Apart from the boom gate and access card, i want to have a very disipline security. Then I will feel safe to live and enjoy life in SEH. I keep looking at the pic shared by TkJ, the scenery is fantastic. Can see all those hills... Perfect place to live! 

With proper maintenance, it should not be. But, am unsure of the situation / state in Setia Alam.
Anyways, bro gtfan, SEH seems to be much better option that CG - this has been extensively debated in this forum and most of us voted for SEH - primarily due to its connectivity and reputation as both are in the same vicinity.

With EM coming in, SEH is bound to be more prosperous vs CG.

Yeah, beside the manyak mahal maintenance fees, the connectivity is definitely a huge issue here ! If they used the Tiara East entrance, then it's a total letdown (if based on current road condition). In fact so far up to date CG had not addressed the connectivity issue officially if I'm not mistaken.

You are correct, I pay deposit 7% only and after deducting the RM20k that was paid during booking, the remaining $$$$ that I paid to SPS was lesser.

Agree with you on the competitiveness of SEH price.I also compared the market price of new launches in Rawang Bandar Tasik Puteri which was abt RM350 - RM 385 per sq ft (off hand i cant recall the exact figure) for DSL whereby Luzento cost RM300 per sq
ft only (RM843k / 2808 sq ft - land area). We don't know how much our neighbour Mah Sing going to charge for DSL in Southville.

But compared to Southville, SEH's advantage is :
1. surrounded by Hills - greener environment
2. PLUS highway heavily congested and that is the fastest way to KL from Southville whereby our LEKAS is still not as bad as PLUS. The only set back is the traffic light at Saujana Kajang ( after TTDI project from Semenyih) which cause a massive traffic jem. Hopefully MPKJ/State will construct a flyover.
3. MRT station at Kajang - hopefully the feeder bus services are efficient and it comes up to SEH.

SEH is a good investment but value appreciation is still questionable!

Oh ok. I thought mega project like the one they launch in Rawang recently (largest theme park in Asia worth RM5b). Heard that Kajang hospital will be shifting to Semenyih, New Medical University & TAR college campus in Broga and possible JUSCO in SEH land (opposite TESCo). Hopefully if this materialize will hv sm impact on th property price.
