the one going launch soon is called designer suite. only 500+ sq ft bro, either 1 or 2 bedroom.RM600 psf

there services apartment only launched next year.

ekocheras much more expensive.RM700+ psf... eko cheras done by big developer, 60 storey twin tower, link bridge to MRT, walkable to leisure mall. some more I think all unit sold out dy, except the block with 30 storey, still got big unit

As per above poster, it's Well Known developer vs Lesser Known Developer. Also, one has a future MRT planned vs Existing LRT & KTM. Other comparisons include:

Ekocheras vs Queensville
1. Beside main road vs in the heart of residential areas
2. More expensive vs less expensive
3. Nearer to MRT (estimated 3 to 5 mins) vs further from LRT (10 mins). Both are walking distance.
4. Lower higher to middle higher target audience vs higher middle target audience
5. Lesser accessibility (Timur-Barat, Jln Cheras and MRR2) vs more accessibility (Jln Sg Besi, Timur-Barat, Jln Loke Yew, Jln Cheras & MEX)
6. More jam vs less jam

Different target audience with different price. Overall, for staying, I'd prefer Queensville anytime. For investment, it's anyone's guess.

For those who are unfamiliar with Permaisuri should know that this place is a gem tucked away in a little corner. Its USP lies with its accessibility and its close proximity to KLCC. Permaisuri is literally surrounded by highways and even if you are caught in a jam, chances are you can bypass using a different route. LRT is about 10 mins away as attested by most here and KTM is a further 10 mins. BTW I'm no agent.

Permaisuri should be safer bet. Access to lrt and KTM sudah ada.

Midfield macam APA pun tak ada... Only depend on ytl making the miracle... But Midfield 1 already looks jialat. Midfield 2 maybe lagi jialat. And the vynes also. But the access still no good... no lrt, MRT passby. If got also wait until your pants also drop.

Totally agree of its accessibility. Great proximity to KL from one exit, Mid Valley from another & MRR2/Kesas. Not forgetting the beautiful, huge lake with playground & outdoor fitness equipments. And there is food within its vicinity plus Midah, Yulek, Pandan Indah, Connaught.

Queensville pricing is indeed setting a benchmark in P'suri. I can only surmise that the depressed pricing for the residential in the area is the lack of entertainment and mall shopping experience. Closes for the time being is Leisure Mall. I'm sure Q will be a game changer for the area.
