Semi D is at least 1.35-1.4 mil range....

Will disappoint some buyers, (in my opinion most buyers) as I think current trend is people looking for family hall. Well, developer will purposely do this for product differentiation. I assume you will get the reason why no family hall for 2A and 2B, probably EM will say with such type (cluster) and its size, not justify for family hall in view need to sacrifice room size which doesn't tally with its class.

What is actually so big deal about the family hall? 
When I lived in a 20x70 evening sun corner terrace, my family hall is for me to boil water and cooked Maggi mee.   Now that I am living in a Semi-D, I don't even use my family hall even there is sofa and aircond in the family hall. 
So, what is really so big deal about family hall?

Sifus, need some help. What is the difference between a "semi-D cluster" and semi-D? Semi-D has more land to use arr??

Home stay, yes. But for investment, liquidity is important. A people commonly like thing in the house will definitely contribute some liquidity.

Hope that cluster layout isn't official. I wish they've corrected the yard layout in 2A and 2B.

There are some that uses it as secondary place to watch TV or use it for study/office related work place.

i went there on saturday. Mostly sold out. just left 4 to 5 units which located next to future surau. Too bad. 

Top gun gor, you use your family hall cook maggi mee and makan with your darling, yat yan yat dam sambil berasmara, not nice meh?   

So far the main function of first floor family hall I can think of for the moment:

1.) When your friend and your parent's friend come to visit at the same time, you can have separate venue to have the chit chat session, no need to join together and start the chicken duck talk...   

2.) If your house have oldies and got visitor, the visitor always can go upstair for chit chat session and no need them to come down and walk up again.

3.) After your darling asleep already but you still want to watch a football match between Man City vs Chelsea, can do it in this family hall and no need to go down to the living hall.

4.) Your parents can have their activity in the family hall and you in the living room instead.

So, basically it can be used more than cooking maggi, and Cradleton 22 x 75 units have family hall but tenderfield 32x75 cluster don't have, malu sikit... 

No lah, the most grenade only...   

Speaking of the layout, notice that for the conventional semi D type, the ensuite bathroom in the master bedroom is just next to the bed and the door is facing the bed.  Personally I find it weird and don't like it.  Have told my view to EM but still no change to the final layout.

So maids can sneak out from the yard pretending to go to toilet and meet up with bf. Developer agree, buyer agree, maid agree....

waste of sqft IMHO
