USP is 1.5 acres of nature park within condo compound...

First time developer and JV btw Imax Land & Rivertree Group.. Last week they got preview in AEON Cheras Selatan.

Heard Block B mostly booked by friends & Family dy.

Is within twin palms area.. First condo in that area..

You choice between, convenience or peaceful

If you choose convenience, then you will annoyed by noise nuisance and poor upkeep surrounding.

This area mainly focus on niche greens and peace. Same like sungai long motto, home sweet home

Sunway and BRDB got land nearby this area according to agent...

And you knw Sunway definitely will launch higher price tag in future..

this area good for own stay...

Currently no booth set up, you have to contact there office according to the website i given in 1st page. They will direct you to their sa. Limited unit for block b. Definitely cheaper than emerald residence and permata residence imho

the unit type for Block A layout will be more suit your taste. The bedroom 2 door orientation will be same as bedroom 3 coz built up bigger. Block A also offers dual key concept for largest unit

this project is in Twin Palms, land beside Twin Palms Prescint 1..

Overall looks good, just that everytime you come out from Twin Palms, have to passby tol and pay Rm1..

No amenities inside Twin Palms.. If you forget to buy smtg and wanna go out, or having quick meal out side.. Please add extra RM1....

Environment , surrounding is good..

And ceiling height is 11 feet according SA.

Should be launch by end of this year. Any new project launching next year is very risky due to GST and new policy from Budget 2015

im not sure, but seems like Selangor is the Best migrating state in malaysia. IMO, flipping always a game created by government, this is how they generate more income from RPGT and stamp duty. flippers contribute millions to government revenue.

For Block B, already gave the booking fees 5k yet they informed they haven' acquire so call license to start this project. Agent from Venture properties contacted me said by next month they can only finalize the licensing. I personally think is bit fraud, don't you all think so?

Block A is opening for registration booking at AEON Mahkota Cheras dy. Also heard from the agent that Sales Gallery will be opening anytime soon mid of September in C180, if not mistaken is the unit above the corner mamak stall.

Initially i plan to buy this project.after my study i get some info want to share with you guy.

1.initially the developer want to build semi d at this piece of land.because no buyer..they cancel the project.

2.one of my friend as a banker at one bank inform me,previous project already be empanelment.suddenly take off.why?

3.developer only build government project b4.never build residential project.no track record..haha

Sungai long and mahkota cheras already got so many project and development.i mean condo, emerald residence. greeview villa.makhota residence condo..so many., suria residence. landed over than only selling at 550k..

If u want for investment.. may i ask ,u want to rent to who.

If own stay should be ok.i think.

Personally i think toll is not an issue.
Name out which place you dont need to pay toll?
Even people in Sg. Long tends to pay this toll and make a U-turn at Twin Palm to Balakong due to highly congested traffic in Sg. Long every morning.

I'm not sure whether what is the issue of no buyer on the semi-d proposed in this land. But we can see that Lum Chang which develope Twin Palm is fully owned and still launching.
I would say that the land is too small to build semi-D instead building a medium to high-end condo would have more benefit and profit to the developer.

Besides, the proposed KL Outer Ring Road can be an added advantage too. But i don't know when will it be completed.

For the meanwhile, the project most likely suitable for own stay until the proposed highway been done.

Juz my 2cents opinion.

this project JV with 3 companies. A lot developer starting fresh but throwing out attractive package and easy ownership. Not easy to find a condo from rm400 psft.

Eventhough price point is good and easy ownership..

But one have to consider to a must pay tol everytime y go out from your house..

I think is about rm1...

If for own stay.. u can calculate how many time you out from your house per week and per year..

I think every developer they don't cover this imburstment fees. Although they cover SPA and legal fees, but this those personal they don't cover. It's only cost couple of 1-2k and also stamp duty fees.

When that time agent promised me they wont bank in the cheque but just only keep themselves..

But this morning bank have informed me abount developer starting to bank in the cheque...

i complaint to agent but agent said developer make decision without inform them

Hm..i guess the agent who serve you given you the wrong info.
For my part, the agent told me once the developer get the AP, then only they will bank in the cheque.
Because at the time we hand the cheque to book on the unit for block B, they still yet to get the AP.
Also, my agent did call and inform me one week before they bank in the cheque.

You can also refer back to the booking form they issue to us on clause no.4, as followings :-

actually its good that developer start processing your booking, meaning they have secured the APDL. in others means, they can official launch it and selling with premium price for left over units. instant paper gain for those early birdy like you.

price wise is quite ok... but considering the transportation and the developer... hmm.gif

Those are Normal RC Piling. Should be doable if the soil condition there is good.

I also booked a unit for own stay. Submitted to Pbb and UOB, it appears that UOB offer 4.45% now. The mortgage specialist said this is the best rate they offered for this project. smile.gif

As SP told me now affin bank is another panel. As stated in the paper the best rate they offer is 4.40%

I think it's really a personal preference la..
But if you really want to compare the pros and cons, below are my 2 cents:

Pros:
1. Easy accessible to Silk Highway
2. Low entry cost (developer offers rebates)
3. Freehold + low density
4. 1.5 acre of reserve jungle trail (suitable for family)
5. Peaceful environment
6. Less traffic jam compared to BMC and Sg.Long due to the traffic light issue (seems like the MPKJ is doing something)
7. Proposed EKVE, few kilometer away from Sutera Pines (discussion starts in 2014, but still pending green light from Selangor Gov)
8. Mid/long term capital appreciation as Sunway Land, Ecoworld and SP Setia (big players) are developing semenyih - they called it spill effect

Cons:
1. Fresh new developer in the market (Smart Niche - joint venture of Imaxland & Rivertree Group)
2. High maintenance cost @ 0.30 per sqft
3. Secluded area, less convenient as there is not much of commercial area
4. Pay RM1.00 to Silk Highway, everytime you want to go city area

Pros or Cons?? Dont know
New route built along Bukit Sungai Long to connect Sg Long to Silk Highway, to ease the traffic in Sg Long and BMC.

Ehh... I am also newbie in this area but can't really think of much cons for now wink.gif

Yea, let's hope that this developer keep their promise as what they have proudly mentioned in the Property Insight..

Yesterday I watch the preview video of Landmark II, it seems to me that they didn't put in some efforts in doing some simple introduction of their product (i.e. facilities, layout, selling point and etc.). Plus, this Landmark II is very close to MRT, could be very noisy and mostly likely will be rented by lots of foreign workers due to its convenience. No doubt it's a good investment, but for own stay, I may have to think twice.. hmm.gif hmm.gif

As for Netizen, the price is slightly at the high side already.. tongue.gif

Based on what I saw last 2 weeks, Block A sold almost 90%. Left those bigger units which are more expensive.

You need to ascertain the direction for both the building and door/balcony physically first then can make conclusion, fengshui audit purely based on floor plan is not workable.

I went to their Sales Gallery last week to see the 1118sf Block A unit and it seems quite nice! The SA was good and gave me a copy of the Property Insight December 2014 for me to understand more about the new project. The SNG group members consist of interesting individuals, coming from different background.

Other plus point is that this project is surrounded by Twin Palms, and it offers 1.5 acres of forest walkway. Very nice lor!

If like that, surely the smaller unit 1118sf will have the tandem parking and the bigger unit will have side by side parking lor. If the developer is SMART as they claimed they are "SMART" Niche group, then the tandem parking can be designed in a way where both cars can exit, but it will be at the opposite direction. Like those car parks at shopping mall! tongue.gif

Yes. For 1538 s/f unit have side by side car park 3 units. Other unit normally is front and back.

u right.. some of them is front back but both car can drive out with their own direction (just like shopping mall).. based on the number/ quatity of 1,300 & 1,500sqft unit, don't thk all side by side parking lot is under those unit.. in fact got 1,118 owner get side by side, just the distance car park lot to link bridge is consider far ...

i am a ktar student and stay at genting klang before... say honestly, u wont like a student stay beside or above or below with u.... based on my own experience and other ktar frined.. not say they not good, just too energetic laugh.gif (now i feel guility to neighbour) Some of my friend even playing football in unit...(imagine the leg kick/step sound if u stay below them)

no offense to Utar student nya~~ cos we all have "young" time~~~

Owners may renovate to create more rooms for students lo, to increase the rental rate.. just like the recent issue which happen to the condo nearby UTAR...
Personally I think, it's all depends on our management whether they will control all these to happen or not. Remember that we need to sign the mutual covenant? Even Tenant need to sign that.. hope that could at least regulate those irresponsible tenant lo...

Actually I went to the showroom and attended by the SA there, he only told me that big units will get side-by-side, smaller unit 1,118 is front & back..
Since he never enlighten me regarding the front and back carpark is same like those shopping malls as you said, so I didnt consider to go further for this project... =p
I am not sure how they allocate the carpark for each unit but i think he told me the carpark layout not yet ready? I forgot...

What I like Sutera Pines is, there is reserved park behind it, and nice unit layout.

WHen the SA told front and back for small unit then I sien jor...
And there are limited units facing the pool... and the other block at the other side which is quite far from the pool...

You have all the rights to ask the SA to disclose to you before you place any booking. But I place the booking first before I found out my unit comes with side-by-side car park la.. my SA quite good de, he say the unit I booked does not come with side-by-side car park, I can still change unit even I've placed my booking.

Provide a very significant alternative for Semenyih people to commute to KL as well..

This EKVE most likely will happen la, personally I think... because it compensate for SP Setia, Ecoworld and Sunway Semenyih (three big players)... somehow got connection la.... brows.gif brows.gif

You're right. I was attracted by the 1.5 acre greeneries too! I hope there would be any further development behind the condo, so we could still enjoy the fresh air surrounded by lush greeneries.. now i can imagine the fresh and breeze air in the morning.. lol

I heard they will do electric fencing for the perimeters!

I am not sure whether the electric fencing is better than the PIDS fencing?! any ideas

I think Federal Gomen and State gomen already approved the EKVE project...

Since phase 2 is not approved, not sure if many people will be using EKVE to Ukay perdana tol, as that's the "terminal tol" for the time being... Presumably more traffic will be going to the Ampang toll instead, coz that's the gateway to KL city center..

That's the price we need to pay for development.. EKVE is an urgent need for Southeast/ South Klang Valley resident now, as the traffic along Cheras is already too congested now...

Yeah if you look at the EKVE alignment in the following link https://www.google.com/maps/d/viewer?mid=zg...5vZq-hR64&hl=en

you will see that the EKVE will branch to SILK highway after the RM1 Sg Long toll. The EKVE will branch into SILK in between Twin Palms and also Goodview Height Sg Long. High level units in Block B may be able to see the EKVE highway, whereas the lower units are blocked by the 1.5 acres hill tongue.gif

Sutera pines is providing free shuttle bus to MRT station, and that's great!

I believe the shuttle bus should also stops at Sg Long town, UTAR and Mahkota Cheras!

Yea, still there, but I'm not sure how the alignment would be. Based on EKVE DEIA google map, it looks like the EKVE is built at the opposite side of an mini hill, but I couldn't confirm on that. If it is another side of the hill, at least it could reduce the noises and air pollution in long run.

No doubt, EKVE project is a beneficial project, only if it is well-managed and properly maintained by the responsible developer.

Also , based the alignment itself EKVE interchange exit just few KM away from the RM 1 toll , Wondering will they make it abandon for this toll or not ..hahaha..

It wasn't stipulated anywhere in S&P of Sutera Pines, so I'm quite confident that we still need to pay RM1 toll everytime if we are heading out (be it to Kajang, using EKVE or to KL).. sadly...

Moreover, I don't think SILK will allow EKVE to build interchange inside Twin Palm/Sutera Pines inner lane as people tend to avoid paying RM1 lo! On the bright side, the inner lane will remain quiet and exclusive for the resident lo tongue.gif

Btw, I went there last 2 weeks, nothing much to see other than the piling works that they are working on... yea, 'll see how la ya..

Noted that estimated completion date will be 2nd Quarter of 2016 , Seems fast ...

Yeah, the maintenance fees is abit steep but I believe it will attract a different niche of customers, who expect certain types of facilities etc. Hope the finishing products are good! Keeping my fingers crossed. biggrin.gif

If they can turn that mini hill into something like Setia Ecohill, then it will be great! I think the upper units at Block B is higher than the mini hill biggrin.gif

From Sg Long to Twin Palms direction, after 10 to 15 meters turning left and heading towards Twin Palm, do you all notice that there is an access road currently busy with many lorries coming in and out from that area? It used to be a dumpsite? but it seems like it will be developed! FYI, beside this piece of land is the Bukit Sg Long and Capa Residency.

By tapping in to the EKVE and the tunnel of twin palm, can have direct access to the EKVE without the need to pay any toll i presume...

Hmm... it is still too early to judge if the AZRB is going to build a lane to EKVE through Twin Palm tunnel without paying RM1 toll as the other road users from Balakong using SILK will take advantage on it to skip RM1 toll.. hmm.gif

Since this is a highway, for sure there will be interchange to be built along Silk. If based on the map below, sutera pines resident should not pay any toll for accessing the EKVE, no? hmm.gif hmm.gif

What's the rate for common highway now? Should be around 15 to 16 cents per km now?

From Sungai Long till Ampang exit is around 22km I suppose... Toll rate should be around RM 3.50 one way I presume..

Do you aware the rate for MRT? Currently LRT from Ampang station till KL sentral already RM 4.10 one way if not mistaken.. MRT service from KL sentral (muzium negara) to Kajang vicinity station should be double than this rate as well... hmm.gif hmm.gif

The toll fee for EKVE really not cheap, may not have sufficient traffic flow initially I suppose.

Not so familiar with LRT rate, I remember around RM1.70 from Cheras to PWTC.

Based on the dotted line... My guess was the link is from SILK (from Semenyih) to EKVE, not sure if the grey line (SILK to Twin Palm) is linked to EKVE hmm.gif

I don't have pictures of the Hill at Ecohill tongue.gif I think it is best to let Sutera Pines developer with their ingenious team (as they claim they are) to craft this mini hill into something interesting and hopefully visible to users of SILK and EKVE highway! They should have something distinctive and iconic for people to visibly see from a distance. that's my opinion lor rclxms.gif

The new EKVE sungai long toll should be an interchange, means if from Ampang, can go out to Silk heading to Semenyih. At the same time, can go out to Silk heading to Twin Palm / Sungai Long / Balakong direction as well.

One of the main concern is that the 100 public parking spaces available below Unit A, which houses 8 shoplexes, could be used by unscrupulous people to abandon their (stolen) cars?

The management should have the authority to tow away abandoned cars right, since it is still within SP compound?
Since SP houses 8 shoplexes, they still have to allow outsiders to come in... but the outsiders should be mostly living around twin palm..

Yeah, that's why sungai long residents should enter EKVE via BMC toll, and not sungai long toll, to skip the RM 1.00 Silk toll at Twin Palm.

if we enter EKVE using sglong silk, probably we need to pay 2 time (1 for sg long SILK+ 1 sg long EKVE)
if we use BMC, then only pay 1 toll for BMC EKVE brows.gif

Yeah that's right! I see many workers working on the site most of the days, and it should be completed in the 2nd quarter of 2017 biggrin.gif

But it seems like the road towards the site is quite narrow and small. Hopefully SP will widen the road in the future. tongue.gif

once they published their video for this project, i aldy aware the road slope problem... i repeat and repeat to watch the car climbing up the slope... and i thk this is high possibility the end product (road) will become like this...

bulk purchase is actually en block offer for developer exclusive agents.

Nothing special, its an add on package by the agent to attract buyers. becareful on those freebies if u get wat i mean

it seems like it takes 10 days for the contractor to build one level.

I know AZRB is clearing the woods near that area for EKVE exit at Sg Long.

Am considering sutera pines. Went to see the show unit just now. Love the concept and environment. But on car park, SA says not allocated yet, so not sure if it is side by side or front/back. Anyone has different info from SA? Believed s&p wont state this as well right? Not many units left to choose from.

Yes, my unit comes with side-by-side car park. According to SA, higher floor getting better car park allocation. Always check and confirm with SA on the car park allocation before you place your booking smile.gif

Yes 1.80 quite heavy but if compare to semenyih already ok because to semenyih have to pay RM8 per day

Hopefully Sutera Pines will have a convenient store which allow outsider to go in. This will surely save up a lot of toll cost for people who stay around this area.

ya.. as i know, this is what developer has planned.. 8 retail unit, 4 retail unit serve as convenient store, clinic, laundry, and cafe...

and is allowed outsider ... cos the business can't sustain if customer only from SP resident

I would say Sutera Pines.
Considering the surrounding, it would become a high end area for own stay purpose.
I believe the flipping potential is very high as the price is still quite cheap for this kind of concept. brows.gif brows.gif

1. To enter Sutera Pines, need to pass by one toll (RM 1.80), imagine everytime you need to go out makan (the nearby area not much restaurant, you have to drive out, hence you need to beat the toll.

2. It is 6 to 7 km to UTAR, I observed most UTAR-ian still prefer to stay somewhere within walking distance to campus.

3. Everyone know if you were to heard from Sg Long to KLCC area or PJ, the road is damm jam, need to depart at 6am to avoid those massive jam.

4. It is located in high end area together with the Twin Palm double storey but not much restaurant within walking distance.

Overall, many foresee the price will not skyrocket within 6- 10 years, IMHO.

2. If the rental price "rocket", they will rather move further. Price is the main determinant.
3. With MRT, you don't need to drive to KL.
4. If you are rich enough to stay in Twin Palm and Sutera Pines, you wouldn't be bothered about the toll. All you want is lifestyle.

I really hope Smart Niche will develop proper access road to Sutera Pines from the main road linking to the tunnel. I hope it will not be a zig-zagging road which can cause inconvenient to users.

The SA of sutera pines told me biggrin.gif and if you see the Sunway report it shown that they have a 80:20 jv piece of land in Sg Long.

Sutera pines VP sometime in December 2017 / January 2018 according to SA! The developer is now spending more $$$ to beautify the facade of the condominiums. Hopefully it will not dissapoint lar. Keeping our fingers crossed!

Note: The high tension cable at the main entrance towards the hill heading to the Sutera Pines condo looks ugly and flimsy.

It was a small one but from a distance you can see its ugly and the wires are flimsy dropping near the main entrance towards SP and the last visit I found that they have re-aligned it and it looks much better now thumbsup.gif

What happened to this project?! Why so slow completion? The Facade of the entire project needs further upgrade; otherwise, it is just too plain compare to many other projects.
