When reports say that the DY for xxxreits is 6%, it does not include withholding tax of 10% right?

so the effective yield is 5.4%?

No, most of the times not the whole dividend is taxable

u gotta read the details (see how much is taxable at 10%, how much is exempt)

Dividend come from operation profit - tax
Dividend/profit come from capital gain or capital allowances - no tax.

if price doesn't drop, how can yield be high? tongue.gif

dun just look at yield as it is a mathematical result of past numbers, main driver is future income.

if income is decreasing or expected to decrease in near future, the price will keep dropping.
