That area never flood before. Flood started since mrt construction.
Can ask those who live there long enough to testify it.
But then again no one can guarantee after construction completed will remain the same as before.

250sf...250k. 1k rental for a room. No grr..right? Grr mus be different package.....ask them.

Other block 7xxsf...vs 2xxsf differenr mkt la..how to undercut. Keke...better think where to store underwear in this hotel suite.

Ask propcafe....they did the finger kungfu in the first phase block J....u need to be there to see how they asked sales to stick the chart......this time...i wonder they have any fingers there on sat.

Hotel is on daily rental lah

Assuming rm200 per day and conservative 70% occupancy of 21 days, the monthly rental is rm4200. If net profit is 50%, net return is rm2100 per month.

Yield is 10%. The hotel operator can give you GRR of 6% per year and pocket the 4%.

The return per room to the operator is Rm2500 per room per year and based on 250 rooms , he make rm2.5m net

yes will be packed.. low entry price will invite a lot of young buyers who wanna invest.. whr cn u find a new prop with abs price below 300k? if i am ekovest, i will appeal to increase d plot ratio n double/triple the number of hotel rooms biggrin.gif biggrin.gif

I think the hotel will only be a 3star hotel or 4 star maybe?? if 3 star ARR of RM160 is more likely. Hotel operator can also make a lot of money out of event n restaurant as hotel earnings is usually 50-50 btw room n FnB/events.

Just a note for potential hotel(Blk N) buyers

Recalled in older threads that buyers may not like to have their unit facing cemeteries.
(Understand this time is meant for hotel and office)

There are two cemeteries nearby.
Their locations are plotted in the pictures, using the hotel as reference.
