I m an owner of shang villa unit myself
To non Muslim buyer don't worry about the mosque, u will be affected by the prayer for a week or two
After a while, u will get used to it. The prayer is like 15 mins per session the most(correct me if I m wrong)

Friday prayer jam? Frankly speaking I not sure coz during that time I m still working
Jam during festive season? Maybe only during major Muslim festive and that also u can avoid by cutting through the public pool/kj lake route

Many black staying in shang villa? I have been staying here for 10 yrs n i hardly see any black
Here mostly are family, good mixture of mostly Chinese, malay n Indian

I did a survey of Panaroma Residences during my free time aswell last week and was looking at both the 749 (2R + 1B) and 928 (2R + 1B) units.

After surveying the surrounding area of the construction site, I observed the following:

- In the evening, the surrounding road area is well lighted in the evening
- The roads are wide enough where the proposed condomium entrance is
- The walking distance to the Glenmarie train station is about 5mins walk or less (the sales agent shared the developer will build a covered walkway area from Condo to train station). This is a good selling point for potential future tenants or prospect buyers in the mid - long run
- Most importantly, the surrounding area is quite peaceful and quiet. It feels like a proper residential place with balcony vs those Soho/Suites units that feel cramp and boxed in without balcony

The only downside about this property is that the developer doesn't have a showunit available to view to get a sense of what their units will feel like and can only offer to showcase the flooring & toiletries accessories being used & also the rebate given at 9% relative to other developers who are giving more attractive discounts.

I think its better to wiser to wait and observe during this period when developers get desperate and offer more attractive rebates/discounts.

The main factor for me is because of the LRT nearby. My current company HQ and potential future employer mostly located near KJ line
