No info. All I can say is actually the construction is "very slow", hereby referring to the substructural works.

Hi All Sifu here,
Need your advice urgently:

This week I am going to sign the SPA and loan agreement for this ekocheras project, i am using the EkoVest SPA lawyer which is Susanna Lim & Partners since is together with the purchase package.

May I know anything I need to take note?
is the SPA standard ? or I need to get them send me the document to review through first before signing?

Spa should be standard as this project is governed by HDA..

In case they say everything is running per schedule, then you can turn to third schedule (clause 4) of your spa. Then you have power to ask them "According to the schedule, development should have been completed some stages and 2013 year buyers should be paying progressive billing, but none so far...Why ah? "

If they still deny, pls show them some pictures (two weeks ago) in the forum.

In case you need last weekend pictures, l can post them tomorrow. All the best!

In fact I ask the SA this question during my purchase and the SA do agree the project is behind schedule.
She told me that project schedule is behind about 6 months and currently they are speeding up the progress.
Do any sifu here have any info if ekovest really speeding up the progress or is the same?

Then I ask her if the project is delay, what is the LAD? and she reply me is 10% per annum and is stated in the SPA.

That's why I need the sifus here to advise me is the SPA standard? if yes, then is ok, else I better call them to send me the SPA that I am going to sign tomorrow to pre-read carefully before signing because tomorrow I am signing using their solicitor Susanna Lim & Partners.

Btw, is there any clause in the SPA that I need to take note or any question I need to ask the lawyer tomorrow during my signing?

My SPA mentioned LAD only 8%..So yours is attractive... rclxms.gif

In SPA, along with the normal checking(unit etc), you may also look for your parking bay. They normally provide you the bay number and do not provide the parking floor layout. You need to ask them where your bay is.

If you feel that having pre-read will be more prepared or confident, feel free to do so... nod.gif

isnt that what SPA is all about to avoid dispute later on hahahaha

how's come mine and yours LAD % can be different? I thought this is governed by HDA and it should be standard?

regarding the pre-read, seriously if you ask me to read through (even I have the time), I might not understand the clause and entitlement as well.

If your advise here is necessary, I might need to check with my friend ( which is a laywer) to help me to read through, but if it is standard clause and governed by HDA, then I think I do not want to trouble my friend lah...

just ask if its the std template used like i.e.

i not sure this project completion period is 3 or 4 years.

You S&P date is start from tomorrow, counting from tomoro 3 or 4 years.

If u dapat claim the late interest, that mean this project is over delay.
