Last time SA told me the first year maintenance fees for ascotte is free.. But can find where's the black and white..

Anyone know further details on this?

Perhaps we should request developer to provide this instead?

Seems like after the Ecohill link opens, it has indeed push up the sales not only in SEH, but Ascotte too....

Shoplots is around the blocks in a perimeter. For sure they will be shoplots facing the busy Jalan Semenyih, facing the shoplots beside Parkland also have.. Swimming pool facing Beranang, perhaps can see the East Gate of EcoMajestic as well.

BMC / Sungai Long used to be sold at affordable price too. I presume this is a "must have" stages to lure population in to boost the commercial activity..

No need to wait till 10 years I suppose.. Example, 2 years ago when SEH launch DSL at 400k+, it is among the highest in Semenyih area.. 2 years later, we hardly find any new launch with such price anymore, even in more remote area compare to SEH..

I wrote this in SEH thread, perhaps it is good to share here...

"The closest project if want to take comparison would be the Ascotte Boulevard, which is a 860 sqf service apartment as well.

Comparatively, medium cost apartment in SEH (D-cassia) is about 20% cheaper.

D'Cassia starting from 1st floor, while for Ascotte starting from 9th floor. Ascotte block A consists of 300 units, but have 4 lifts in service, D'cassia one block 300+ units, but only have 3 lifts.

Amenities wise ascotte for sure better, to compensate its price, water feature, jogging track, linear garden, rooftop garden etc, which can't be found for D'cassia.

Security wise presumably ascotte is better as well, since they have 2-3 security access, while D-cassia only have security service at the main entrance.

Parking for Ascotte most of the units are side-by-side under covered (if in tandem shall receive some rebate), which is easily accessible by lift. D'cassia have 2 separate car parks, one covered one open space, not that convenient especially during raining or after grocery shopping."

D'Cassia starting from RM 242k for 850sqf unit, translates to RM 284 psf.

D'Cerrum starting from RM 262k for 950 sqf unit or RM 276 psf.

Ascotte starting from RM 286k for 860 sqf unit, which is RM 333 psf.

By the way, Ascotte is using the clay brick, while for D" series mostly are sand brick I suppose..
