Roundly what % already sold ?

This project has been selling for quite sometime.
With that price, it should be BBB.

Serdang should have a MRT under the MRT 2 , so distance from the station ?

heard they not only working on the tpm access. they also doing the under tunnel F1 race track and also under tunnel drive way to go into tpm. LV shop sure coming in and ferrari car showroom will open here. Nasa space research centre also ask to setup the technology centre here.

This project could easily being nominated as the worst development of the year.

First they mislead people with the location at Bukit Jalil which is load of rubbish, my as well says they are close to KLCC.

Then they mislead people with big brand coming into their retail which is another hoax.

Then after couple of years and they are still in a foundation stage.

Not to show disrecpect but salute for those buyer that still holding firm to their believe the promise is true by the developer.

I went their show unit last weekend...Sales person quite honest to us...its located in bukit serdang ,not bukit jalil,dec 2016 completed ,block D will not open for booking...for block D after build then sell .block A sold out...block B and C not much unit leave...thats what i saw from there smile.gif

COG is a bit pricy now, but I guess real Bukit Jalil is heading higher and higher price. Average selling price of new condo in Bukit Jalil is near to 650 psf.. I would say best option if you wanna stay near to bukit jalil. ZR, KR1 and KR2 is your best bid because their price is still lower than 600 psf.

Bukit Serdang is still cheaper and is near to Bukit Jalil. Most new property is selling still below 500 psf. Check out villa park and Sanderson and you will know. This is another option for you to stay near to bukit jalil.

Anyway, Skyz by IOI also very expensive.

base on their map , there is government reserved road, which potentially linked to the Sanderson, Casona and the Park.

but the land may belongs to other land owner or COG itself....very unclear. it is the best if we have the site layout of the whole project. This project is progressing too slow and remain very secretive.

This area if can make it really got potential. Neighboring developments are kid to high end and to be honest I like the peaceful and green surrounding. Access if u don't mind passing through the older factories is equally good (either to tpm, bukit jalil or go down KL). It's actually a hidden gem but alas like Puncak Jalil is a misopportunity to be super ong because of lousy Talam, hope this one won't lo

I found it. Phase 3 is the area at east of Stadium. it currently have TPM College, Astro, and the Standard Charter Building. (and petronas gas station)

The empty land at west of the TPM main area is called Phase 2.

if this iris residence project goes, it expect it will get internal shuttle bus, mall... TPM will become a self-sufficient, self-contained city. tpm people no need to go out.

For residential ...
I think.... it will depends on how is the property price in TPM...if is lower than COG, then COG can really RIP ....( or put it in another way, those resident in COG who are self-stay might feel happier because the COG have lesser students... lesser headaches i guess ? ....

For shop lots ....
I think .... TPM does not allow for non-halal shop right ?.... If yes, means there will be no pub, no bar, no chinese restaurant.....

I don't think COG will be anything close to eCurve simply because there is no confirmed access roads either from PBS14 or somehow cut through TPM. Unless access is built, this place is pretty isolated. I even question how a cinema can survive there without proper access.

I am not quite understand what you mean by access road from PBS 14... PBS 14/1 you mean? If yes, there is the only access road you can get to COG... hehe... well.. success or not, no one know for now, but place around bukit jalil will be very jam pack for sure with many new development around there..

I think that COG is quite expensive in terms of property price but the unit design wise is very very good.

This is why the developer selling @ sky high price in the first place, but eventually the new access road from Sanderson and villa park will link to it as according to the town plan... But not sure when the other parcel of land between them will be developed.

Hmm 2016 seems achievable, looking from the foundation works done. Now, they just have to go level by level, which is the easier part. Looking more to be like a good buy for COG owners now.

I think they just got the sales permit & advertising license in 2013, so buyers just started signing S&P towards mid/end of 2013. So you're right, 3 years from 2013 which is next year. Based on the package offered, 4 airconds, kitchen cabinets, wardrobes in all rooms, and the centralised heating system with a 9% rebate to buyers at a net price of RM525 psf, this looks like an acceptable purchase.

Compared to Pavilion 2's area (where Twinz, Treez, Km1 area - all selling at above RM750 psf), City of Green is located at a less congested area. Traffic flow would be more favourable in future here compared to Pavilion 2's area where there could be a massive jam which may cause a bit of headache for residents nearby by then.

Just my 2 cents.

The developer has started construction in late 2013, currently completing the 5th/6th floor (underground car parks + retail lots). If you're a vivid investor, the crucial part in a high-rise development is to ensure that its foundation & ground works are solid. What more, we are talking about a 29 storey service apartment development. Based on the pictures updated in this forum time-to-time, we could see that the foundation is built based a solid plan. When a foundation is solid, the progress moving upwards will only be much simpler and quicker. COG has taken 12 months to reach 5/6th floor which is a norm.

A good example of having underground car park levels are Four Seasons next to KLCC, they have taken 2.5 years just to complete the initial 7-8th floors. Now the moving upwards progress is the sweet part.

As such, COG, aiming to complete this project over the next 22 months (by 2016) may be achievable.

Quality wise, I do not agree with you making such harsh statement that it may not be a "quality" development without giving a chance to look at the progress yourself over the next 22 months. Based on the brochure's specifications, the building materials used in the service apartments are very well adequately "move-in" materials with minimal renovations required. So, I reserve my judgement on the "Quality" issue, until the construction progresses further.

Yes... So can get an notification whenever the new progress is updated... And also can see all the photos for the progress as well.... I also bought a unit there, so would like to know the progress via Facebook or this forum as I m not stay at Malaysia now...

those are sub trades contractors, i believe the main con did not implement any strict site regulation or even a full time safety officer.

since there are forumer alerting you all on this, better take note. write a letter to developer and architect.

The showroom will be available by appointment only! earlier this year i ask, for 1000sqft selling from 650,000 to 700,000. biggrin.gif

Well, the neighbouring residents were complaining bout COG's midnight wrk n some dangerous attempts without using the green netting for security purpose. Guess how the developer replied? If u all complain again, we will drop this project n make it an abandon project. Ur choice.. I hope this is not true. So, if u hv a unit with COG, Lord bless u.

but, u have to stay either at villa park, Sanderson, villa pavilion or spring hill just to feel how's the construction work being operated from morning until evening (sometime mid night).

COG is indeed eating into the sanderson compound and it has become a safety concern. Sanderson has a bunch of passionate and effective RA that they have raised this with Local council and also COG developer. Whether they answer like lynforum or not that I dunno la. I think we need to be mindful when we make certain statements as it may give wrong impression to others. But again this is a forum so everyone has the freedom to express their opinion just need to be a bit more responsible la ok. *chill*

Opinion is a view on a subject matter. Statements on certain happenings has nothing to do with opinion. Stating some happenings are either true or not true. Statements which are not true but presented as though it is a fact is defamation.

But I have seen my fren show me in the private FB of those stay in sanderson that the construction steel has surpassed the fencing of the car park of the villa side. Also everyday very bising till wee hours. Good for purchasers (they are rushing to complete)

Once COG completed and the road access improve, do you guys think that the surrounding condo price will appreciate? Especially Villa Park which I think is undervalued compare to The Sanderson.

Again, I do believe the road will connected in the future as it's just a very short distance. Problem now is the road will not provided by MPSJ, but by the land owner who want to develop the area and they have to follow as the town plan showed.

If you go the area, there are other empty land between Sanderson & COG... The access road will cut thru those land which belongs to other land owner(s).. In the MPSJ town plan for Serdang area, there is the propose road to COG site as well as the light industrial site. I believe it is approved as the pan is from MPSJ, not developer...

In order to have the access, MPSJ will let the developer to build the road.. So, guess you all have to wait for those empty land developed, unless MPSJ pump $$ to have that road for the people.

SDB bought over Casona land. It mention 3 piece of land, unsure which block besides casona. They plan to build highrise there.

Hopefully this will accelerate the road plan but again increase the density here and more green gone sad.gif

The access road is much needed for cog commercial. With the access road into Sanderson area, you can tap more biz. For every development, it is developer role to provide acceess into your place. That's why I said you may need to wait till the land developed between Sanderson and cog.

How long the access road will be available, no one know.

Won't be green city lar, @ night may be haunted.. Day time should be alright as there are still a lot of people working in TPM. To be success, they also need to be able to tap the inner side of bukit jalil... Link to their commercial from inner road is much needed..

hmm good news or bad news...
at the end we as the owner need to pay the loan installments... which is bad for us & our wallet's.

Compare to this COG, i think pavillion is going to be more faster to complete...
10 months from basement 4 to level 1.... Super slow.

BTW, do you guys who is the doing the construction? COG internal people themselves?

there is another project (PARKHILL) coming up in at Bukit Jalil , 45 storeys....

seems like for those who buying COG's unit which facing Technology Park side might not feel good ..... ? COG is lower ....?

Trinity group that build Zest and ZR near Bukit Jalil... Taman bukit serdang is actually under valued now as the shortcut into it does not exist yet.. Need these developer to make the new access road happen.

Access road in th plan... Need the developer to make it... Mpsj only plan it. Execution drop on those land developer.. Something I really don't like as this already so depending on the developer... One day the developer not develope the area, the access road will not be there.

i think, recession or not is not the keypoint.

if all unit is already sold, developer have enough money, recession or not, it can still finish the job. if really recession, cost may be go cheaper, it is good for developer.

That's y some small / new developers with limited cash flow declare bankrupt. Once bankrupt, u sue them also no use.

Been there today still work in progress although I think I saw less workers today as usual. This project has a lot of potential due to its location. At night it's breezy hence if got retail for minum and makan will be very nice

Cinema no sure, macD, why not.. TPM got many people during weekdays working there and also students. As for biz, should be sustainable.

Buyers better beware of the progress... don't let it happen like empire city @ damansara... but really, I am not having confident on this developer... They showed me not professional when I visited their show room 2 years back.. Pray hard.
