there is also massive earthwork inside bangi golf resort, that facing sect 3 and 4..wonder what is this project?
any possibility sunway bought some land there for this gandaria? since what i know there is almost no undevelop land at b.b.bangi...

There's only Evo Soho for high rise in bbbangi which will be completed in 2017. i know about this Gandaria project will be at the empty commercial land behind Bangi Sentral, just did not expect it is going to be this soon. There will be 259 serviced apartment and 34 retail units. hoping that it will boost the commercial area there. Bbbangi has no high rise so i think it is good if we have another one built here.

in newspaper stated min RM500k.. low density 240 serviced apartment.

what bangi needs now is office tower. too much residential cant cater the needs for the working class ppl.

actually i thought the building opposite warta / behind aeon logistics is Gandaria as I've no idea what those buildings are. If it is planned to be in Seksyen 9, then I am wrong. Still I have no idea what project opposite Warta.

Sad that the area is not covered by public transportations apart from Rapid buses.

PETALING JAYA (Dec 1): Sunway Property Bhd will be launching its newest integrated development, Sunway Gandaria, in Bandar Baru Bangi in the first quarter of 2016. The project comprises retail shops and a block of serviced apartments, and will stand as the tallest landmark within the vicinity upon its completion.

“Sunway Gandaria will be the choice development for first-time owners, upgraders and business owners who demand value while capitalising on the growing expansion of the Southern Klang Valley development corridor as an optimal business and residential hub,” said Sunway property development division executive director Ang Kee Ping (pictured).

Sunway previewed the development for the media in its sales gallery in Bandar Baru Bangi today.

Slated for completion by 1Q2020, the 2.04-acre mixed-development has an estimated gross development value of RM226 million, with RM51 million coming from the 34 units of retail outlets and RM175 million from the 259-unit residence tower. Built-ups for the retail units range from 984 sq ft to 6,231 sq ft while the residences range from 951 sq ft to 1,410 sq ft. Retail units are priced from RM1 million to RM3 million and the residences from RM550,000 to RM750,000.

Sunway Gandaria retail outlets are expected to benefit from 1,000 residents within the development itself as well as more than 500,000 from the surrounding areas of Bangi, Kajang and Nilai, which include students, residents as well as employees of multinational corporations.

“We are aiming for a demographic more skewed towards owner-occupiers, but we’re open to investors as well,” Ang stated. “The property market is definitely soft, but we’re remaining optimistic in regards to sales.”

The residences will have a number of facilities including a 50m lap pool, a gym overlooking the pool, and round-the-clock three-tier security. There is also a range of amenities nearby such as schools and universities, financial institutions, shopping malls, the Cempaka Lake Gardens and the Bangi Golf course.

“To make it even easier for potential homeowners, investors and businesses to gain value from the development and be a part of this exciting community, we will provide Easy Ownership Packages during its launch,” Ang said, adding that packages would entail low down payments and deferred payments for investors.

The development will be accessible via major highways such as the KL-Seremban Highway, the Silk Highway, the New Klang Valley Expressway (NKVE), the South Klang Valley Expressway (SKVE), and Cheras-Kajang Expressway. Its proximity to the Mass Rapid Transit (MRT) Line 1’s Kajang station (expected to be operational by 2017) and the proposed MRT Line 2’s Putrajaya station will also assist in connectivity.

Sunway Property is the property division of Sunway Group and has a portfolio that extends to China, India, Cambodia, Vietnam and Singapore.

Opinion is subjective...went to their showroom yesterday for the official launch...

2xx+ unit available around 60+ units booked on 1st day.

Cheapest after all discount for bumi is around 485k...

Yes quite expensive but the size is big...

Also for bangi this is the most strategic location and developer is sunway...what can u expect? 😸

Got a fren selling project thr internal staff so i just lent my support. I handle project in bangi which is cheaper than this 😄

Commercial can do well, population of student is massive. For rental students tend to find cheaper place. Somehow the price is quite step as rental ratio is kind of negative flow. Own stay is subjective. But bangi not bad actually population is there.

Wah Bumi gets 10% whereas PALS only get 3 ?

PETALING JAYA (March 29): Sunway Property, the property division of Sunway Bhd, today announced a campaign that features financial assistance to potential buyers of its upcoming launches.

The group's managing director of property development division for Malaysia and Singapore Sarena Cheah said the Sunway Property Certainty Campaign comprises three packages — a guaranteed loan, deferred payment and a voluntary exit plan.

"For homebuyers who meet the basic criteria, we are happy to assist them by providing a certainty package with a guaranteed loan thereby enabling them with greater sense of comfort to own their dream home.

"Homebuyers can also opt for the deferred payment option with an initial down payment as low as 3%. We have also put in place the option for purchasers to terminate their sale and purchase agreement if they lose their employment," she said when launching the campaign.

Cheah said the projects eligible for the loans include Sunway Gandaria in Bangi (RM200 million gross development value or GDV), Brook Residences in Mont Kiara (RM200 million GDV) and the final phase of condominiums for Sunway Geo Residences 3 in Bandar Sunway (RM420 million GDV).

The loans will be for a fixed tenure of 15 years, with a fixed interest rate based on a commercial basis. The offer is from March 29 to Sept 30, with the loan to be provided as at the completion date of the property.

Cheah added that the loans issued will be funded internally, via the Sunway group's financial arm, and said that the loans will be palatable for the group.

"It is actually very palatable for us overall. The balance sheet of the developer is very important. Today, the group is very comfortable and strong, and we know what to look out for and what we can or cannot do. We have a financing group in the arm for many years.

"Compared to the total market capitalisation of the group, it's very affordable for us. Also, we also will be charging interest on the loans, so it's no loss at all," she said.

for investment is decent...price they are selling is hitting fully matured bandar baru bangi township...

I ll ask my SA regarding the height..the attractive point is that the location wise..in the heart of sek 9 bangi which is walkable to all amenities nearby..for homestay also very good choice if for investment purposes..no high rise rite now except evo soho which will be completed next year..in my opinion, this low dens project is very good for both own stay and investment..

For me because of the location wise..bangi avenue still not yet matured enough..still developing..nearest is bandar seri putra..n in future will be beside water theme park..for me different people different taste..some people would prefer already matured place..and maybe the high rise property to settle down..for me, bangi avenue location is not bad..tesco still in progress at bandar puteri..so still decent place to stay..

Taken 18th Sept 2016.
Saw one board newly Tesco Extra built within 15 minutes.
Eventually took 30 min drive.

Jumpa pun forum sunway gandaria.....just recently book a unit at gandaria bangi mid jan 2017. lower levels mostly dah abis. tinggal sikit yg mid and byk upper levels je. based on borak with salesman, more than 140 units already booked.

Been living in bbbangi since sekolah rendah, i like the area because every weekend i jogged around tasik cempaka. planning to move in here with my family when it is finished. walking distance to some good private schools like sri ayesha, sriti and smiti thumbup.gif

looking forward to moving from landed to 1st time living in a high rise rclxms.gif

*sapa nak beli boleh kongsi half-half buyer referrel money hihihihi (sorry masa beli tak contact pulak kawan kawan dlm forum ni hence takde dpt share cry.gif ...)

Waa.....new apartment beside McD and tasik cempaka bangi it seems from pkns..miss the launch....found out just know when jogging this morning looking at the empty podium hehehe.....this is better location than gandaria it seems....dont know when will start sale and what price....hope this will help increase gandaria value. But people might cancel gandaria and wait for this....but the more development the better.

For me, beli je sebab suka area tu and good as a second house or a retirement small home easy to maintain. I already am living in bbbangi in my own landed house and my parents also in bbangi.

Usually people buy in bbbangi to live in. Not exactly flipping because the developer already put future pricing. For example, sem d in bbbangi in 2009 already around 900k 😂

nice show unit for type A.

However, just found out that they said they will use some kind of frosted glass for the windows to block sunshine and safety issues hence blocking view inside through the windows except have to open windows for viewing. similar to the glass windows on the new show unit type A

a bit disappointed as i hope i can get good panoramic views from the apartment windows.

is this true? Any buyers here know about this?

ABOUT two weeks ago, a group of about 80 property club members saw licensed auctioneer Warrick Singh.

They were seeking solutions as to what they can do with their property purchases which they took vacant possession a few years ago.



Aged between 28 and 42, most of them have two or three property units purchased in 2011 and they were given possession of the property in 2014 or 2015.Many of them, according to Warrick, have never heard about the property cycle or property clock.

“They bought the properties based on what they were taught about the good debt versus bad debt principle, that buying properties is a good debt,” says Warrick.



They are disgruntled now because they are unable to rent out the units to meet the monthly mortgage payments and they do not want to sell at a loss, although some have done so. They are also unhappy they have to pay for the monthly management charges and sinking fund.

Warrick says their gross salaries were “between RM5,000 and RM10,000 or dual income”.

“They were seeking a solution but I had no solution. Instead, I told them about the property clock. Some call it property cycle which is roughly every seven to 10 years.

“Prices will not be down all the time. Just as there is a peak, there will be a bottom. That is the first thing buyers must understand. So timing is important,” he says.

Warrick says the current situation may need a bit more time to unravel as the number of unsold units continue to rise.

According to the National Property Information Centre’s (Napic) Property Overhang Report for the second quarter 2018, Malaysia has an overhang of 29,227 units, valued at RM17.24bil as at June 30, 2018.

A year ago, it was 20,876 units, valued at RM12.26mil.

That is a rise in overhang units of 40%. In ringgit value, it was a rise of 40.60% year-on-year.

Over a two-year period between the second quarter of 2018 and 2016, the stock of unsold units rose from 13,438 units to 29,227, an increase of 117.50%.

In ringgit value, it was a rise of 127.14% from RM7.59bil to RM17.24bil. It takes two years to build a landed unit and three years to build a condominium. That means over a two-year period, the stock of unsold completed units rose exponentially.

The above overhang figures exclude serviced apartments and small offices home offices (SoHos), which are built on commercial titled land. If this segment is included, the overhang volume and value would rise considerably.

Napic defines an overhang as unsold units nine months after completion. Valuation & Property Services department director general Nordin Daharom says the rising number of overhang units is one of two pertinent issues – the other being the commercial space vacancy, both retail and office space.

“(This) must be addressed by all parties, particularly local authorities and property developers,” he said on Oct 11.

Warrick believes we are currently at 7 o’clock (of the property cycle clock), while the Institute for Democracy and Economic Affairs (Ideas) senior fellow and economist Dr Carmelo Ferlito is of the view we are currently between 3 and 6 o’ clock.

Not surprised by the rising overhang, he says: “Prices will probably start to go down a little but we cannot hope for all these overhang units to be absorbed in the short term.”

He is of the view that a property crisis is approaching. The situation will be more critical at the beginning of next year, he says.

How much prices will go down, what the government will do and in what direction, as long as the bubble has not burst – the government will have to manage expectations, he says.

“As I have mentioned before, all this while, the focus has been on affordable housing and helping people to buy affordable units. But this crisis is not just an issue of affordable versus non-affordable units. It goes far beyond that,” he says.

Hoping for salaries to go up and prices to come down is wishful thinking because it takes a long time for salaries to move up, he says. This is exemplified by the current RM50 rise in minimum wage to RM1,050 issue.

At an Oct 9, Housing Conference 2018, National Housing Department director-general N. Jayaselan said the 2016 monthly median household income is RM5,228, annually RM62,736. At three times the affordability level, this amounts to RM188,208 versus average house price at national level of about RM400,000 at the end of the June 30, 2018.

Jayaselan says when it comes to housing, there is a need to look at more than just the price perspective.

“There is the price, the ability to finance the cost to keep the house and this is especially when it comes to strata developments which comes with management fees and the ability to finance the loan.

“Developers want sales. But how do you, as a buyer, going to maintain it? There is a cost to keep the house. But we tend to talk about only one perspective, the price of the house when keeping it involves a lot more than that.

“So we have to look at housing from a broader perspective. It is not about house prices alone. It is about affordability. There is a different between a house and a home.

“Your capability and ability to service it will create a home. An investor will look for a house. So there is a group who will own (a house), and there is a group who will rent, which is why the government today is looking at the Rental Act,” Jayaselan says.

He says there has been so much talk about salary being equitable with house prices but salary does not equal house prices today. The whole thing is in a mess, and this is not only experienced by Malaysia alone.

But a solution has to be found and hopefully this will be revealed during Budget 2019 on Nov 2.

“The solution is to identify the gap between demand and supply. The problem is, we do not know what is the demand like so in order to make projections, we make assumptions. So the government decides on the pricing,” he says.

“We want to move from the Asian tradition of accumulating wealth. Our future must allow people the flexibility to rent and to own. And this is what we are talking about today,” he says.

City Hall’s public housing rental is very manageable, and this has resulted in more preferring to rent rather than buy a unit, a City Hall staff says. At RM124 a month for a three-room unit, the tenant pays for his utilities. If he were to buy a unit, he would have to pay between RM250 and RM300 a month and he has to pay maintenance. As a tenant, if anything is broken, we go in to fix what’s broken, he says.

Housing and Local Government minister Zuraida Kamaruddin at the Malaysia: A New Dawn event on Oct 9 said the government is mulling over organising a home-ownership campaign next year to focus on the unsold stock of affordable units.

Getting a buy-in from banks and developers was needed and suggested developers to take a hair-cut (to offer discounts) for this unsold units.

Up to 38.81%, or 11,344 units out of the 29.227, are priced from RM500,001 above.

The remaining 17,883 units are priced from less than RM50,000 to RM500,000.

The proposed campaign mirrors the month-long ownership campaign initiated by then-prime minister Tun Dr Mahathir Mohamad and Tun Daim Zainuddin in December 1998, also to reduce unsold stock. About 22,000 units valued at RM5.2bil were put on sale then. Zuraida says the unsold stock has to be cleared.

Bandar baru bangi memang mahal. Tetapi orang masih beli, terutamanya rumah kediaman sejak dulu lagi. Tapi kedai biasa je.market limited. Tiada catalyst baru. Kilang pun byk yg lama lama. Dulu bandar baru bangi aging population then boom byk kawasan baru naik young population added growth. Now dah aging balik. No new development. Land all full. Melainkan tetiba GLC make their office here maybe boom again hahaha

Actually i rasa regret beli gandaria ni, first resale value teruk...sekarang ni condo range 350k to 550k jer laku keras... second condo yg di beli tak boleh nk cover loan bnk dah mcm beli landed house pulak..😝 unless u buat interior lawa dgn cosy punya finishing... maybe kalo topup loan pun sikit jer. Third pasal harga tk balance dgn rupa condo balcony pun takder walau rega atas 600k😝... lately ni bnyk condo yg dijual lagi besar, lagi lawa, kawasan tanah yg luas dgn harga lagi murah. Fourth ramai owner yg buang harga sewa! Fifth pasal dah tk boleh buat Airbnb! 🤦🏻‍♂️

Quite a drop from over RM500/sqft nett selling price from the developer. Now onpar with Pangsapuri Anggun @ Seksyen 4 BBB @ around RM380/sqft in terms of subsale asking prices.

But Gandaria is much better located within the prime commercial district of BBB, which is the main selling point of this development anyway. Not much comparables here in BBB as highrises are usually a tough sell for the community here, and rarely do we see Tier 1/Tier 2 developers coming in to do multi-dwelling units in BBB

More room to drop? Savanna Southville lelong clearing prices are around RM250/sqft, but I doubt it'll go that low

This showed that is not comparable with Savanna Southville which only transacted at low 300k at the moment.

untungla beli murah rm378k shj. unit ni mungkin yg aku tgk ada iklan tepi jln tu dulu. tapi 1 shj yg lelong ke?

gandaria mmg bukan utk investment from the start for most buyers i think. jika duduk okla, atau 2nd house especially jika beli unit type yg kecil.

apa apa pun mmg best area gandaria ni, cannot find any comparable house/apartment in bangi similar to gandaria.

good buy to stay. or for future stay like me hahaha

ye, most owner bila beli gandaria i think not for short term investment. for own stay atau mmg ada xtra cash flow dan nak rumah area gandaria tu for 2nd house or future stay
