I feel rica direct competitor will be viva, Court 28 and putra majestic.

The prop sifu guru mentioned that rivercity will affect rica badly or it would be a better investment choice. But don't know why putra majestic with better layout and much cheaper price than viva is not doing as good as viva. Maybe the sifu guru has forgotten that tenant profile and the quality of the condo play a very important role. He also likes to jilat his own saliva. Cuz he mentioned the small road from rica to mrt is VELI VELI DANGEROUS but the huge big busy road from rivercity to mrt IS WALKABLE AND SAFE. And apparently I just found out that people go to the bank and eat dim sum everyday. Power wey this fella. Next time when we buy prop must always remember to buy next to many banks and dimsum place also.

Yes I agree that banks wouldn't step foot in less ONG place like you mentioned. I didn't say the place is dangerous pls read carefully and do read what I mentioned over and over again. I clearly said that you mentioned that crossing the small road from rica to MRT is dangerous. So what about crossing the road from rivercity to the MRT station on a way busier road which has no yellow lining etc. Didn't you just shoot on your own foot or licking on your own saliva!? I can also claim that rica is only 10 minutes walk away from everything rivercity has and rica also has better access to get to KL by car because you can skip the bottleneck jam which starts from your beloved dimsum fish head noodle bla bla bla shops.

Rivercity has got big layouts which is very common in Sentul. To add on to that, it is a very old condo already. I think you should study on Rivercity tenant profile and also the quality before u open your mouth and claim senseless facts again like what you have been doing since the start in this thread.

Propcafe told u to avoid purchasing props in the 400k to 600k segment. They even told u to emphasise on middle upper property segment which is currently on an oversupplied mode in Klang Valley.

Anyway there are lots of pros and cons about a project. The main purpose of this thread is about Rica but you are there barking on other projects.
