Binastra has submitted their application to build 3 blocks of 37 storey serviced apartment, consisting of 711units on a 3+ acre land at Old Klang Road. The site is opposite the Petalz Residence.

The location is not good as D'sand,

for residence purpose, I prefer not too close to highway coz will very noisy and dust

Petalz sold out
Skyville over price with a new developer
so now left D'sand and Citizen,

Price almost same
Developer Citizen win, but D'sand also not bad
Location Citizen closer to main road, very noisy
D'sand deeper but those surrounding area full of indian and a malay kampung around
Hard to choice......

the price should be 700 psf then ?~~~~~

Easily 1,800 condos in the immediate area of Citizen..
Nevertheless, I think Citizen is a great deal if one is ok with the location n access road.

BTW, OKR has a MONORAIL that didn't make it to Budget 2015.. maybe next yr la =)

usually binastra around 7-10% mah.. will find out soon.. if above 600 will take a longer time to clear la.

But I am not that rich and this is my first property. That's why need to consider everything and make the best choice between Citizen and D'Sands     

not entirely true.
once developer submits plan for development, they ought to know then the requirements from the authorities.
if the authorities demand say a linkbridge or a bus station or whatever, and if developer is going to pay/construct it, then they will have bragging rights or advertisement to say so already.

just like how sp setia or eco world or sime darby is promoting new interchange when they got approval to do it on major highways.
or how trinity brag about their AC bus station.
etc.

Lets be realistic here, trust me im an agent in 2018 u cant get a descent condo at 1,500 per month with at least 2 rooms, unless its a flat or lousy apartment

In all fairness,  I don't think the agent said that rental would cover cost of financing for the unit. All he said was judging by the current rates which are 1000-1500 per mth rental, he foresee it would be higher in 3-4 years time.

Lets be realistic,  if anyone here is in market solely to look at rental to fully cover cost of financing,  you probably should have stopped buying last 2 years. Current conditions,  there is no way to cover unless you commit DP at least 30%. Different ppl buy for diff reasons. Some are own stay, some believe in capital appreciation,  some have so much money and don't know what to do.

Too bad for you, that empty plot is also already bought by a developer. Citizen will be sandwiched between 2 condo.
