I think should be discounted price. The sales gallery is at menara chan. Its at hotel maya infront of zouk kl near klcc.

Correction, price is 657k for 15th floor, 1152sf= rm570psf. This unit is facing villawangsamas . Facing swimming pool 700k++. Base on conversation with sales person, launching end of may with small unit 900++sf 2r2b n 1500++sf . price psf will be higher during launching.
Lets compare with infiniti residence rm650psf. Will be launching may with 2+1 study room 1080sf.

Went to their soft launch today...
They r opening 2 blocks A&B but block B almost sold out because internal mgmt settle & most of their repeat buyer...
900+ sqft all sold out...
The smallest unit is 1082 if not mistaken...each of the design almost the same..
Price is ard 560-590 psqft...
Guess wat...beneton use this soft launch to test market...& not all units open for sale...heard their price will increase 5% during official launch...
Hmm...their last phase is block c where block a city view all kena block...very bad planning...i wld say...
My first feel on this project is...good developer...but not quite good feeling fir investment...
If u wld wana buy for own stay..can consider...& the location us a quiet place...surrounded by low cost flat n medium apartment...
I quite like their idea on jungle tracking...
The sales package isnt interesting at all...
Legal fees on S&P bound by developer...
The rest buyer bears it..
They free 2 car parks,2 aircon,1 heater, 1 mable top island..tats all if not mistaken...
Oh ya...3% disc aso...

This is the actual site for Iraman Wangsa. Saw some workers doing some work already last weekend. Was told they are flattening the area for construction.

visited level 18, Menara Chan this afternoon. there is no showroom, just unit layout, photos and model unit. Block B mostly booked. Block A has limited units too. However, there are 1-2 row of units of Block A not open for booking yet. Block C is to be launched later.
there was one 1152 sq ft level 8, Block A for rm641k (before 3%), otherwise level 18 same size for rm698k (before 3%). another example is 1240sq ft level 20 (somewhere there) for rm728k (before 3%) Block B. units available are mostly facing the jungle (future devp? by another developer), facing VW. Pool/KLCC view are all taken up.
so, ppl are buying without showroom, without brochures, whats the ceiling height? I don't know. 2 car parks, freehold, maintenance fee..will be close to 30sen.
is it true Block C will have 1500 sq ft size?

This development is on a slope. Did you ask the SA on the ground stability and the type of soil this land is on?

the agent at Menara Chan said their advertisement permit has not been approved. Hence, nothing can be distributed to customers like us. we don't know about ceiling heights, type of tiles etc. But then at least this is Beneton and not some China pek developer like the one opposite Idaman. hehe... but then again, ppl also go and snap up china pek properties. haiz...

Completed within 4 years. Manage to hv chit chat with project director who will handle this project. Chinese guy very friendly and shared regarding project overview on technical part.

Season garden soft launch tdy. 770 sft, 850 sqft n 990 sqft. Disct 5%.. Bumi lot extra 10% ... But high density..

Infiniti launch next 2 weeks.. Start from 655k. Stay tunes...

Rental rate. Should be ok since less than 10minutes from kl. Agent : henry butcher..

Facility from mbb bank reach limit even though nothing officially from developer. 20m limit 4 buyer finished.

Check urself. Im not from developer or sales agent.

Just normal people looking for investment or nice condo to stay. Sharing is caring.

On the technical part, based on their test sound very good. The soil test result shown that the land is much better than in the stonor and 2 hampshire. Don't have too much deep on the piling and foundation.

Take around 8 months to clear the slope and trees. Developer will maintain the natural for the jungle track and green park areas. We need an access through bridge to go to this area.

Take some picture from nearest condo. But difficulty to upload yesterday. Anyone can help?

On the show gallery, they will spend handsomely on this. Can't wait to see the result xx millions of the money spend. Target mostly for expatriate.

I went to their site and they started mobilizing the trucks, but their office at menara chan was closed during weekends. Do you know how much booking fees? and if you know what size and per sqft available ?

Now Infinity selling 656k for 1085 minimum. Leasehold. Rm 604.6 psft. 2 + 1 room

Iraman ... U can assume how much the price during launch time. Don't think buyer still can njoy rm 600 for freehold. 3 room.

Nowadays every project also quickly sold out, kl people purchasing power damn high. notworthy.gif

but 5 new projects (incl. iraman) within a 3km radius with around 2500 new units handover by 2017-2018, and all of them over rm600 psf, i wonder the prospect for investing or renting? looking at 5km radius there is at least another 4-5 condominium projects ongoing.... doh.gif

Would there be an oversupply? not to mention the increasing traffic jam even before the development of this new projects.

Any master can give an opinion on the above? icon_question.gif

frankly speaking, this is not a good place for high rise condo.

1. surrounded with some medium density flats. the roads are very congested.
2. if they share exit with Hedgeford 10 via the traffic light, gg. that side traffic light quite change quite fast.
3. once it's build up, you will see fully red in waze from duke to condo and back to duke.
4. walking distance to a mosque. friday prayer will be quite hard to access . (pro is only one near by only)
5. surrounded by low cost flats might inccur some safety security issue. all higher class residents are located opposite, rampai lrt / wangsa walk side. and the motor bike riders there dun practise wearing helmet on the road. :> have to drive safe.


600k is a bit above market price. maybe they used japanese contractor , skilled worker and better building material . idk.

idk. if yes, it'll be quite big project like the jln gombak tunnel to jln genting klg liao. ( coz years of congestion due to the construction)
and duke users will exit air panas or semarak. there will be a dead pond. the roads built there all bottle necked .

Kayrol, have you processed your Iraman bank loan? Season Garden seems affordable but..affordable with a price.. looks like a highdensity modern flat/apartment. But good location,wnagsamaju is good place to stay. im sure there will be direct access to DUKE for this and Iraman.

The best location wil be Mitrajaya, not much info so far.

Mine loan already approved. Bank will re-adjust loan amount once SNP come out. They said they will invite for snp signing maybe in 1-2 weeks time

Err.... this is my 3rd property... so maximum 70% only.....

Anyway, I hear that for this project, Maybank easier to get 90% loan than Public Bank.....

UOB is the worst in my case.... not responsive at all.... Since I got offered by Maybank and Public Bank already... I don't bother to follow up with UOB already...

Just sharing...I visited the office on last Tuesday . Quite interested about this project . But just left 4 unit to choose v discount price Rm 680000 ++ . So need to consider 1st . called back to their office on Monday but said booking no more now . Sales is stop from June . Maybe will continue back later on July . Feel unhappy coz they didn't informed about this closing booking on last week but I didn't said anything la . Happy for those bought the unit at here . Congratulations .. If anyone plan to let go your unit .. Just drop me a pm . Thanks ..

yea..this is only soft launch..so price oso attractive..but when they do official launch later.. price might be much higher.
if u read previous posts got several ppl letting go the unit they booked. u might want to check it out

btw i just booked a unit here just now.. they opened up all the units that got loan rejected.. and thanks to bro kayrol25 for his sharing via PM.. currently applying for loan..

isn't there any running unit numbers for irama wangsa's purchasers on lyn? maybe we can start one

Just signed the SPA today. Found out that we hv to bring rm500 for disbursement shakehead.gif . The 5k booking fee was returned on the spot.

Some other info I gathered..showhouse is going to be built and completed in October somewhere at the Menara Chan building itself. Then only they will start having the official launching. Most probably the price will be increased to about 600psqft

They gave me the brochure today. got specifications inside. see pic
I also captured the freebies what they suppose to give

regarding the loan legal fee.. we may get some discount if the bank engage with the same developer's lawyer, amount of discount, cant be sure, need to wait them bill the bank.

if u look at the floor plan , there's a maintenance lobby behind the lift lobby
bomba lift will have double door (front & back), the back door is for cleaners to access the maintenance lobby

good design that u don't have to encounter with unpleasant sight and smell from the garbage room when using the lift

1)Comfirm the unit when you sign SnP.
2)Parking: usualy only aware during sign SnP; when the 2 car not side by side.
3)Completion date.
4) Bring dictionary..some are Law jargon. Clarify in detail when you dont understand. & Conscrution term.
4) Coffee...i took 3 hr reading SnP infront of lawyear; Shorcut signing take 10 min to sign all pages.

The following information was given verbally and is NOT confirmed:

The developer mentioned to me that they will be increasing our existing soft launch price by ~5% during the next launching. One of the agent mentioned that current phase is ~75% sold. New phase ( Block C ) will be launching soon.

Only selected / No Block A and Block B showhouse available. Type D 1335sqft for example will not be present in the showhouse due to good response at soft launch.

3% rebate will be removed at the next launch but Sales Package not confirmed yet.

hye all. happy hari raya to those celebrating it. i just got off work and now am celebrating my 1st raya today. haha

anyway before the holidays promised bro neospider to set up a whatssapp group for owners but have to check with the fb group first if already have since i just knew there is such group today. anybody has any input? i have yet to be accepted into the group.

anyway received an email from mitrajaya on their future dev in wangsa maju - wangsa 9. looking at the price, im glad i didnt wait for it, although the location is very strategic. it is around 620psf after discount as per received mail.

620 psft is very doable actually considering Seri Riana and Inifnity is already selling at that price range. But going through Wangsa 9's thread, I'm getting the impression it's more of 700+ psft. Any detail from Mitrajaya's email you willing to share?

The booklet/brochure have no information on Block C. I thought block C will be included during official launch?

BTW, the booklet is pretty to look at, but most of these stuff in the booklet is either concept art or information you could've find in their official website.

Hopefully this is not the final print. I'm sure the booklet will be much more impressive if they include pictures and details from the upcoming showhouse.

That's assuming they can get Block C sold so fast, any revision to the booklet is not needed.
Call me a pessimist, but Block C are big units with upwards to 1.6k+ sqft will not be an easy sell.
Not to mention the adjusted price point during launch.

i called up today to the sales office and made some queries. Agent told me Block A and B left only sizes 1200 and 1300sf and price from 680K to 800K onwards. I asked about the 990+sf and he said all sold out. I'm dumbfounded how units at those price range sold off so fast before the project is even officially launched??

So when they do 'official' launching...only Block C then? So many people so smart to already approach their sales office even before the official launch to purchase? ...or is it just another developer tactic to hold units and hype it out?

Was told developer only bear S&P costs. Not loan legal fees. Also only air con and kitchen cabinet is provided....all else bare.

Anyone had a different information than me? I was dissappointed that the 900+sf is all out. How can me alone stay in a 1200sf unit...now my own 926sf i also felt it too big.....

if you know property plus buyer group & iproperty buyer group....it's happen with group purchase n developer willing giv good discount...it's depend project..some of it just hype but mostly if price below 550 is true la.

Developer mentioned that show unit will be ready for the official launch in October this year. It will be located in menara chan same building as their office.

We got really big developers like IJM and Mitrajaya launching/launched here in Wangsa Maju, but I'll say Beneton is very solid especially when it comes to building & designing condos with proven track record in KLCC (Stonor & 2Hamsphire comes to mind), Bangsar (Rhombus) and etc

I'm not familiar with their development in London, maybe other forumers would know.

Something to consider even if the units are facing the empty land because the price is approximately 30 k lesser than those facing facilities. This is a plus point as well because this differential could be used for ID and furnitures/fittings. Not everybody is particular with the view though there is potential.

Wangsa maju land is limited and freehold this will be among the last except for the empty land beside this development. Benetton told me that a Singaporean company is buying this land. Hence any future dev will not be cheap for sure.

u can go to Wangsa Walk this weekend. They organize roadshow until this Sunday 28/9/2014. Location : in front of Manhattan fish market.

Wisma Chan sales office open during office hours only.

Bro, congrats on your purchase(s), you've been hanging around so many threads on Wangsa Maju's new launches yet decide to park your asset here. I'm sure you know something many people don't.

I'm particularly interested in the bolded part above. Which empty land are you referring to and do you know what type of development planned by that SG company? It would be terrible if a high rise condo spruce up out of no where and block an otherwise nice view.

My understanding is the empty plot of land bought by Singapore company was quite expensive in terms of psf. It was said to be 2 times more the cost compared to Irama wangsa land. So I suspect it should built something commercial with service apartments....

That shows HB agents can't do a good job in helping the developer to get the units sold. I for one never attend any property exhibitions. Unless I really, really, reeeaaally got nothing to do on that day n so happen passing by the event.

yea, offered few times then developer stop the sales for a period of time, then recently developer release more units (maybe from loan rejection and etc) cause last time units was grabbed too fast due to the demand.

just my thoughts cause at one point i wanted to booked but not available anymore, then suddenly available again hmm.gif

i don't think their jungle concept will come true cause what i saw , the jungle are is a small area.but surrounding the area is old low-cost flat..this project is nearby season garden...

Hopefully so..wangsa maju need a wow factor to really boost up the value there. It has been lagging behind even though located near to KL CBD.

2 pages back someone said the Singaporean company purchased the land at twice or more what Benneton paid for Irama's plot. Definitely won't be some cheap development if that kind of money is involved.

Anyway, I just passed by DUKE and I saw they've put up a huge banner across one of the overpass near Wangsa Maju / Ulu Klang exit. Combined with the full page advertisement in The Star and countless online advertisements, all signs pointing to the official launch is around the corner.

May I know total No of unit for this project?

Kinda like the hill park concept there they reserved 5acres of hill as landscape. But the remains 4acres would be for 3 blocks and future final phase. I saw from their facility photo there wil be a final phase for this project and I believe it would be those medium cost apartment or higher density than the current 4 blocks. Anyone can confirm?
Will pay a visit to the sales gallery this weekend to 6c6c.

Total units including final phase(block C) is 654 units. So in total 3 blocks. Block C if I'm not mistaken is for the larger units up to 1.6k sqft. So the price of course more expensive.

official launch price will go up further by at least 3 to 5%. so if you have budget you should go for it! price wise still better for the area and im sure you know prices around town and this development is very competitive considering the location and freehold title.

the final phase will be open during the official launch date. It will not be a medium cost apartment because it is part of the same development. The final block will have larger build units ranging from 1200sq ft up to 1600 sqft.

Did u go? According to SA the show unit is only the biggest unit 1637 sq feet for the new block c.

Yup..d show unit is only for d biggest unit i.e 1637sf..i was quite surprise for such built up d unit look small..then the SA told me the actual unit would be bigger as they have space issue at menara chan..the layout quite practical but i feel d bathroom extremely spacious as it comes with bath tub.

Maybe it look small because the balcony is too big..can fit dining table there
