thanks for the aggressive of the appointed lawyer firm and the banker to expedite the process...at least, i managed to catch up the due date for the invoice without any penalty incurred......thanks so much...

What kind of penalty will incurred?

Normally, the developer will start issuing the invoice upon the SNP signed and stamped. Payment duedate will be stated in the invoice. There are some incident that the bank is not able to disburse before the duedate, if so, the penalty charges will be imposed. There are many factors for the delay of the disbursement.

For my case, I have been requested to sign the SNP before the LO for my loan by one of the boss from the developer. I am new buyer so not aware about the risk. This is because normally it needs at least 2-3 weeks for the bank to disburse the money to developer upon the LO signed, some even longer. However, for the SNP to be sign and stamped just only within a week. After that, the invoice will be issued and duedate will be generated.

My 1st invoice was overdue so they on hold the refund of my 5% deposit (which shall be refunded upon SNP signed) to extend the duedate. Luckily with the help from the lawyer firm and banker, the money was able to be disbursed before the extended duedate.

Above, just my personal experience to share with you all.

That's why I was so tension before the disbursement. When I called the developer office to ask for extension, they even said they are shocked that I signed the SNP before the LO. That's not the standard practice.
