Honestly, I think high influx of tiongcock developers to flood the market with 10k + units and more (in one shot) is not a good indicator for the state. Those Chinese buyers are cash rich and mostly pay by cash. The local investors could be the one who get hit left right centre.

I will think more than twice....unless I have a special exit strategy....

Back to the fundamental - if supply outstrips demand considerably, what should we expect to happen?

IMO, unless holds it for own stay or with the holding power to hold it for a very long period, the risk is just too high to jump in.

Those cash buyers can hold but those who borrow from legalized ahlong will be screwed royally....

1000 PSF with 6% discount partly furnished and some say free 1-2 years maintenance fee depending on which weekend you go...attractive meh?

Honestly, I do like the location. FH land. Can run to Singapore in less than 10 minutes. But the supply is enormously intimidating.....

The deal I got from last week initial launch is

1) 6% credit rebate from SPA price
2) All stamp duties, lawyer fees .. etc paid by developers..
3) 1 year free waiver of maintenance fee upon TOP
4) RM 20k voucher upon TOP for foreigners on all purchases except studios... (I am not eligible because I purchased the property in my Mother's name whom is a Malaysian)

So I am curious what is the current deal now..

Good deals are those low-level 4 Br and dual keys..
Can go as low as 800/900 psf after discount... But since is bigger so more expensive...

I am risk adverse so I bought level 10 block A2-1 for RM 903,812... Type G

Basically all seaview units Type G (i.e. Block A1-1, A1-2, A2-2) has been pre-booked by tycoons or property investment clubs ...
Last week only launch 7 blocks (A1, A2, A7)..

Price difference between Seaview units Type G similar level is about RM 100,000

Obviously, high floors more expensive than low floor...

Share the same view that location wise perhaps this is the better among RF, CG and GL. But so far nothing change my view from the very beginning about the over supply situation. Probably this will be a better sales project vis a vis others? God knows... and time will tell.

I am Malaysian residing here. I was told item 1 and 2 only plus partly furnished....

Yup..

All rooms air-con installed..
Some rooms with false ceiling...
Ceiling supposedly to be higher than what was shown in Sales Gallery..
Free shoe cabinets.. floorings... etc.. some room wall-paper...

U can say that is about 50% furnished.

I think A3 also will be sold out before launch..

Yes kl office. The package is same as zelphon boss mentioned.

Dont think they will adjsut the package so fast. May be towards the end to clear those unsold stocks.
