Boss,

No-one knows how close it will be but definitely walking distance as the station will be integrated with the stadium, just depends on which side of the stadium.. for instance, the station could be in front of Emira (malawati stadium) TTDI Gateway side of the stadium, Burger king side or the other edge of the stadium .

Based on my detailed analysis which includes plotting the line based on the stations before n after,

I expect (my crystall ball) the station to be btw Emira (stadium malawati) n TTDI Gateway near the weekend/ramadhan bazaar or nearer to gateway itself.

Reasons being near Stadium Malawati:

In between both stadiums (malawati is used for concerts, ceramah, clearance etc)
Near MSU (11000-14000 students)
Aeon D'Kayangan is nearby (20m or 4 lane road away from Emira)
Close to Tapak Juadah
Most possible alignment to head on to Section 14 aka the heart of shah alam (sec 13 is the commercial hub of SA)

White cam, wanna move over from VR2 to Emira? i cancelled my vr2 n hopped over to Emira =)

I think emira is more suited to my investment portfolio with AEON (second largest in Msia/KV), LRT, MSU n KDU, commie activities nearby incl Piazza D'kayangan & being beside/part of D'Kayangan.

Leasehold tenure doesn't bother me as Sri Acapella is still the most expensive condo in Shah Alam despite being old biggrin.gif biggrin.gif

btw, these are the cons of Emira:

1. High Maintenance Fees
2. Not enough lifts
3. 20 units per floor

ya esp if ur unit is near the lift on both sides haha.. 20 units per floor 20 floors... btr build more floors n fewer units per floor..

each floor has 8 2-bedroom. 8 1-bedroom, 4 3-bedroom..

Investors in Emira looking at KD* students as a potential tenant market should take note of this:

KD*college immediate supply

Total students: 9000

Hostel:4000 students
Apartment n Soho (average 3 ppl per unit): 1500*3= 4500

Total potential number of students staying there:8500??

I think only 50% will stay there as many students live in n will drive from subang, shah alam,damansara areas..

The supply does not include other sec13 condos like Emira that has a lower price point plus more FnB, retail n cinema convenience from AEON, Tesco n shops nearby

a lot of investors target foreign students.. i think students will make up 30% of emiras population..working adults and expats 30%.. homeowners 40%..

Im still not sure of how strong demand is in MSU... but i think they are building a hospital la so can target doctors..

the river snaking around avenue crest area before crossing underneath federal highway and to the right of MSU have always been quite high everytime a heavy downpour occurs.
and the intersection to giant used to be flooded as well.
has the situation improved? else how are menara u1 and emira residents going home if the road is flooded?
