Anyone has the layout for their DUPLEX?

Quite an interesting project, location is good enough, near Shell, HSBC, Ericsson etc and they claim to reserved 50% of the commercial shot lot for singapore franchise they planning to bring in. Only thing to worry bout is the new Mara universiti nearby, scared got lots of student influx degrade the value in the area.

Drop by their show unit the other day, quite impress with their layout design . Seem modern and practical use of space unlike a lot of other project that like to clump all the bedrooms together to 1 side and narrow hall on the other facing the main door.

Hopefully they can bring in better condo design as they're from singapore and set a new standard in the local market.

But seriously dunno how good investing in cyberjaya is in the near future, though on the paper it looks good with all the mall and shopping complex coming up and even a chinese smart school planned.

My friend recommended investing in this project but cyberjaya property market seem a bit stagnant compare to other place in KL, although the prospect that a lot of major tech company and datacentre are located here.

Any property sifu got any take on this project?

I heard the duplex units here is quite nice.

no GST for property but developer will factor GST for raw material into the listing price.

GST apply to u uncompleted property billing 6% to 7% .

Can you share more info on how the GST works for incomplete properties?

It's less than RM800 psf. It's around 600+ only

I had talked to a few people about 3rd Avenue. But, most of them say it's risky because it's far from KL. I wonder it's this really matter? nearer to KL doesn't mean u will wanna work there, right?

how many jobs in cyber can pay a good salary that one can afford to pay 1.5k rent?
majority staff are executive level working as IT professionals.. food in cyber is expensive.. got money to makan might not hav enuff to pay rent.

in 3 yrs time, close to 30,000 units of highrise plus small amount of landed to b completed, but i still dun hear news about big company or huge career opportunity in cyber.. Market for highrise are best bet for working level exec or students in cyber.. if working population is not increasing fast enough while having more uni campus in cyber, chances are renting to students..

landed wise in cyber quite subjective n base on personal preference..

the bigger pool of sharks working in business, banking n finance with potential 6 months to 1 year bonus, most are from KL area..

imho, you hav to make your own judgement.. certain companies in cyber are downsizing due to stiff competition from china n india.. our resources not consider as cost effective as before..

There're a few size: 3 bedrooms/dual key (970++ to 980++), 2 bedrooms (760++ to 780++), 1 bedroom (480++ to 490++)

I went to a talk today in Cyberjaya. The population in Cyberjaya will increase to 100,000. This included both students and working professional. The source is from Cyberview and Setia Haruman. They are both major developer in Cyberjaya

One bedder also priced at 600psf up?

Unfortunately, I didn't pay much attention to one bedder. It's around 398+k-420+k depends on floor. The price difference between each floor is 1k.
