Boss, ur price quite high already. Should consider TTDI sentralis with big 'successful' retail player as well. I would definitely buy GEO Bukit rimau if given the chance. Although Seksyen 13 is gona be more ONG with all the commercial development nearby, I think Bukit Rimau area lacks highrise units. Although it's an untested market there, Geo's location is quite doable.

Btw, Emira signing SnP before March.

Even Naza staff think the LRT will be opposite of Petronas (beside Emira) integrated with Stadium Malawati n TTDI Sentralis mall is a small mall compared to big AEON. Emira should be more high end also tongue.gif

If u are contemplating on dropping Emira for something, I'll still suggest Geo Bukit Rimau smile.gif

Do take note that,

OSK has reduced the maintenance fees from 0.30 psf plus 10% sinking fee to 0.26psf plus 10% sinking fee. I think down from RM380 to RM350 +/-.

Their 2 bedroom fully sold few months back.. Some investors doubting the viability of the 1 bedroom due to the large size unit compared to Menara u/u2 that's able to fit 2 rooms into a 600sqft unit so can see units drop off n on.

Funny OSK stop promoting/advertising for Emira on all channels maybe cos hit 90+% d.

Tickets just released few days back. Maybe u were 'flying' at the time. Btw, maintenance fees are down la. 1 bedroom 220 i think 2 bedroom 330.. 3 bedroom 450 i think.. SnP signing should begin before march n we have 60 days from then.

Yeah his show sales remains a record in Msia.. still got the RM380 n 480 VIP seats. I bought my last show off someone who didn't realize that it was 18 n above only. I think u can find tickets closer to the date la.

Other than OSK has no updates. Everything is good for now brows.gif brows.gif

Loan for a 510k unit (average price) should be 2150 for 35yrs at 90%. Maintenance+sinking will be 330.

Emira 2 bedder should be able to rent at 2.2k (FF normal furniture) or 2.5k (FF good furniture), 3 years from today with all the inflation etc.


Potential tenants:

Lecturers from MSU n KDU (good market currently renting in acappella n puri aiyu side)
Students from MSU n KDU (15k-18k students)
Expats from Glenmarie, shah alam MNCs/factories
Families/small family rental

Emira is walking distance to a new n big AEON (30m away), stadiums, shops n the LRT station (2021).

Emira can be benchmarked against Acappella la n acappella gets around 1.8k for a 1+1 bedroom 700sqft, 3k for a 3 bedroom unit.

Do note that Emira is closer to both MSU n KDU but i expect STIFF competition for MSU student rental as Menara u, u2 n arte are closer n more well designed for students rental.

Targetting lecturers, families, expats n KDU kids will be better la.

Stadium view potential LRT noise. AEON view was cheaper initially but increased d price to tally the sales. Stadium view will be much more beautiful than AEON view but still may face LRT construction etc.

I still wuld buy Stadium view if given the chance cos its cheaper (now). If anyone wanna share referal fees (50/50)..PM me.. i cn share more info also smile.gif smile.gif
