?? Dont know
New route built along Bukit Sungai Long to connect Sg Long to Silk Highway, to ease the traffic in Sg Long and BMC.
Ehh... I am also newbie in this area but can't really think of much cons for now
