Another development joins the over-crowded OKR family!

Binastra has submitted their application to build 3 blocks of 37 storey serviced apartment, consisting of 711units on a 3+ acre land at Old Klang Road. The site is opposite the Petalz Residence.

Haha , monorail station ? Got , the best location is after the junction to jln temple ( which joint with the u turn from sunway to kl direction ) there is a big land on the left hand side which own by a charity fund under Dr Mahathir's wife name . Arround 5 arce . Scomi got chances !

if we add those new condos in Jalan Puchong such as R8, Tiara Mutiara, Sutera Maya and Parklane (> 4000 units in few yrs ), then road towards Mid Valley will be likely standstill during working hours.

Guys, this looks like a good deal.. CHEAPER than Ben10 that's still unsold until now..

The price can swallow one.. only not sure of the surroundings..

But the DENSITY is HIGH for me la.. 3.5 acres with 711 units with sizes 800-1100 sqft but I guess that's how they keep the price manageable.. moreover there are 5 lifts..

The location is not good as D'sand,

for residence purpose, I prefer not too close to highway coz will very noisy and dust

I just went to the loc and oso checking on both developement Dsand n Citizen. Layout wise, Citizen better in my opinion but loc wise Dsand better closer to ktm plus they building a walkway to the station... Hmmm... Anyone did a high level comparison?

i did a wikimapia analysis and cant do any further analysis as Ive not gone to the site yet..if u can post more details i can help u analyze as I have the details for D sands n 9 seputeh

yeah i saw on Wikimapia and been to petalz site before..

4 condos in 1 area.. with Benteng/skyville being the furthest one away.. D sands, Petalz, Citizen, Skyville..

Cheapest is Citizen i think.. good deal IMHO.. very suitable for ownstay if u are ok with OKR and the surroundings la..

Petalz sold out
Skyville over price with a new developer
so now left D'sand and Citizen,

Price almost same
Developer Citizen win, but D'sand also not bad
Location Citizen closer to main road, very noisy
D'sand deeper but those surrounding area full of indian and a malay kampung around


Hard to choice......

I think the OKR area around the NPE is like one big SLUMP trying to reinvent itself with it's proximity to MV.. I think condos like Petalz/Citizen/D Sands will be able to help it a bit..

now a day agent keep hunting and collecting booking fees,

even d/o and apdl also don't have already collecting money,

not fair to those invester/buyer, coz this might created a lot of problem later

normally if collect booking without apdl, they will pass the booking to developer stake holder lawyer to keep... but if possible , go drop by to developer office see see first:)

I called the agent last weekend, she ask me to visit the site with her, then can make booking ad, but i asked for more details, she said details havent confirm yet, need wait more two weeks. But for sure i not willing to make the booking although its fully refunable. coz just view the site and cant get any details.
Then she said after two weeks, once confirm the details, will call me first to choose unit if i make the booking.

And she told me the price is starting from at least RM620psf, i think the price is slightly expensive than Dsands.

Thanks Babizz Kor, actually a highrise with 700 units is quite a good game, medium high enough but based on price point, although not low, depending on timing to flip or rental.

I still fine with the density of 700 units in less than 7 acres land, due to majority sizes are 800 and 100 sq ft. Few of my previous boughts, also quite similar number and found the number of transacted units quite good to boost up the appreciation.

I only worry the density of the location where the accessibility is the key issue if the road is small and share by multiple highrises.

Nevertheless, I think Citizen is a great deal if one is ok with the location n access road.

Yeah, the KTM to KL Eco City(connection to MV) is only like 2/3 stops away.. but the ktm is beside d sands la.. from citizen mus walk a bit (not sur how's it like to walk thr).

They just need to increase the frequency of KTMs la during non peak hours biggrin.gif

sorry sorry! 149k sqft is only 3.42 acres.. this is why i initially said it's dam high dense..

3.42 acres with 711 units..

Density of more than 200 units per acre.. Developer got high plot ratio la.
More dense than PARKLANE oug also (but this one oni 700 units)

I think the density is offset by the lower selling price.

I think preview sure on for VVIP and associates first.

Definitely the discount is very good to public. Most of their projects also 10% disc. I used to skip Green Residence for good discount.

I believe OKR jam is more terrible than Bkt Jalil esp all the condos are VPed.

D Sands also got potential as it's main USP is beside the KTM being only stops to KL Eco City. I would add it into a TOP OKR prop as one can target expats/tenants working in Midvalley/Kl Sentral/Bangsar when Eco City becomes a rail hub of its own =)

By looking through thetreez and has been visited theleafz (although is 90% completed) recently i have no questioned at all. Historically statistics on UOA I hv no doubt too. Citizen or Dsand not too sure.

D sands is smashed in between the NPE n KTM line (like petalz).
Apparently, they do maintenance works at night n the cargo trains can be noisy.

The big boss also well connected with most of the Bkt Jalil taikors and he always ensure quality and overspent.

They had works till 2015-16 and not willing to accept new main con projects anymore.

I personally believe Citizen is good choice among the whole OKR stretch, if not the best.

Yes, agreed.. I think citizen can provide the assurance of a good developer while being affordable at the same time. If the discount is 'attractive', i think this will be a good deal in OKR.. only not walking distance to the KTM la..

I also like the facade of Citizen biggrin.gif

not bad also but a lot of internal right? with a location like tht, better jus build a cluster of residences la.. better scrap off the mall plan etc..

I saw a cemetery nearby n medium cost flat opposite.. but one of the flats repainted by our 1msia pm.. big logo there.. personally, i will never buy anything facing low cost flats etc.. btr pay the premium for the forest view biggrin.gif

Is it only me feel that the name and logo look terrifying and old fashion. Compare to previous project greenresidence and cybersquare, this look awful and cincai.

I would avoid all projects by binastra. Look at the 288 residences @ kuchai lama that they built for akisama. Horrible workmanship.. Structurely Senggit here and there..

Good ma... developer now included the 6% GST on the materials and transport... Should increase, all developer now should gang up and increase the price of property again.. at least start a small wave of price increase in 2015!

- low density
- walking distance to KTM

Been there, quite a decent place to stay... high land, quite and relaxing but reachable distance to lots of F&B and NSK in minutes, zooming out the map to find yourself being located at the strategic location in the middle of the heart of Klang Valley... If it's not because of the crazy subsale price..... haiz....

Distance between Citizen and the Petaling KTM station is also around 400-500m only... Do believe it's still walking distance also, roughly around 10 minutes.

A walk bridge over the NPE is gonna be really high. Not feasible.
But if MCT Reo can build a walk bridge across to future LRT station near Main Place (I still doubt it), then this is a small feat. tongue.gif

I am thinking to buy Citizen for quite some time but still not convincing enough to buy a house cost 700K without taking a look at the showroom, a proper documented information on the house, facilities and more. Furthermore, as what our friend here in the forum were saying things keep changing which is true.

I wonder is there any other developer having such marketing strategy? Other developer might open 10-15% of the unit for their insiders to purchase but Citizen is like 70% sold within 3 days by calling their potential buyer.

On top of that, booking fee is RM10K, which is fine but refund 9K if you cancel which is too much. Come on, i don't even have a look at the showroom, facilities, etc but just your floor layout and what if things are not as expected.

I have been the sale office last weekend on binastra office, so might can answer few question for you,


- the developer decide to add a balcony in the layout so need resubmit the building plan that take some time
- the final package and facility are all ready
- the booking fees is 15k not 10k
- block C just open for booking, in my opinion block C is the best to stay away from NPE

I did not view the booking for block A and B so cannot tell you how much take up,

but block C just around 20-30% taken

Even the smallest unit also have balcony. Booking fees is 10% (confirmed). I have booked a unit. Maintenance at 0.33 cents and currently it's under commercial title.

everything has been finalize. all unit all type do hv balcony. Tower A facing NPE is the cheapest one. facing OUG and pool view extra 40k. facing futsal / play ground extra 20k. heard that 200+ unit been booked. i do compare price with Dsand, this are cheaper . 6 level car park, level 7 facilties , start from level 8.
8++ sf only 1 car park , 1+++ with 2 car park, extra car park 30k.

impossible got such thing la,

1. add balcony means bigger sf, bigger sf means price higher.

2. add balcony can be reduce your living room sf, means overall sf is same, price same but living room will become smaller la.

forgot to mention, this project seem haven't get their APDL tho, it can be change from time to time again. furthermore penalty 1k for cancelation is a joke to me la...

2 rooms 2 bath
1 car park
560k rebate 16% = 470k

1092sf
3 rooms 2 bath
2 car parks
708k rebate 16% = 595k

Full details had provide to me From The developer. if u interest find out more pls pm me ur contact.
now they are accepting direct booking , choosing unit already, not paying for entry booking, it means wont hv any changes that will make u cancel unless having loan issue.

adding balcony actually wont reduce the living room sf, coz balcony are adding at outside not living room, from the actual layout i get from the developer.

no, the price same as the msshuey had mention.
852sf, 1092sf / 1094sf, 1133sf
different 1092&1133 just the balcony size.
im not sure the selling price before adding balcony how much, and it seen watever price before, are not confirm due to APDL, may just estimated. but now are finalize.

I am not reject all property agent,
like this project and Arte@ mont kiara, the agent keep ask you to place cheque for pre book without info.
which i think is not the right procedure to buy a property. it will created a lot of problem in futher.


From my experience,
most nonstandard property agent: GS.
some developer don't even want to facing their agent in property fair. Promise sky high and nothing is true,
even the shop below less then 10 and their said will bring in Starbuck, KFC , MCD

the most standard property agent : Reapfield, Henry butcher, DTZ, maybe twins also can consider
those agent really study the property and provide right information.

For a project that is about to launch i must say kudos to the team for able to prevent leakage of information to outsiders and internet.
Got a few questions.
Are all towers priced the same or escalated between tower a, b and c.
I presume entrance will be off jalan klang lama instead of direct turn in from okr?
All towers same layout same units or different?
What is the difference between furnish and semi furnish?
is this freehold or leasehold?
3 or 4 years project?

Akisama is the developer but main con is binastra. I would boycott both. Akisama as a developer is even worse in this project. It is not building as per the site plan. Very daring nowadays because architect issues the CCC, after the CF is abolished.

Not worth the risk guys.. Go for big name developers like uoa, ijm, sunway, etc. Don't risk your hard earned money..

a contractor doing inhouse job and external job will behave differently.

and again profile of developer is also equally important.

was just browsing through and run through the sole completed highrise by binastra.
green terrain, from pics looks okay.
this is presumably developed and constructed by themselves?

as for akisama 288, design and development is by akisama.
construction is by binastra. end result? some people seems to be bashing it but does the fault lies in the designer/developer or the contractor or both?

it would probably be better to compare products of which developer was also the contractor for a more thorough comparison.
eg. crest builder, sunway, ijm, gamuda, uem-sunrise, mammoth, etc.

do note that when a developer is also the contractor, the end result may be quite dramatic. depends on the developer whether they are aspiring to be one of the market leader in quality or they are after monetary rewards.

so which one does binastra falls under?

agree, China Railway Engineering Corporation (CREC) now do a lot of construction work in malaysia.

some are good and some are bad, depent on developer : you pay for what you get.

you can't pay RM1 and expect i can build a RM10 product

The main con then is RESPONSIBLE for doing the job correctly.

why?
that's because they have the know how to ease construction methodology and also pick the best practise/designs from projects they have undertaken.
eg. they can 'steal' ideas of best bbq area they have constructed for others, then pinch the best layouts from another client, and so on and so forth.

but in the end, as said, still falls back on the developer objectives and brand image.

one need to be careful if thinking of investing in OKR.
i lost count on the sheer number of developments popping up within Jalan Puchong and OKR in the last 5 years.
all the way from pearl suria, south bank, 9 seputeh, adventas, verve KL, skyville 8, d'sands, petalz, sutera maya, oug parklane, and many many more.

not to mention existing supply in the likes of pearl point, saville okr, sri jati I and II, etc.

for rental, need to study more on existing demographics and demand for products there.
nearby 1120 and sri jati rentals are quite low.
but tmn desa seems to be doing okay.
so need to find out who would rent this place at say RM2.5k per month??? does that make sense?

you are not analysing it properly.

you must put yourself like you are the tenant.

if you are controlled and restricted by budget, you just go for the cheapest. in this case, all also gone case because sri jati is both affordable and decent. smile.gif

but if you are given a decent budget or you are leasing for a comfortable environment, then it's comparison of products and not so much on locality and purchase price anymore.

given that pricing is more or less equal between petalz, d'sands and citizen, i would say the best products would win the tenant.
but it could also end up equally good and tenants have various choices just like what we witness in mont kiara.

Dsand will be easier to rent out imo,
due to city workers
1. NO car
2. got car but don't like to drive and jam lo.
3. office nearby got public transport (LRT/Monorail/KTM)

Citizen is good too, but if you need public transport, you need wake slightly early to grab parking at ktm lo, walking in the early morning and late night back to Citizen is at your own risk lo.
of cos if you drive to work, no problem I can choose Citizen.

like me I got car but I work in KLCC area, don't ever ask me drive to work honestly, everyday jam like hell especially raining day, you basically can sleep in office if raining during off duty hour biggrin.gif

yeah, public transport mostly breakdown during peak hour but at least I can go shopping and have dinner around rather than STUCK in car press break release break lo cool2.gif

got 2 access road if based on the scale model, one from LCW sport arena and another one from the turning junction. the SA told me that they will have road direct turn back to old Klang road without turning into Taman Sri Sentosa for the traffic light. Not so sure how the things work coz sound not making sense.XD

If the monorail really build next to lcw sport arena then citizen will be uuu! but if we study the map carefully, quite impossible if the monorail line turn into that empty land right in front of lcw sport arena. It will rather straight to the HTC in taman sri sentosa. If like that, more than 1km distance, this not walking distance for malaisian liao laugh.gif

but with a link bridge is much more safe

super high link bridge, nobody will walk. have to climb easily 5 stories? and also unsafe structure + cost crazy.

tunnel also impossible due to existing services underneath. just look at those visible M&E crossing the river near the bridge. the water pipe alone easily 1500mm diameter.

simply not feasible.

if a new highway was build over existing, the pedestrian bridge is predetermined.
eg. monorail station at Berjaya Times square.

but if an existing highway like NPE over OKR at this particular stretch is already built, likely that headroom would be insufficient to cater to it now since big lorries would not be able to clear the headroom anymore.
so chances of link bridge underneath NPE across is very unlikely.

got some developer told me last time loan reject rate around 20%

nowaday loan reject rate around 50%,

for binastra prop no need down payment mah,

15K pay by credit card lah,

will get back 15k when 1st draw down

don't recall npe having such a big island to allow such passageway.
not forgetting criteria of pedestrian linkbridge for government consideration.
you have a traffic light junction nearby which can lead you across safely. and you have an actual linkbridge near this area as well towards lcw stadium.
the way i see it, there's just isn't any possible way for anybody to build another here exclusively for citizen or nearby developments.

Will the developer bear the cost? Does the developer even mention all these? All blow water infor to fishing the buyer...

once developer submits plan for development, they ought to know then the requirements from the authorities.
if the authorities demand say a linkbridge or a bus station or whatever, and if developer is going to pay/construct it, then they will have bragging rights or advertisement to say so already.

just like how sp setia or eco world or sime darby is promoting new interchange when they got approval to do it on major highways.
or how trinity brag about their AC bus station.
